Professionally SpeakingDear Community,
Consider before you ignore oroutright refuse a very low purchaseoffer for your home. A counterofferand negotiation could turn that lowpurchase offer into a sale.Check your emotions:A purchase offer, even a very low
one, means someone wants to pur-chase your home. Unless the offeris extremely low, it deserves a cor-dial response, whether that is acounteroffer or an outright rejection. Remaincalm and discuss with your real estate agentthe many ways you can respond to a low pur-chase offer.Counter the purchase offer:Unless you have received multiple purchase
offers, the best response is to counter the lowoffer with a price and terms with which youare willing to accept. Some buyers make alow offer because they think that is customary, they are afraid they will overpay or they wantto test your limits.A counteroffer signals that you are willing to
negotiate.
Consider the terms:Price is paramount for most buy-
ers and sellers, but it is not theonly issue. A low purchase offermight make sense if the contingen-cies are reasonable, the closingdate meets your needs and thebuyer is preapproved for a mort-gage. Look at the terms to see ifyou can make a deal work.Review your comps:
Ask your Realtor® whether any homes thatare comparable to yours (“comps”) have beensold or put on the market since your homewas listed for sale. If those new comps are atlower prices, you might have to lower yourprice to match them if you want to sell.If the buyers have comps that really are not
similar to your home, you may want to includewith your counteroffer information about thosehomes and your own comps that justify yourprice.

An energy-efficientwindow needs to atleast have double-pane insulated glass,
heat-resistant (Low-E)glass coating, airtightframes and an EN-ERGY STAR® rating.
Here are some keycomponents to an en-ergy-efficient window:Frames: One of theimportant considera-tions you need tomake is frame mate-rial. Two of the moreenergy efficient framematerials are vinyl andfiberglass. They do aparticularly good jobof reducing heattransfer and contribut-ing to insulation value.Your ultimate decisionon which of these touse may be based onaesthetics and cost. Inmaking your selec-tion, be sure to lookfor vinyl or fiberglass
frames thathave beenspecifi-cally en-gineeredfor per-formance.For instance, both can be designedwith chambers withinthe frame that en-hance strength, noisereduction and insula-tion value. Multiple Panes:Dual-pane designsuse an air- or gas-filled space betweentwo panes of glass. This insulates betterthan a single pane. Some ENERGY
STAR® win-dows in-cludethree ormorepanes for
evengreater energy-
efficiency. Special Low-E coat-ing on the glassblocks infrared light tokeep heat inside inthe winter and outsidein the summer. It alsofilters damaging ultra-violet light (UV) tohelp protect interiorfurnishings from fad-ing. Spacers: A spacerkeeps a window's
dual glass panes thecorrect distance apartfor optimal airflow be-tween panes. Today'swarm edge spacersare made of steel, foam, fiberglass orvinyl to reduce heatflow and prevent con-densations. Too muchor too little airflow canaffect the insulatingglass efficiency. By Victoria Spannaus Wells Fargo Home Mortgage
According to a re-cent survey con-ducted by theNational Associationof Realtors® (NAR),a substantial majorityof both owners andrenters agree thathomeownership is asmart decision overthe long term.Even in today’schallenging economy,NAR’s study foundthat 95 percent ofhomeowners and 72percent of renters be-lieve it makes moresense to own ahome. In addition, 93percent of homeown-ers are happy withtheir decision to pur-chase a home andwould buy again. The survey uncov-ered a few differ-ences betweenhomeowners andrenters as well. Whilemore than half ofowners are “very” or“extremely” satisfiedwith the overall qual-
ity of their family life, only one-third ofrenters share that at-titude. Similarily, 43percent of homeown-ers are very/ex-tremely satisfied withtheir communities, compared with 30percent of renters.Of course, somehomeowners didn’tfare well during thehousing market’sdownswing becausethey “bought high”and had to “sell low.”But even with severalyears of price de-clines, the typicalowner who pur-chased a home eightyears ago has gained$33,000 in equity —a 24 percent in-crease — while those
who bought theirhomes 11 to 15 yearsago have seen a me-dian gain of 40 per-cent.For a free consulta-tion to discuss whichtype of mortgage loanwill work best for you, call Victoria Spannausat Wells Fargo HomeMortgage at (800)741-7813 or 910-692-6225.

(ARA) - If your patiofurniture, barbecuegrill or favorite outdoorplanter were left out-side this winter, theyprobably took a beat-ing. But, think twicebefore you relegateyour favorite loungechair or lawn orna-ment to the landfill. It'seasy to transformthem and make themlook better than new.All you need is a littleimagination and a fewcans of spray paint."Replacing outdoorfurniture can be ex-pensive and in manycases, unnecessary,"says Rust-Oleumhome improvementexpert andPaintIdeas.com blog-ger, Angie Stinner. "It'seasy to transformworn, damaged out-door furniture and ac-cessories with a littlespray paint. And, witha variety of popularcolors and on-trendfinishes from which tochoose, you can up-cycle the things youalready own and makethem look better thannew."Here are a few tipsfrom PaintIdeas.com:Create "designer" fur-niture. Designer patiosets, lawn chairs andother outdoor furniturecan cost hundreds, even thousands ofdollars. But, it's easyand inexpensive togive the furniture youalready own a faceliftthat mimics the look oftrendy designer furni-ture with a few coatsof spray paint.Create a durable de-signer look thatsparkles in the sunwith a textured blackpaint with flecks of sil-ver. The texture addsdepth, elegance andunmatched protectionto any project. Or, cre-ate a rich oil-rubbedbronze finish, while
protecting your furni-ture from the elementswith Rust-Oleum Uni-versal spray paint.Choose an unex-pected color, likePainter's Touch 2XSatin Eden. You alsocan transform garagesale bargains, fleamarket finds, or usedfurniture you find onsites like CraigsList orFreecycle with spraypaint to get a designerlook without the de-signer price tag.Revive an old barbe-cue grill. If your grillwas buried underthree feet of snow, itcould probably use alittle TLC. Why not re-vive it with a spraypaint specifically for-mulated for high heatapplications, likegrills? For example,Rust-Oleum High HeatUltra resists heat up to1,200 degrees Fahren-heit so it's great forgrills, fire pits andwood burning stoves.Plus, it's available intraditional black, aswell as stylish colorsand finishes, likebrown and aged cop-per so your barbecuegrill will look betterthan new.Accessories can geta second life too. Noneed to toss planters, lawn ornaments or
other outdoor acces-sories because theirfinish has beenweather damaged.Spray paint can givethem a second life. Tryspray paintingplanters with Rust-Oleum Stops Rust fora rooftop garden orpatio in a variety ofvegetable colors -Sunrise Red for toma-toes, Hunter Green forlettuce or green pep-pers, different shadesof green for herbs. Oruse Universal BrownHammered to giveworn statuary a rustic, modern look. The pos-sibilities to add asplash of color - or alittle sophistication - toa patio, rooftop orbackyard are endless.
