As so many home buyers pre-pare to close on their newhomes prior to the $8,000Federal Tax Credit programending, now is a great time totalk about taking poccession ofyour new home. Before you goto settlement on a new home,you and your builder will do a"walk-through" to conduct afinal inspection of the newhome. The walk-through pro-vides an opportunity for you tospot items which may need tobe corrected or adjusted, andallows you to learn about theway your new home works.

Some things a builder shouldaddress during the walk-through are:

• The operation of the allhome's components

• The buyer's responsibilitiesfor maintenance and upkeep

• Warranty coverage and pro-cedures

When you buy a new house,you will receive a stack ofinstruction booklets on how to

operate the kitchen appliances,the heating and cooling sys-tems, the water heater andother features in the home.Most likely you won’t be able toget through all of the materialwhile also managing a move.Use the walk-through to havethe builder go over the opera-tion of these items so you canoperate them correctly until youhave time to read the material.

You will also need to learnabout your maintenance andupkeep responsibilities as thehome owner. Most new homescome with a one-year warrantyon workmanship and materials.However, such warranties donot cover problems that devel-op because of failure to per-form required maintenance.Many builders provide a book-let explaining common upkeepresponsibilities of new homeowners and how to performthem.

When inspecting the house,an effective way to handle this

is with a checklist. The listshould include everything thatneeds attention, and you andyour builder should agree to atimetable for repairs. Buildersprefer to remedy problemsbefore you move in because itis far easier to both the crewsand the home owner, work inan empty house prior to youmoving in. Some items mayhave to be corrected aftermove-in and this is fine so longas you and the builder agreeupon a time line for the specificwork to be completed.

It is also important that you bethorough and observant duringthe walk-through. Carefullyexamine all surfaces of coun-ters, cabinets, fixtures, floorsand walls for their finishes.This a situation is once yourmovers complete your move-in;then any dings, scratches, orscuffs will likely have been

caused by the movers and thehome owner will be responsi-ble.

Many builders ask their buy-ers to sign a form at the walk-through stating that all surfaceshave been inspected and thatthere were no damages otherthan what has been noted onthe walk-through checklist. Youcan find a walk-through check-list atwww.nahb.org/forconsumers.
