It is that time of yearwhen we gather withfamily and friends andreflect on all that wehave to be thankful forthis year. While wetypically think of fam-ily, loved ones,friends, and goodhealth. I thought itmight be interesting tosee if we have any-thing economically tobe thankful for here inMoore County.This past week I had
the pleasure of partici-pating and speakingbefore the CountyCommissioners eco-nomic retreat. The re-treat featured manygreat speakers andfocused on many dif-ferent aspects of thenational, state , andlocal economy. I wasasked to give a pres-entation on the condi-tion of the local newhousing market. Inpreparing my presen-tation I analyzedmany charts and
mountains ofdata regard-ing the na-tional,state, andlocal hous-ing markets.Truth be told,the past nationalhousing data has verylittle to be thankfulfor… The silver liningin the dark cloud thathas been the nationalhousing market – isour local market hasfar out performed thenational averages andis in fact one of thestrongest housingmarkets in the nation.Keep in mind‘strongest’ in today’seconomic climatecould be to say ourmarket has decline farless than 96% of mar-kets nationally. If you look at the na-
tional data for housingstarts and housingvalues; central NorthCarolina has far outperformed the na-
tional aver-ages. Infact thethreelast re-gional
newhousing
markets to slow downin 2008 as the hous-ing bubble burst wereSeattle, Portland, andcentral North Car-olina. My favorite housing
economist is MarkZandi, PhD & ChiefEconomist at Moody’sAnalytics. I had thepleasure of meetingMark back in 2006when he was a lonevoice correctly pre-dicting the severityand length of the cur-rent housing reces-sion. (Mark went onto be Sen. John Mc-Cain’s chief economicadvisor during hisPresidential bid)Mark’s sober andnegative economicforecasts earned him
the nicknames of“Doctor of Doom” andthe “Dismal Scientist”amongst builders; ashe correctly fore-casted the housingdeclines in the hous-ing market during the2006-2010 period.But today even MarkZandi – the “Doctor ofDoom” is forecastinga housing recovery inthe next 4-8 quarters.So while there are
plenty of threats to thehousing recovery of2011 & 2012: Federalsupports slowly beingwithdrawn from theresidential mortgagemarket, possible de-flation, possible infla-tion, a weakening USdollar, the Europeandebt crisis, etc… Itlooks like a steady butmeasured housing re-covery is a real likeli-hood in the next 6-12months. (The at-tached chart showsthe housing marketstarts from 1990 pro-
jected by NAHB out to2020. The jagged isthe past data and fu-ture forecast. They grey vertical
stripe is the area ofthe ‘great recession.’The straight line is thehistoric trend line overthe years – whichmatch the past datawith the projected re-covery…)So besides being
thankful for our fami-lies, loved ones, andclose friends; we canbe thankful that: ourlocal economy is fun-damentally strong,our local housing
stock has largely re-tained most of itsvalue as compared tothe national averages,we do not have an ex-cessive supply ofempty new homes ascompared to othermarkets, and we arepoised to be one ofthe very first marketsto lead the nation intoa housing recovery.Most importantly at
the end of the day,Moore County is a stilla great place to live

As one of thefastest-growing seg-ments of the housingmarket, first-time buy-ers are driving the de-mand for smaller, lessexpensive newhomes.Between 2007 and
2009, 41 percent ofthe 8.4 million Ameri-cans who purchaseda home were first-timebuyers. The typicalfirst-time homeownerwas 34 years old andhad a household in-come of $67,000.They purchasedhomes with an aver-age market value of$184,000 comparedto $297,000 for trade-up buyers.The large majority of
first-timers purchasedsingle family de-tached homes that av-eraged 1,874 squarefeet — well below the
2,549 square foothome chosen by re-peat homeowners.Close to half of them(46 percent) boughthomes smaller thatn1,500 square feet.On average, first-
time buyers looked at15 properties beforemaking a final deci-sion. While 63 percentused savings for theirdownpayment. 22percent made nodownpayment at all.Although some of

(ARA) - Spring and fall are themost notorious allergy seasons, butas any of the estimated 50 millionAmericans who suffer from allergiesknow, winter can be just as uncom-fortable. As we move our lives backindoors, we often seal up ourhomes to prevent the cold fromseeping in. While that's good for en-ergy bills and staying warm, if youdon't take some precautions, it cancause problems for those with in-door allergies.To make sure that your home is ahealthy one throughout the season,start taking action against allergensas you winterize your house. Ac-cording to the Asthma and AllergyFoundation of America (AAFA),some of the most common indoorallergens are mold spores, dustmites and pet dander - so pay spe-cial attention to preventing those. Asthe weeks pass, keep to a scheduleof cleaning that will maintain a lowerlevel of allergens. Here are sometips to help you make your home ahaven where allergy sufferers willfeel comfortable.* Don't let towels pile up. Whetherin the kitchen or the bathroom, it'simportant that damp towels aren'tleft to sit in a pile. The moisture theyretain can create perfect conditionsfor growing mold or provide an idealhome for mites. Hang towels so thatthey can dry fully and launder themin your washing machine at leastonce a week to get rid of moldspores.* Stop the fur from flying. AAFAnotes that cat dander is the mostcommon pet allergy. But whetheryou have a dog, cat or other furrycritter, they can cause discomfort forany members of your householdwith allergies, as well for any guestswho come to town for holiday cele-brations. To cut down on allergensfrom both dander and saliva, besure to wash your pets' toys andbeds regularly. Vacuuming up pethair is also an essential step. A vac-uum cleaner like LG's LuV300BKompressor is a good option be-cause its HEPA filter captures 99.97percent of common household aller-gens. It has also been certified"asthma & allergy friendly" by AAFA.Giving your pets regular baths andbrushings can also help to cut downon the amount of hair and danderthat they shed.* Make your bed and sleep in it. Ifyour sleep is being disrupted by al-lergy symptoms, you need to makesure that your bedding isn't part ofthe problem. Mite-proof beddingand mattress or pillow cases canhelp cut allergens, but you should
also remember that washing, clean-ing and replacement are important.Some washing machines from LGfeature the Allergiene cycle, a spe-cialized steam cycle that helps to killdust mites and their eggs; it's theonly such cycle that has also beencertified by AAFA. While you'rewashing your sheets and com-forters, take time to vacuum yourmattress with a HEPA-filterequipped vacuum. Pillows shouldbe replaced every two years and it'ssuggested that mattresses be re-placed every 10 years.* Don't forget decor. Vacuumingyour floors is a given, but to reallymake an impact on the allergens inyour home, you need to pay atten-tion the rest of your decor as well.Area rugs in the living room or bed-rooms, as well as kitchen and bathfloor mats need to be vacuumedoften and, if possible, launderedregularly. Cleaning the upholsteryon your couches and chairs is an-other essential step - pet hair anddust mites can settle there and irri-tate people with allergies.
