Buying a home should be fun, notstressful. As you look for your dreamhome, keep in mind these tips formaking the process as peaceful aspossible.1. Find a real estate agent who

you connect with. Home buying isnot only a big financial commitment,but also an emotional one. It’s criti-cal that the REALTOR® you chose isboth highly skilled and a good fitwith your personality.2. Remember, there’s no “right”

time to buy, just as there’s no per-fect time to sell. If you find a homenow, don’t try to second-guess interest rates orthe housing market by waiting longer — you risklosing out on the home of your dreams. Thehousing market usually doesn’t change fastenough to make that much difference in price,and a good home won’t stay on the market long.3. Don’t ask for too many opinions. It’s natu-

ral to want reassurance for such a big decision,but too many ideas from too many people willmake it much harder to make a decision. Focuson the wants and needs of your immediate family— the people who will be living in the home.4. Accept that no house is ever perfect. If it’s

make your bids much less attractive to sellers.8. Factor in maintenance and repair costs in

Trees cleanthe air, reducenoise, create privacyand can increase aproperty’s value byimproving the ap-pearance. It is im-portant to consider anumber of factorswhen choosing theright trees for yourparticular environ-ment and the bestlocations to plant

trees in your yard.Environmental fac-tors to consider:Temperature. Lowtemperatures, espe-cially if they occursuddenly, can freezeand kill the livingcells in certain typesof trees. Factors thatinfluence tempera-ture such as eleva-tion and which sideof a hill the tree willbe planted on alsoneed to be consid-ered.Moisture. Doesyour yard periodi-cally flood, or is itcontinually exposedto the drying effectof sun? Watering

can be modified ona dry site, but it isstill important toknow the optimalsoil moisture re-quirements for yourspecies.Shade. Somespecies, like whitebirch and mostpines, require fullsunlight. Otherspecies, like mostmaples, hemlocksand yews, grow wellin shade. Insects and dis-ease. Every localityhas its problemswith particular in-sects or diseases.Although it is possi-ble to buy varietiesthat have been bredfor resistance to adisease, it is askingfor trouble planting aspecies which isprone to local pestsbecause it placesthe tree understress. Soil. Soil depth,structure and pH, inaddition to moisture,

can make thedifferencebetweensuccessor fail-ure. Forexample,deep-rootedspecies will needadequate soil depthfor their structuralroots, whereas shal-low-rooted speciesmay be fine on siteswith just a thin layerof soil over bedrockor hard clay. After choosing aspecies that willgrow well in your en-vironment, your nextconsideration iswhere the treeshould be planted inyour yard, depend-ing on whether yourgoal is shade, pro-tection, or purely forcosmetic purposes. Trees planted toprovide shade pro-vide a greater cool-ing effect thanman-made struc-tures because they

not only blockthe raysof thesun,theyaddwater to

the airthrough transpira-tion. Position thetree where you wantthe shadow duringthe hottest time ofthe day and year.When plantingtrees as windbreaksand screens, low-branching conifersthat hold their fo-liage are most effec-tive for screeningunsightly areas andproviding privacy.Noise is best re-duced by tall,densely plantedtrees with fleshy,broad leaves. Com-bining these twotypes can providenoise reduction aswell as filter dustfrom adjacent streettraffic year-round. To improve your

property’s appear-ance, one goodprinciple is to neverlocate a tree where itwill split your lot or aview into equalhalves. To give thelot an appearance ofgreater depth, planton a diagonal lineoutward from thefront corners of thehouse. Treesplanted behind thehouse and to theside will providebackground. Treeswith color or someother showy featurecan be used as ac-cent points.
