Owning your ownhome can be a veryrewarding experience— especially when taxtime rolls around.Three tax items in par-ticular — the mort-gage interestdeduction, the prop-erty tax deduction andthe capital gains ex-clusion — can providesignificant financialbenefits to home own-ers on April 15th – taxday.

Mortgage InterestDeduction

The interest you payas part of your mort-gage payment is de-ductible on yourfederal tax return andmay also be on yourstate income tax re-turn depending onwhere you live. This deduction ap-plies to first and sec-ond mortgages, up $1million of mortgagedebt. Your lendershould provide youwith one or more IRS

Form 1098s,which willprovidetheamountyou mayclaim onyour tax re-turn. To benefitfrom this deductionyou must itemize yourdeductions using aSchedule A Form. You may alsodeduct the interest onmoney you borrowagainst your home tofinance housing ornon housing-relatedexpenses. An exam-ple is a home equityloan, which manyhome owners use toremodel their home,pay off credit cardbills, buy a car, fi-nance a vacation orpay for educationalexpenses.

Capital Gains Exclusion

Perhaps the biggestadvantage to owninga home is the ability toavoid paying capitalgains when it is sold.Under current law,married home ownersfiling jointly may ex-clude up to $500,000of capital gains andsingle tax filers mayexclude $250,000from taxation. This ex-clusion applies only ifyou have lived in yourprimary residence fortwo years or more.But the exemptionmay be used repeat-

edly as long as theresidency rules aremet. The tax benefits con-ferred on home own-ers by the federalgovernment are sub-stantial. Ifyou want to take con-trol of clutter, get a fewboxes, one for eachroom in your home.Start by organizing oneroom at a time.Begin this initiative byremoving everythingon top of your cabi-nets, tables and inbookcases and place itall in a box, says KeithMcCleary, academicdirector of Interior De-sign at The Art Instituteof York - Pennsylvania.If there are other ran-dom accessories in theroom, remove them aswell. Keep just thebasic furnishings. Nowsit with the room in itssimplest form forawhile."In room design,make good decisionsabout what you chooseto put in the room and,often more importantly,in what you choose toleave out," McClearysays. "Simplicity andclean lines make aroom feel livable andthat's what it's really allabout: comfortable liv-ing."
