    BY THOMAS J. MCKILLENMANAGING EDITOR

The process of unwinding a develop-ers agreement between Kohls Corporationand the village of Menomonee Falls willinclude the company paying back $2 mil-lion while the village will go ahead andkeep a distribution center that it will plan todevelop into a Public Works facility,Menomonee Falls Village Manager MarkFitzgerald told the Village Board Dec. 16.

Kohls Corporation and the village hadreached an agreement in 2012 to have thecompany locate its new corporate head-quarters at the Woodland Prime develop-

ment north of Good Hope Road and north-east of Appleton Avenue. As part of theagreement, the village would obtain thecompanys distribution center building eastof Lilly Road and south of Woodale Drive.

The company announced Nov. 21 thatwas dropping those plans and insteadexpanding operations near its current head-quarters just north of Silver Spring Drive. The village provided $2 million to the com-pany as part of the expansion. Fitzgeraldsaid the company will repay the $2 millionby Jan. 31.

Fitzgerald said that when Kohlsannounced it would not expand atWoodland Prime, there was initial discus-sion between the company and the villageabout using $2 million to expand trafficcapacity at its current site.

Frankly, it never went very far,Fitzgerald said. He explained that

Woodland Prime is in a tax incrementalfinance (TIF) district, and it is dif ficult to takefunds outside of a TIF. As a result, both par-ties agreed that the $2 million would berepaid to the village.

It frankly never got much traction andwe moved off of it, Fitzgerald said.

He then explained other portion of theagreement, which included transferring anoffice complex in Woodland Prime to Kohlswhile the village would obtain the Kohlsdistribution building on Lilly Road.Fitzgerald said Kohls will keep the officebuilding while the village will keep the dis-tribution building, with everything elseunwinding.

Kohls will move out of the distributionbuilding by Oct. 31, 2015, Fitzgerald said.He then explained plans to move the vil-lages public works operation to that site.He said that half t he building would be used

for public works while the other half wouldbe rented or leased. He added the villagewill seek to develop vacant land in theWoodland Prime area and will use therefunded $2 million to pay off current debtin the TIF district.

The deal is solid, the deal was wellthought out in advance, the $2 million wasnever really an issue, Fitzgerald said.

During questioning by the board,Trustee Sharon Ellis asked if a planned roadto that would connect to Fond du LacAvenue would go ahead. Fitzgerald said

the proposed road was dependent on ahigh development, large corporation sce-nario. If the lower development scenariowere to happen for the area, the roadwould not likely occur.

It may never be necessary and we maynever be able to afford it, Fitzgerald saidof the planned road.

With Kohls not coming to WoodlandPrime, Fitzgerald said I think our best strat-

egy and our best scenario is to get this landback in the hands of a private developer asquickly as we can and allow them to marketand develop it.

He added that the village has notworked through issues related to WoodlandPrime yet, and that will be a significant pri-ority for the village in first half of next year.

The winning continues for the Germantownboys basketball team.

The Warhawks broke the Wisconsin highschool record for most consecutive wins Dec. 17,defeating Milwaukee Lutheran 90-63. The gamewas the 63rd consecutive win for Germantown, astreak which started with a 73-58 win overBrookfield Central Nov. 29,2011.

Germantown broke the record set byWhitefish Bay Dominican from 1977-80.

Germantown tied the record with a 75-29 routof Dominican at the NY2LA Classic Dec. 14.

For the record breaking game, MilwaukeeLutheran led for most of the first quarter and helda 23-19 lead following two three-point baskets by

Jevon Smith. But Germantown's Evan Wesenbergresponded with two layups to tie the score at the

4:44 mark of the second quarter. Kyle Theis gaveGermantown the lead for good when he made afree throw at the 2:44 mark and then converted abasket off a missed free throw seconds later.

"These games are never easy and it's neverover until it's over," Germantown Coach SteveShowalter said when asked if he was concernedabout the close score (36-31) at halftime.

Germantown broke the game open with a 10-

2 run to take a 55-37 lead following a layup byLamonte Bearden at the 2:45 mark of the thirdquarter. Germantown led by as much as 32 pointsuntil the Red Knights scored several points in theclosing minutes of the game.

"We made a run and we played somedefense and we we're coming this way fast,"Showalter said, referring to the south end of thecourt. "Once we started going this way fast, wewere tough to beat."

Wesenberg and Showalter both ledGermantown with 17 points while LamonteBearden added 16 points and Brian Beardenadded 15 points.

In comments to the crowd after the game,Showalter added that the record "is not just a trib-ute to this team and these boys here, this is a trib-ute to all the kids that have busted their rear endshere in this gym for us and all the kids that got thisthing started and have made it a lot easier on the

some of rest of these guys. They've done a greatjob and we hope to keep making you guys proudand making you guys happy and keep this thinggoing."

Afterward, Coach Showalter explained thedifferent reaction between continuing a winningstreak during the regular season as opposed towinning a state championship.

"When you win a championship you're done

for the year and you go home and celebrate,"Showalter said. "Well, tomorrow afternoon at2:30 p.m. we're going to be in here trying to get

better. There's a sense of relief with that number(breaking the consecutive winning streak record),but we've got a lot of work to do yet."

and spent the rest of the night catching up,falling to the Lancers 70-60.

five and 11 points throughout the third quar-ter. Hamilton couldn't get any closer thanseven points the rest of the way.

Afterward, Hamilton Coach AndyCerroni noted his team missed some bas-kets early in the game as Central opened itsfirst lead.

"They got that lead and we battledback. I'm so proud of our kids, they juststarted to get it and play and not forcethings," Cerroni said. "When you makeshots, that makes a d ifference."

Cerroni said his team put another
