Blessed Kateri Catholic Elementary is a one-storey school (includes an upper mechanical penthouse & mezzanine level)with a total building area is 4358m2. The original school was built in 1990 with an area of 3808m2. A cluster of two & three portables were added at the west end of the school with a total area of 550m2. The age of the portables vary from 1964 to 2007. The school includes several classrooms, a gymnasium with a mezzanine level (includes the Art room & a classroom andmechanical room), an open student gathering area, a library, computer room and a music room. There are 360 children enrolled in the 2008 calendar year.

General Summary:

Structural Summary:The foundations consist of cast-in-place concrete grade beams and spread footings. The original building has cast-in-place concrete slabs-on-grade with conventional steel reinforcement. The roof comprises of a metal roof deck with steel structure supported by exterior & interior structural framed walls. The structural walls and columns are concrete block walls or pouredin place concrete. Overall the structural elements are in good condition

Envelope Summary:The exterior cladding consists predominantly of brick with accents of prefinished metal cladding. The exterior window units are aluminum frame with fixed and operable awning type units. The exterior doors are painted steel doors with hollow metal frames & glazed panels. The flat roof sections have an inverted roof assembly with stone ballast. The sloped roof sections are finished with prefinished metal roofing. The main entrances have a covered glazed canopy. Overall, the envelope of the building is in good condition.

Interior Summary:Vinyl composite tile is located throughout the corridors and most classroom areas. The music room, library, staff lounge,general office area and the ECS classroom has a carpet floor finish. The gymnasium has a stained hardwood floor. Sheet vinyl is located at each entrance vestibule and stairs to the mezzanine level. The mechanical rooms has a paint finish on the concrete slab. The majority of the interior walls are painted concrete block walls and gypsum board walls. The upper classroom (201), administration area, library and computer rooms have interior windows. The majority of the school has a suspended 2'x4' acoustical tile ceiling. Sloped painted gypsum board ceilings are located in the main corridors. The steel structure is painted and exposed in several classrooms & in the gymnasium. Overall, the interior finishes are in good condition.

Mechanical Summary:MECHANICAL SUMMARY (May 2008) Primary building heating is provided by two natural gas fired hot water boilers which supply a hydronic distribution system which includes finned tube radiation cabinets, cabinet heaters (force flow units), reheat coils, radiant heating panels, a unit heater, and two air handling unit heating coils. There are two air handling units in the building which are mixed air systems; the main system (AHU1) serves the classroom and administration areas and the gymnasium system(AHU2) serves the gymnasium. Both of the mixed air ventilation systems have associated return air fans (RF1 and RF2). A packaged rooftop air conditioning unit provides cooling and ventilation for the computer room.

The fresh air supplied to the building by the air handling units is balanced by the exhaust air flow from the air handling units and from 14 sanitary, local, and general exhaust fans. Building HVAC controls are pneumatic and the control air supply system includes two air compressors mounted on a receiver tank and a refrigerated air dryer. There is a Building Management and Control System (BMCS) providing HVAC system control and monitoring functions (Andover model AC256M Plus). Washrooms in the building include boy's and girl's washrooms in each of the north and south wings, a washroom in the E.C.S. classroom (room 111), a washroom in the infirmary, male and female washrooms adjacent to the staff lounge, washrooms in the boy's and girl's change rooms, and a public handicap accessible washroom near the gymnasium. Plumbing fixtures include floor mounted vitreous china flush valve type toilets (35), wall mounted vitreous china lavatories (2), pedestal mounted vitreous china lavatories (2), counter mounted enameled steel lavatories (18), counter mounted stainless steel lavatories (1), and wall mounted vitreous china flush valve type urinals (1). Other plumbing fixtures in the building include drinking fountains (4), mop sinks (3), showers (3), a half Bradley wash fountain, and general purpose sinks (8). Fire protection for the building includes an automatic sprinkler system, and wall mounted fire extinguishers. All areas of the building are sprinklered except the gymnasium, the change rooms, and the mezzanine art room over the change rooms (this complied with code requirements at the time of construction). Current mechanical system requirements include the need for backflow prevention devices on the building domestic water supply and on the building fire protection water supply (code upgrade), replacement of rooftop exhaust fan EF7 for the gymnasium storage room, and replacement of the obsolete Andover building management and control system (difficulties have been reported in obtaining replacement parts). Overall, the building mechanical equipment and systemsare in acceptable condition.

Electrical Summary:The incoming hydro service to Blessed Kateri school is a 347/600V, 3-phase, 4-wire service. The main switchboard is rated 600A, 347/600V with a 600A main fusible switch. An MCC and Individual motor starters provide power for the mechanical equipment. The wiring in the building is typically standard wiring in conduit. The interior fluorescent lighting fixtures are typically T12 fixtures with magnetic ballasts. The exit lighting in the building consists of metal units with incandescent lamps. The emergency lighting is fed from battery powered emergency lightingunits. The exterior lighting consists of surface mounted HPS fixtures. The building is equipped with a Simplex 4002 fire alarm system. Detection and end devices include, smoke and heat detectors, bells and pull stations. The various communications and security systems within the school include; a DSC security system that monitors motion detectors and the exterior doors, a Nitsuko Telephone system and a Dukane 3200 P.A. System. A data networksystem has been installed within the school. It is recommended, as routine maintenance, that a program for annual examination of major electrical components be instituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination of interior components for accumulated debris and signs of corrosion. The main concern for the school is the incandescent exit signs. Overall the electrical elements for Blessed Kateri school are in acceptable condition.

There are eight general purpose sinks in the building, as well as three mop sinks located in janitor closets. The general purpose stainless steel sinks include seven single bowl sinks and one double bowl sink. The mop sinks are ceramic tiled sinks with wall mounted faucets.

There are three showers in the building including communal showers in the boy's and girl's change rooms and a prefabricated type shower stall in the infirmary. The change room shower rooms are ceramic tiled rooms with wall mounted shower heads and controls (the replacement cost for these showers includes the shower trim only and does not include the shower room wall and floor finishes). The change room showers do not appear to be used.

The fire alarm system control panel is a Simplex 4002 panel with 16 active zones and 4 spare zones. The control panel is located in the main entrance vestibule and there is a passive graphic adjacent to the control panel and a remote annunciatorin the staff room. 10" dia. bells are the audible devices within the school, strobes have not been provided.
