The original building was built in 1961 with an addition in 1972 and includes a basement mechanical room. In 1984 a newbuilding was constructed on the north side with a link to the original building. An addition was added to the 1984 buildingin 1995. Student capacity is approximately 800 students The building is in acceptable condition.
General Summary:
Structural Summary:Both buildings have concrete foundations with slab on grade construction. Mezzanine floors in the 1984 addition aresuspended concrete slabs. The roofs are constructed of a combination of glu-laminated , wood joists and wood decking andsteel beams and steel pans. Load bearing masonry throughout with a few interior steel columns supporting the glu-laminated and steel beams. The structure of the building is in good condition.
Envelope Summary:Exterior walls are finished with painted concrete block, split faced concrete block and clab brick. Windows are aluminumwith stucco panels below and above the windows in the 1961 and 1972 building sections. Portions of the BUR roof havebeen replaced with SBS. Exterior plywood wall surfaces and painted concrete block are in need of refinishing. Overall the envelope is in marginal to acceptable condition.
Interior Summary:The majoroty of the floors throughout are vinyl composite tile with some sheet vinyl and carpet in the admistration,library, and information processing spaces. Tile floors are typical in all washrooms. Walls are mostly painted concrete block with a few painted drywall and vinyl clad wood studs assemblies. The majority of the ceilings are T-Bar with painted gypsum board in some washrooms. Interior finshes are in acceptable condition.
Mechanical Summary:North & south buildings HVAC is provided by a heat pump system with dry and wet coolers and Make up air units. Twogas fire ventilation units serve the link between the two buildings. North and south buildings have indipendant heatingsystems consisting of gas boilers feeding heat exchangers, perimeter radiation, cabinet unit heatres and unit heaters.Plumbing systems in good working condition.
Electrical Summary:1600Amp Distribution system. The florescent lighting has recently been upgraded to T-8 technology, exit lightingrequires upgrading, structured cabling is up to date. The emergency generator electrical system requires upgrades toensure proper operation. The lighting neads some attention as numerous fixtures are not working. Generally, the facilityis in acceptable condition electrically.
