St. Vincent De Paul Elementary - Jr High School , originally a single storey structure, constructed in 1967 with an area of 2334 square meters. In 1975, an addition of 2066 square meters was added to the west end of the original school. The total area of the school is 4400 square meters (excluding portables). The school includes 6 classroom portables with a separate entrance and storage section. The main entrance vestibule, including the offices are currently under construction- Summer 2009. The school includes 16 classrooms, a gymnasium with a stage, an industrial art shop, home economics/sewing room, 2 science labs, computer lab, a library, a music room, conference room and administrative offices. The school includes 6 classroom portables with a separate entrance and storage section. The portables are attached to the south-west corner of the school. The 2009 student enrollment - 579 Students

General Summary:

Structural Summary:The foundations consist of cast-in-place concrete grade beams and spread footings. The building has cast-in-place concrete slabs-on-grade with conventional steel reinforcement. The lower section of the mechanical room has a concrete block wall assembly. A steel grate floor is located on the upper section of the mechanical room. The stage is constructed with a conventional wood frame assembly. Structural reinforced concrete load bearing block partitions are located throughout the building.The original roof has a wood roof deck with steel and/or wood OWSJ's supported by concrete masonry block interior and exterior walls. The 1975 roof addition has a steel roof deck with OWSJ's supported by concrete masonry block interior and exterior walls. The structure of the building appears to be in acceptable condition

Envelope Summary:The majority of the exterior envelope has a brick cladding assembly. The upper portion of the 1967 Original building has a precast aggregate concrete panel assembly. The north wall opposite the main entrance has a natural stone finish. Pre-finished horizontal metal siding are located on the upper portion of the gymnasium's exterior wall assembly. Expansion/control joints are located throughout the precast concrete cladding assembly and at the addition connection. Sealant is located around all window, door and exterior cladding assemblies. Exterior metal louvres are located on the upper portion of the exterior walls opposite the mechanical rooms. The concrete structure at the main entrance to the original school has a textured paint finish. The windows comprise of aluminum frame double glazed fixed & operable awning units. A framed spandrel panel below the glazing is included in the assembly. The main entrance doors in the original 1967 school comprise of painted steel doors & frames with GWG transoms & sidelites. The majority of the exterior doors are painted insulated hollow metal doors in a painted steel frame assembly. The roofsections have a flat modified bituminous membrane roofing assembly (SBS). A roof hatch is located in room 164 complete with metal ladder. Overall, the envelope of the building is in acceptable condition. Recommendations: - Replace sealant around all exterior windows & doors - All Section

walls. Interior partitions located between some of the classrooms typically consist of painted gypsum board with metal stud framing. A demountable partition is located in the office area. A movable folding panel divider is located in the gymnasium, stage area and library. Steel framed glazing wall in west corridor at science rooms, home economics room, several classrooms, library and computer room. The interior doors are solid core wood doors complete with pressed steel frames. The doors have GWG inserts. The doors in the corridors are either wood and/or hollow metal doors complete with pressed steel frames. The doors & frames are rated and have GWG inserts. Chalkboards and tackboards are located in the teaching areas. Prefinished metal washroom stall partitions are located in each boy's & girls washroom & change rooms. Prefinished metal lockers are located throughout the original school corridors. Metal storage shelving throughout the vestibules, custodial utility rooms and staff supply rooms. The washrooms are equipped with typical washroom accessories: Paper towel dispensers, toilet paper dispensers, hand-soap dispensers, waste bins and mirrors. Cast in place concrete stairs are located in the mechanical room. The music room and gymnasium stage stairs are wood framed. The wood stairs to the stage are in the gym are stained.The handrails are constructed of steel with a paint finish. Vertical stained wood panels are located throughout the music room and abovethe stage wall. The interior gypsum board & concrete block wall partitions throughout the school have a paint finish. Painted/sealed concrete floors are located in the mechanical rooms, industrial arts room and storage rooms. The mainvestibules, washrooms and change rooms including showers have a ceramic tile floor finish. The stage area has a hardwood floor. Rubber flooring is located in the gymnasium. Sheet vinyl flooring is located throughout the majority of the corridors and 12 classrooms. Original VAT flooring is located in the home economics/sewing room, science rooms,storage areas, caretakers room, corridors and printing room. Carpeting is located in 5 classrooms, music room, library & in the administration areas. The carpet in the library was replaced in the Summer of 2009. The majority of the ceilinghas either a 600 x 1200 and/or 600 x 600 acoustic tile and T-bar grid ceilings throughout the corridors, classrooms, administration area and washrooms. The Gymnasium has 300 x 300 acoustic tiles laminated to the underside of deck.All the interior gypsum board ceilings in the showers, change rooms and washrooms have a paint finish. The exposed wood & steel structure in the gymnasium and mechanical room have a paint finish. The interior finishes are in good condition. Recommendations: - Replace hardwood floor on the stage area - Replace original VAT flooring - Provided power operators for barrier free access at the main north-east entrance - Provide a unisex washroom

Mechanical Summary:MECHANICAL SUMMARY (July 2009) In the c.1967 original building, primary building space heating is provided by a natural gas fired hot water boiler which provides hot water for the air handling unit heating coils and for the building heating terminal units (force flow convectors and finned tube radiation cabinets). Ventilation for the c.1967 original building is provided by two air handling units, one main unit for the school and one smaller unit for the gymnasium. The air handling systems are mixed air systems and the main air handling unit has an associated return air fan. The air handling units are equippedwith hot water heating coils. The fresh air supplied to the original building by the air handling units is balanced by the exhaust air flow from the air handling units and from the original building exhaust fans. The original building HVAC controls are primarily pneumatic, although there are some electric controls. In the c.1976 building addition, primary building space heating is provided by six natural gas fired hot water boilers which provide hot water for the air handling unit heating coil and for the building heating terminal units (force flow convectors, finned tube radiation cabinets, and a unit heater). Ventilation for the building addition is provided by one air handling unit. The air handling system is a mixed air system. The air handling unit is equipped with a hot water heating coil. The fresh air supplied to the building addition by the air handling unit is balanced by the exhaust air flow from the air handling unit and from the building addition exhaust fans. There is a building management and control system (BMCS) which provides control and monitoring functions for someof the HVAC equipment (air handling units) as well as for other building equipment (bells, carplugs, emergency lights, etc.). The BMCS is a Johnson Controls Metasys system. Washroom plumbing fixtures include toilets, lavatories and urinals. There are 22 toilets, nine urinals, and 18 lavatoriesin the building. Other plumbing fixtures in the building include drinking fountains, various sinks, a wash fountain, eyewash stations, and shower stalls. the building lavatories, sinks and showers. Fire protection for the building includes a standpipe system feeding standard fire hose cabinets in the original building, and cabinet and wall mounted fire extinguishers. Overall, the building mechanical equipment and systems are in acceptable condition. Items requiring attention include the replacement of some of the plumbing fixtures and replacement of the original building control air supply system.

Electrical Summary:St. Vincent De Paul Elementary School is fed from a padmounted transformer. The main distribution consists of an 800A main disconnect switch and splitter rated 800A, 120/208V, 3-phase, 4-wire. The mechanical loads within the building are fed from individual motor starters. The wiring in the building is typically standard wiring in conduit. The majority of the interior fluorescent lighting fixtures have T-12 lamps and magnetic ballasts. The classrooms in the original building have been provided with T8 fixtures. The exit lighting in the building is typically metal units with LED lamps. The emergency lighting is fed from emergency lighting battery packs and remote lighting heads. The exterior lighting consists of wall mounted HPS fixtures and recessed incandescent lighting. The building is equipped with an Edwards 6500 fire alarm system. Detection and end devices include, smoke and heat detectors, bells and pull stations. The communications systems within the building include structured wiring systems for the Nortel telephone system and the data systems. The school has a Dukane P.A. system and a Silent Knight security system. It is recommended, as routine maintenance, that a program for annual examination of major electrical components be instituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination of interior components for accumulated debris and signs of corrosion. The main concerns for the school are: - the main service is aged and consists of fusible disconnect switches - the 1967panels are aged - mechanical starters and accessories are aged - some emergency lighting battery units are aged - the incandescent exterior lighting is inefficient - the fire alarm system is aged - P.A. System sound quality is poor An Energy efficiency upgrade is recommended for the T12 fluorescent lighting. Overall the electrical systems for St. Vincent De Paul Elementary School are in marginal condition.

The fire alarm system is a single stage, conventional, zoned system with an Edwards 6500 fire alarm control panel. The control panel is located in the Caretaker's room (Rm. 149). An active graphic remote annunciator is located in the main entrance vestibule. The audible devices within the school are bells. Duct mounted smoke detection has been provided for the air handling unit. There are 12 active zones and 8 spare zones.
