low and speculation mounting that the cash rate could fall again in the coming months, the Easter long weekend also opens up the perfect opportunity for borrow-ers to spend some time thinking about whether their home loan is working as best as it can for them and their needs.
“With interest rates at historical lows, any extra money a borrower can contribute to their monthly mortgage repayments makes an even bigger diff erence than if the same amount of money was paid off on a mortgage with a higher interest rate,” Mortgage Choice spokesperson Jessica Darnbrough said.
“We are hearing from our mort-gage brokers around the country that a large number of current

borrowers are not thinking about how to best use the current rate environment to their advantage. Making deeper inroads now will make a big diff erence in interest and time spent repaying the loan.
“Many economists are now predicting that interest rates won’t rise until at least 2016, though this time frame is certainly not set in stone. So, with the future of rates very much uncertain, now is a great time for borrowers to start paying off their mortgage faster while they have the ability to do so.”
For those wishing to pay off their mortgage sooner rather than later, there are a few easy techniques borrowers can implement, includ-ing:
Refi nance your mortgage: With interest rates sitting at historical lows and Australia’s lenders competing aggressively for business through sharp home loan pricing, you may fi nd there is another product on the market
that is not only better suited to your needs, but one that boasts a much lower interest rate, saving you thousands of dollars in inter-est over the life of your loan.
Continue to make higher repay-ments: Since the beginning of the year, most lenders have shaved at least 25 basis points from their suite of home loan products. As such, many borrowers would fi nd that their mortgage repayments have dropped. But, instead of lowering your monthly mortgage repayments, it is a good idea for borrowers to continue paying off their mortgage as though rates have not dropped.
Make the most of an off set account: Those borrowers who make the most of their off set account and use it as eff ectively as possible, are able to signifi cantly reduce the amount of interest they have to pay on their home loan.

Penrith Councillors have been involved in a heated debate over the size and number of dwell-ings in Glenmore Park Stage 2
Does size matter in Glenmore Park?
A mid debate on whether the move will be benefi cial for prospective buyers or
not, Penrith Council has moved a recommendation to change the size and number of dwellings in Glenmore Park Stage 2.
Buyers may now fi nd more lots at a more aff ordable price, but it will cost them the size of their block.
City Planning Manager Paul Grimson said the total number of lots in Precinct C of Stage 2 will be increased by 94, from 250 to 344,
by reducing their size by up to 300 square metres.
“[The draft Planning Proposal will] reduce minimum lot sizes from 750 square metres to 450 square metres in area two, and from 1000 square metres to 750 square metres in area 1, and delete the maximum dwelling yield cap,” he said.
“1000 metre squared lots move less and are less aff ordable on the local market.”
Councillor Kevin Crameri said he doesn’t believe in the change and suggested the reason why the
lots were unaff ordable was not size, but because they were too expensive in the fi rst place.
“They are priced too high that’s why they are unaff ordable. I don’t really believe in that, I can see the same infrastructure with smaller lots,” he said.
“An extra 94 lots at [around] $200,000 a lot – a cool $20 million profi t. As far as I can see the only diff erence is $20 million.”
Councillor Mark Davies said big lots of 1000 square metres are in high demand because you can’t buy them anymore, and Council-
lor Marcus Cornish agreed.“We need houses here, we need
larger lot sizes... I think more people would bring more business to Penrith if we do have decent lot sizes,” Cr Cornish said.
However, Councillor Karen McKeown stressed the need for the smaller lot sizes as families already struggle to buy land that sells too quickly.
10 Councillors voted for the recommendation, with the draft Planning Proposal to be sent to the Department of Planning and Environment for its approval.

valuable rental income if they don’t accommodate for the ‘new age’ tenant, according to leading landlord insurance specialist, Terri Scheer Insurance.
Terri Scheer Insurance Execu-tive Manager, Carolyn Parrella, said tenant expectations were rapidly changing and she was calling for investors to keep up or risk falling behind competitively.
“Nowadays tenants expect more from a rental property. Big ticket items, such as dishwashers, high speed Internet connections, ensuites and even energy saving features, which were once considered luxuries have become standard require-ments,” Ms Parrella said.
“For investors, not offering these additional comforts could make a real difference to the amount of rental income they could potentially earn.”
She said it pays to think outside the square about what tenants might consider essential requirements.

Keep your carpets clean
Stains will reappear: If you don’t treat a stain right, it will come back again before you know it. To avoid this, place a cloth over the stain and put something heavy over the top, and leave it overnight. This will allow the cloth to fully absorb the stain.
Careful when cleaning: Don’t just rub carelessly when trying to get rid of a stain. Be as careful as you can otherwise you may spread the stain.
Vacuum often: Make sure you don’t just vacuum when it’s obvious your carpet needs it. Set yourself a regular interval between vacuuming so your carpet cleaning is consistent. Once a week should do the job, but if you have pets, perhaps twice a week is the way to go.
Steam clean: No matter how well you take care of your carpet, make sure you get your carpets profession-ally cleaned at least once a year. You can also buy carpet shampoo machines and do the job yourself between professional cleans.
Be prepared: Get yourself a bunch of carpet cleaning fluids and the like, so you are ready when something goes unexpectedly wrong. Preparation is everything!
