How to navigate the property market
S ydney’s property market is continuing along a stellar growth path, with auction clearance results
surpassing 90 per cent, and dwell-ing values increasing 13.9 per cent since March last year.
With the growth rate not show-ing signs of slowing, experts are warning of another property bubble. Is this the case? Property expert Douglas Driscoll says a bubble is a premature and misguided diagnosis.
“We are now in uncharted territory but this is nowhere
near a bubble. Instead, Sydney is evolving into a new market where conditions are unpredictable, competition is high, and the pool of aff ordable housing is drying up,” he said.
How to navigate the new market? As the CEO of award winning Sydney real estate group Starr Partners, Mr Driscoll is asked countless times by potential buyers whether now is the time to buy, or should they wait for prices to cool? To help this decision, he suggests seven tips to use as a guide:
1. Don’t second-guess the market. In an unpredictable market, trying to pinpoint the ideal time to buy where the odds are in your favour is a diffi cult game. You may never know. If you fi nd a property you can aff ord that fi ts your needs, deciding to wait for a better option or a drop in price means you may miss out on a good opportunity.
2. First impressions aren’t always the last. Don’t disre-gard a property because it doesn’t fi t the aesthetic you
had in mind. While properties built in the past 15 years may require less maintenance, older properties often feature double-brick walls and more spacious living and sleeping areas compared to properties built more recently.
3. Broaden your search. To enter the market, you may need to consider suburbs that might not be your fi rst or second preference.
4. Focus on the bigger picture. Base your decisions on your property goals. Are you look-ing to climb the property ladder? If so, your fi rst or second purchase is unlikely to be your last. Use your purchase as an opportunity to earn capital gains and release the equity to put toward your next purchase.
5. Get on the list. If you’re looking to buy within a new development, call local coun-cils in areas where you would consider buying to identify any new residential plans.
6. Avoid stretching your budget. Know your limit. Property is an expensive life investment. Be responsible, make wise choices and seek guidance from a fi nancial advisor.
7. Keep the faith. If things aren’t working out, consider taking a step back to reassess and readjust your strategy.

NT Director Ruth Palmer welcomed the first ever audit of the Northern Territory’s infrastructure, something that has been happening in the States for years.
“It is important that evidence based infrastruc-ture needs are identified to support opportunities and population growth, as well as to prioritise,” Ms Palmer said.

The creation of mega councils in Sydney will help them better deliver services and infrastruc-ture, according the Property Council. The property industry pays over $5 billion in rates and charges to councils across NSW and more than 70,000 develop-ment applications pass through local government annually. “Local councils should seize the opportunity to modernise and deliver the type of local govern-ment needed in a global city,” NSW Executive Director Glenn Byres said.
Planning Minister Rob Stokes has confi rmed that the NSW Government will retain mini-mum apartment sizes to provide clarity for the community, councils and industry. This deci-sion will support good design, housing aff ordability and supply throughout NSW. The minimum apartment sizes for studios, one, two and three bedroom apart-ments will be:
• Studios 35m2• 1 bedroom apartments 50m2
• 2 bedroom apartments 70m2• 3 bedroom apartments 90m2
A new Apartment Design Guide will make it clear that these minimum internal areas include only one bathroom, with addi-tional bathrooms increasing the minimum apartment size by 5m2 each. A fourth bedroom and further additional bedrooms increase the minimum apart-ment size by 12m2 each. Mr Stokes said this decision is consistent with approaches in other global cities like London and New York. “This decision will provide much needed clarity for homebuyers, the property industry and councils. It will help deliver high quality apartments
and increase housing supply,” Mr Stokes said.

“If disturbed, fibres can migrate from the ceiling to other areas of the home, such as walls and sub-floor areas or become airborne and inhaled,” he said.

Do smaller vacuums:
