for young investors struggling to secure their fi rst loan in an increasingly competitive environ-ment.
Troy Gunasekera, National Manager of Property Club, Australia’s largest independent property group, believes that many young investors can be successful as long as they commit to getting their fi nances in order, do their research and develop the right mindset prior to applying for a loan.
Property Club’s eight tips for young investors:
1. Develop the right mindset. Many young, fi rst-time investors want to get rich straight away and don’t think of property as a long term commitment.
2. Keep a good credit record. While it may be common prac-

toughtice to pay bills past their due date and have some personal debt while you’re still young, this won’t do you any favours when trying to purchase an investment property.
3. Understand tax. If you’ve decided to purchase an invest-ment property, now is the time to get serious about your taxes. Seek specifi c, tailored advice for your personal circumstance and make sure to choose an accountant who specialises in property tax, as they will ensure your investment is as fi nancially profi table as it can be.
4. Make a habit of saving. Although saving may seem like an impossible task while you’re young and starting out, lenders look for evidence of consistent savings over time, so it’s important to start now.
5. Lean on your parents. In such an increasingly competitive market, many young home
buyers are using the parental guarantor system to secure an investment property where the 20 per cent deposit toward their purchase is held against their parents’ home asset.
6. Develop a strategy before purchasing. Developing an investment strategy is an extremely important compo-nent many young investors fail to apply.
7. Learn to negotiate. Many young investors lack the abil-ity to negotiate a property’s price or take a stance with a builder. It takes a lot of confi -dence to be able to negotiate a price, but if you can you have a much better chance of getting a better deal not only with the property itself, but with any renovations or work that needs to be done in the future.
8. Take advantage of growth cycles. The more time you spend in the market, the more profi table your asset becomes.

M ost home loan repay-ments in Australia are typically spread over 30 year terms,
yet with the right loan and good planning it is possible to pay that loan off in less than half that time, usually saving you many thou-sands of dollars in the process.

Mr Dwyer said there are things you can do now to help you own your home sooner and it all starts with a Financial Health Check.

Bits&Pieces A detailed analysis of solar
installations in Australia has shown lower income families and regional communities are most likely to install solar. The report released this week by the REC Agents Association (RAA), a national industry body representing fi rms that create and trade in renewable energy certifi cates, analyses the uptake of solar panels and hot water systems by postcode and income. “Five million Australians have embraced solar because it protects their families from soaring power bills,” said Ric Brazzale, RAA President.
More than 12,000 home and business owners across parts of nine suburbs in Sydney’s west are set to receive fast broadband. The latest construction maps show the National Broadband Network (NBN) will be rolled out across more parts of Sydney, including in Kingswood and Cambridge Park. NBN Co spokesperson Darren Rudd said information is already avail-
able online about the plans and packages being off ered by phone companies and Internet provid-ers. “Today’s announcement continues the momentum of the NBN rollout in NSW and means more construction workers will be rolling out the NBN faster to the state,” he said. “People who have already made the switch tell us they enjoy having all the family online at once, making high-quality video calls with fewer drop outs, downloading movies in minutes and stream-ing TV. All you need to do is call your preferred phone or Internet

Funding of $10,000 has been received from Keep Australia Beautiful for the installation of fi ve beverage recycling containers at Tench Reserve, Jamisontown and Coachmans Park, St Marys. $25,000 has been received from the Environmen-tal Protection Authority (EPA) for the installation of additional litter bins, signage and cigarette butt bins at Mark Leece Oval, St Clair and Ched Towns Reserve, Glenmore Park.
A draft Kingswood Public Domain Manual has been prepared to establish the stand-ards for design, materials and fi nish for future street upgrades and maintenance in the area known at the Kingswood Specialised Centre. Busting typical home loan myths
Y ellow Brick Road St Marys has been busy for a few weeks now with a new campaign
to help bust the myths that confuse consumers into making misguided decisions about their biggest fi nancial commitment – their home loan.
The campaign, which was featured on Channel 9’s ‘A Current Aff air’, was conceived from a Yellow Brick Road survey show-ing that nearly half of educated, hardworking Australians confessed to feeling confused and embarrassed about their fi nancial situation.
Research compiled from Australian consumers aged 30-49 in the major cities found that nearly 49 per cent of individuals claimed they didn’t speak to a professional about their fi nancial aff airs because they found it to be
too complex and didn’t have the confi dence to have a conversation about their fi nances. The research also revealed that 73 per cent of respondents identifi ed “trust” as the number one factor in making the decision to work with a fi nan-cial services professional.
“The fi nance industry is very good at using confusion to their advantage,” said Yellow Brick Road Executive Chairman, Mark Bouris.
“In the consumer’s eyes, they might visit their bank, thinking that their loyalty is going to get them the best possible home loan rate, or they might be attracted to a lender advertising a discount, oblivious to the fact that the off er might not suit their needs. That’s why we have created this myth busting campaign, to shine some light on the truth and put the power back in consumer’s hands.”
“What we’re advocating is choice and transparency,” added Yellow Brick Road (St Marys) Branch Principal Matt Dwyer.
“We would rather have an educated customer who comes into our branch with a good idea of what’s already in the market. They know what features are important to them and they want to fi nd a loan that’s going to work for them in the long run. We want to help them to get a better understanding of how the system works, which is why this campaign is so important for the people in our community.”
Yellow Brick Road has debunked 30 popular myths, and has created an e-book to help consumers educate themselves against the popular misconceptions that plague the market.
For example, many people think that it’s not worth refi nancing
to an interest rate only half a per cent lower than their current rate. What most people don’t realise is that even a half per cent could equate to tens of thousands of dollars in savings. As an exam-ple, the diff erence between a $350,000, 30-year variable rate loan at 4.74 per cent compared to 5.24 per cent is a saving of over $107 every month and nearly $38,500 over the life of the loan.
Another myth is that there is no diff erence if you make your repay-ments monthly or fortnightly. The truth is that because there are more than four weeks in a month, making fortnightly payments can actually get you well ahead. On an average $350,000, 30-year loan on a 4.74 per cent interest rate, making fortnightly payments instead of monthly payments would chop out over $53,000 in interest payments.

First, you need to make sure you clean up the bulk of the poop. Not a pleasant job, but it’ll be over quickly.
Stain remover: Specific products are on the market, but a laundry stain remover will do the job. Spray the general area with the stain remover, making sure you cover the whole stain and surrounding area.
Cold water: Get a bucket of cold, soapy water and a plain coloured cloth and get to work on removing the stain. Don’t scrub too hard, but scrub with a fair bit of elbow grease. If you think you’re done, do it again for a minute or so just to be sure.
Vacuum: Get some cheap carpet deodoriser, leave it on the general area for a few minutes and then give the area a good vacuum. You’ll never know it was there!
