2014 – A year in Review & Beyond.As 2014 draws to a close, now is perhaps an apt time to look back at the past twelve months and examine how the local property market performed in more detail and the underlying causes that drove prices and demand.At the outset of 2014 we forecast local residential sales and rental prices would contin-ue to rise and the commercial sectors would also exhibit strong rates of growth. Now, some 12 months later, has the market performed as we expected?

Residential Sales MarketThe continuing lack of new residential construction projects until the later part of 2014 was one of the primary reasons for fuelling the rises we saw in this segment of the mar-ketplace and the rate of capital growth actually exceeded our expectations for the year – with the average rate of growth for resale properties peaking at 20%.The overwhelming success of Imperial Ocean Plaza where 116 apartments were sold off-plan within a matter of days, together with the recent and triumphant launch of the first phase of MidTown also bore testament to the fact that international and local inves-tors have the confidence in the residential market continuing to go from strength to strength in the coming years.

Residential Lettings MarketAlong similar lines to the residential sales market, we expected there to be a shortage of readily available residential lettings in 2014, with prices increasing as a result of the shortage. Fortunately for landlords, (but not so for tenants!) our forecast was correct, and rental prices rose substantially during the past year. Whilst there are now new developments in the pipeline such as MidTown, Imperial Ocean Plaza, Ocean Spa Plaza and some exciting projects in the heart of town due for launch in early 2015, the reality is that none of these will be completed in this coming year and their impact on the residential market will not be felt until the later part of 2016 at the earliest.

Commercial Lettings MarketThe lack of readily available office space was an on-going and unsolved issue for the most part in 2014 and at the outset of the year we highlighted the need for construction of larger and flexible office premises in Gibraltar to accommodate the multi-national corporations wishing to establish and/or expand here.

In response to the acute shortage, 2014 saw the commencement of the World Trade Center which will offer 17,000m² of office space, in addition to 18,000m² in the newly released MidTown development and a further 8000m² in Victory Place. Whilst at first sight the prospect of circa 43,000m² of office space coming online in the forthcoming years may raise concerns as to whether there is sufficient demand to absorb it, the reality is that completion of these competing office developments will be phased in over a period of years, and we therefore do not expect there to be any change in supply in 2015, which will result in prices continuing to climb next year.
