From working out how the world will house a population heading towards 9 billion people, to providing housing repair advice to people affected by flooding, with more people and evolving lifestyles, we’re facing new environments in which to adapt.

At the heart of today’s biggest global construction, infrastructure, land use and housing provision challenges, is a profession that doesn’t first come to mind, but is the main artery to their existence – chartered surveyors. Globally, the profession is in high demand and over 50% of newly qualified professionals come from outside the UK. The first step to becoming charteredGaining an RICS accredited degree is the most accepted way of becoming a chartered surveyor. However, many people start off with an associated qualification, such as a geography degree, and then undertake an RICS conversion degree.

What happens after you graduate?After completing an RICS accredited degree or diploma you’ll then need two or three years’ work experience before taking your RICS professional assessment interview – known as the Assessment of Professional Competence (APC). The APC is to ensure you are competent to practise as a chartered surveyor.

Tell us about your pathway into surveying. Initially I read Political Science as an undergraduate so the jump to property was perceived to be an outlandish one. However, my political background has consistently proven to be a good foundation for my career. I then undertook an MSc in Real Estate Management which I opted for as it was an RICS accredited degree. I was confident that it would equip me with the qualifying skills and knowledge to succeed in the industry. I then embarked on a host of internship opportunities with local real estate firms as well as the big players including Savills, Colliers International, GVA and CBRE – who I now work for.

Why did you choose your specialism? Retail and Leisure Agency is a varied line of service as I get the opportunity to work with a broad range of landlords as well as a vast array of occupiers, from local independents to the high end international luxury brands. Correspondence with all of these parties can be a challenge as we approach each very differently in tone and offering. I thrive on this challenge. I also always enjoy learning about upcoming brands and operators and love playing my part in nurturing young, new enterprises.

What do you like most about surveying?Hitting the road. In my role, I rarely get the opportunity to do this as a lot of the properties we deal with are within walking distance in the City Centre. This could be why I enjoy doing so when the opportunity arises. It is definitely nice to have days out of the office, onsite and exploring a new location.

What has been your experience of the training process?The structured training programme ensures you acquire the right experience ahead of the assessment. It is a stringent process. However, it is predominantly hands on and assesses day-to-day working activity in your chosen competencies with goals to meet throughout, so you are always improving yourself.

What advice would you give to people starting out in the surveying industry? There’s no such thing as a stupid question. If in doubt ask and ask again. The surveying profession is regulated by codes and best practice guides which are excellent. However, the broad variety of instructions we receive and the nature of the spaces we may deal with means that there will always be something out of the ordinary. Always share your concerns with your seniors and other colleagues, and they will be supportive.

Would you recommend a career in surveying?Absolutely. Surveying is an exciting mix of commercial activity and social interaction. It is perfect for young people who are looking for a more rounded career. For example, I enjoy working with numbers, however I could not sit in the office writing reports, analysing spread sheets and figures day in, day out. During my experience in valuation, I had the best of both worlds. I was delivering clients valuation figures and reports one day and on another day I was out inspecting a football ground.

The Chartered Surveyors Training Trust (CSTT) is an independent charity that supports young people who are finding it difficult to start their surveying career.

RICS works in partnership with the CSTT to help young people become surveyors via an apprenticeship scheme that counts towards the RICS Associate qualification (AssocRICS).

As an apprentice, you can learn on the job, build up knowledge and skills, gain qualifications and earn money, all at the same time.

How it worksIf you’re aged 16 to 24 and live in England or Wales, and need help to start your surveying career, you can start working for a surveying

company sourced by CSTT on the apprenticeship scheme for two years.

After registering for the RICS Associate qualification online, you will then work four days a week, and attend college one day a week to undertake

an Advanced Apprenticeship in Surveying, which helps you to gain the following qualifications:

• Level 3 NVQ Diploma in Surveying, Property and Maintenance• BTEC Level 3 Diploma in Surveying

Once you’ve completed the apprenticeship and two years’ work experience, you then take the assessment to qualify as an

RICS Associate. Studying part-time as a CSTT Managed Student may then lead you on the road to chartered surveyor status.

My first experience of rural surveying was at 17, when I undertook two weeks of work experience with Lacy, Scott and Knight. I enjoyed this experience so much, I knew from then I wanted to be a rural surveyor.

I went on to study a BSc (Hons) degree at Harper Adams University in Rural Enterprise and Land Management.

My current role involves a wide range of rural practice – including Agricultural Services, Compensation & Compulsory Purchase, Estate Management, Farm Agency, Farm Machinery Auctions, Agricultural Law & Tenancies, Environmental Schemes, Planning and Valuations.

“ I really enjoy the variety of work that rural surveying can offer. It is the excitement of not knowing what challenges are ahead via a telephone call or the next person walking through the door. ”That element of the job is challenging but also excites me to be able to help clients in a variety of ways. I enjoy working as an agricultural department at Lacy, Scott and Knight and also working solely on my own, being responsible for my own standards and meeting client’s deadlines.

To become chartered was a feeling of absolute relief and great pride. The moment when I saw the email to say I had qualified will stick with me forever. I proved to myself that I am responsible, competent and able to carry out work at a high standard.

The APC process was tough and I am glad I have come out successfully on the other side. It has opened an array of opportunities for my working career which I must continue to work hard for to achieve.

Following this hard work, it was an honour to achieve RICS status. It allows me to work in a profession that expects a high standard.

To become an RICS professional is my biggest achievement to date.

S Following a short period of work experience at a property company in London, I was sure that surveying was a career I wanted to pursue.

While studying for my A-levels, I looked at two courses that would offer me a clear route into the profession; Land Management at Reading University and Estate Management at Northumbria University. In the end I chose Northumbria because its course format - which was a three-year sandwich course - really appealed to me.

The course was excellent, and I definitely benefitted hugely from taking a course that allowed me hands-on industry experience. Firstly, it helped me to understand how to put theory into practice (which certainly improved my results because I had a deeper understanding of the work), but also, it exposed me to the variety of the career options and different specialisms available.

Following graduation, I joined a property company, Merchant Place, where I spent five years and qualified as a chartered surveyor, before moving on to Dunlop Heywood.

“ The profession is a fairly practical one – you’re usually out on site or at an inspection, which means you’re out and about a lot and not always in an office which is great. ”Additionally, the work tends to be extremely sociable. Right from when you start out on a graduate programme, you’re constantly dealing with a whole range of different people and professions, from solicitors to contractors, to the businesses you’re working for. That’s certainly one of the benefits of the job.

I would absolutely recommend a career in surveying, particularly if you’re a bit of an all-rounder. There are so many different avenues into the profession that there is undoubtedly a route for everyone. My advice to anyone who is interested in pursuing a career in surveying is to get as much work experience as possible, whether as an internship or contract based, to help you get an idea of the specialism that would suit you best. It’s also important to network – your contact base will be your most valuable asset.

Construction focusWhether you are interested in designing and managing buildings, delivering development projects or cost and commercial management there are plenty of opportunities in the construction sector.

Building surveyingBuilding surveyors work on the design and development of buildings as well as the restoration and maintenance of existing ones.

This is a diverse field and can include providing advice on various aspects of buildings at different stages.

Building surveyors could work on the design of large, multimillion-pound structures to modest adaptations and repairs, and occasionally work on buildings of architectural or historic importance. They also may be called upon to give evidence in court in cases where building regulations have been breached and as expert witnesses on building defects and dilapidations.

Building controlNow more than ever, building control is acknowledged as a vital part of the construction team, the chartered building control surveyor being a well-respected figure within the industry. These days building control is a common global feature.

In virtually all parts of the world there are building codes to which the construction industry must adhere. Specialist situations, such as licensing and safety at sports grounds, are an additional consideration.

Quantity surveying A key area in the construction industry is quantity surveying. If you’re looking for a career that combines a good commercial awareness and first class management skills then welcome to the world of a chartered quantity surveyor.

As cost consultants and project procurement specialists, the QS’s working life covers everything from cost and contract management to advising on procurement and financial implications of a project. QS’s are involved from the project design to the completed project and settle financial and contractual disputes.

Quantity surveyors understand the economics of construction market trends and the influences of the sector on a local and global scale. Wherever construction work is taking place there will be a need for financial control. Quantity surveyors meet this need.

‘New technologies, such as Building Information Modelling (BIM), are changing surveying and bringing new exciting opportunities to the profession’ says Alan Muse FRICS, RICS Global Director of Built Environment Professional Groups.

In an increasingly virtual economy, surveying is one of the few remaining tangible, ‘hands on’ professions.

Project management Engaged by clients to link the supply chain together which often includes engaging surveyors from other disciplines.

After all, it’s the project managers who effectively control projects in the land, property and construction industries. They co-ordinate the whole development process to maximise efficiency, economy and communication and ensure that with their guidance the project is successfully completed. Project management is a demanding discipline that requires a broad range of knowledge, which extends from technical expertise to the vitally important soft skills of leadership, negotiating, team building and communication.

Built InfrastructureProject and cost management of infrastructure schemes require specialist, global skills to ensure delivery within budget and on programme. I came to surveying via a slightly different path to most.

Having finished a Business Management degree, I soon embarked on a RICS-accredited conversion course; a Quantity Surveying Master's degree. As well as studying for my Quantity Surveying qualification, I also took a graduate position at a London-based surveying firm.

Having become fully chartered with RICS, I’m now employed by Fox Lloyd Jones Ltd. Drawing on the skills I’ve honed over the past few years, I act as a consultant on the costing and budgeting for new building projects. I support clients in helping them understand how much a planned project will cost, as well as advising on the professional team members and connections needed to deliver the project.

Surveying is the type of career that gives you a huge range of transferable skills. For instance, my role involves me using my procurement, financial and project management skills in order to paint a clear picture for my clients. What’s more the softer skills, such as communication and team work, are required in abundance if a planned project is to be taken from the page and physically built.

A surveyor working in the property sector can be involved in a wide variety of tasks.

Although many are involved in the valuation of people’s homes, this is only a small part of what property surveyors can do. Their work can include buying, selling and renting property, negotiating insurance claims and conducting negotiations between landlords and tenants, to name a few examples.

Beyond this planners, developers, agents, mortgage lenders, professional advisors (such as valuers), private and institutional investors and property managers are just some of the key professional figures that allow the property market to operate smoothly.

Residential property aside, one of the largest professional groups within RICS is commercial property.

Working with all types of property in the business sector from small shops to large corporates in both the public and private sectors there is a tremendous variety of activities for the commercial property surveyor. This can include everything from the purchase, sale and letting of commercial property to advising on corporate real estate and landlord and tenant issues. Commercial property surveyors also perform investment appraisal and performance measurement and help failing organisations avoid administration.

Once I’d finished my A-levels, I applied to Heriot-Watt on its BSc in Surveying programme which was accredited by RICS.

Whilst studying I spent two months at a surveying firm in Belfast, as well as other work experience roles. I certainly think that having work experience helped in getting interviews, particularly given the tough economic climate we were facing in 2008.

Once I graduated I had a few job offers, but chose to join a corporate practice. After three years in the practice, I was approached for my current role with CKD Galbraith and have really enjoyed working at such a progressive company ever since.

What has been a surprise to me was that there’s much more to the job than just undertaking the survey and writing up reports! You need a broad range of business skills – from marketing and communications to sales and negotiation skills - there’s also a huge amount of teamwork that needs to take place.

“ I would absolutely recommend a career in surveying to a young person considering their career options. ”There will always be property – and whether the industry changes due to global or technological demands – there will always be a solid, physical element to it that needs to be surveyed. The industry always requires more talent, so there are certainly lots of opportunities!

My father is involved in property development, so my interest in the built environment formed at an early age. Given this ingrained interest in the industry, I secured a place at De Montfort University in Leicester and started a degree in Business Property Management. Enrolling on a vocational degree was a priority as it would equip me with the right skills to increase my chances of employment after graduation.

Having completed my degree, I took my first job in Manchester, where I secured an Asset Management role for a large commercial landlord. Whilst there I also completed my RICS Assessment of Professional Competence qualification – the successful completion of which saw me become a chartered surveyor. After one year in Manchester, I moved to Liverpool to help grow the regional business, where I was later offered an opportunity with Peel Ports Group.

As a Principal Surveyor, my role is to manage local freehold and leasehold property assets, together with cost mitigation for ports across the UK and Ireland.

The role itself is diverse and sees me drawing on multiple skills and knowledge not traditionally associated with surveying. For instance, the impact of our customers' wider commercial requirements, particularly with regard to shipping and logistics, need to be considered when developing heads of terms and drafting lease contracts.

Tell us a little about your role?Currently I am seconded into a major tunneling programme working as a Senior Contract Administrator for the East Area Contract.

We are currently ‘pre contract’ so my role so far involved making preparations for the imminent post contract landscape, for example developing processes and procedures.

Once post contract I will be leading a team of Contract Administrators in managing our contract with the Main Contractor which will involve managing the early warning and risk management process, valuing and managing change and compensation events, assessing applications for payment, coordinating financial reporting and more. How did you get into your current role?I have worked in infrastructure for over six years. I commenced my career with a main contractor and after three years fancied moving into the consultancy side so I applied to join Turner & Townsend. I have been deployed in a number of client side roles as part of delivering Turner & Townsend’s services to our clients.

How does being RICS qualified help you in your job?We all always need to continuously improve and prove ourselves in every engagement we undertake but being a chartered surveyor has provided a level of credibility and recognition from the off, something which I could build upon.

I would say that being chartered demonstrates objectively a minimum level of competency and capability; as well as ensuring that an individual will act according to the RICS’ ethical and professional conduct guidelines.

RICS professionals are bound to operate ethically and morally in line with RICS guidelines and have the support network that RICS provides to lean upon for knowledge sharing.

What value do commercial managers bring to infrastructure projects?Commercial Managers bring value in a number of ways.

Fundamentally, they are the sector's "commercial conscience" ensuring that projects and programmes make commercial sense and deliver on budget.

In some ways they also oil the wheels of production by procuring, negotiating and setting up contracts and subcontracts. They also administer payments and manage changing scopes.

Without them there would be no physical output.

What is the value of chartered surveyors in infrastructure?Quite simply, chartered surveyors have the opportunity to be at the forefront of driving the sector forward. We can be key conductors, facilitators, doers and strategists in this vital sector.

What first attracted you to surveying?I have had a longstanding interest in property; spending my childhood looking at the property sections in newspapers! Due to my interest in residential property, I was initially attracted to a career in agency, which influenced my decision to study for a degree in Estate Management at Northumberland University.

However, after learning more about planning and regeneration, I converted to a degree in Planning and Development Surveying. I am now a chartered planning and development surveyor, presently employed as a Planning Consultant.

How did you first become aware of RICS Matrics?Northumbria University has strong links with RICS. Within the first week of university the Programme Leader signed everyone up as RICS Student members and encouraged us to attend RICS Matrics events. Since then I have been a regular attendee, as it’s a great informal way of meeting both newer and more experienced members.

How has RICS Matrics benefitted you and what’s been your favourite event to-date?I have received great help from RICS Matrics committee members, which was instrumental on my journey to becoming chartered. Through the networking events, I have also developed some strong contacts with influential surveyors, which is benefitting my career.

Why would you recommend surveying as a career?RICS is well respected worldwide, so becoming a surveyor opens up so many opportunities. I am spending some time working in Sydney from September 2015, and being a chartered surveyor will help me with the transition from the UK to Australia.

What did you study at University?I read Geography (MA) at the University of St Andrew, graduating with a 2:1 in 2013. The modules I chose for this degree concentrated on the built environment, which included Environments and Human Behaviour, Managing Modern Cities and a dissertation that investigated the urban morphology of Birmingham over the past century.

In September 2014 I enrolled onto the Postgraduate degree in Real Estate Management at Birmingham City University. How did you get involved in surveying?I started my JLL career in February 2014 as an intern in the Birmingham Capital Markets team. In the period between graduating University and starting at JLL I moved to South Africa for four months to work on a Game Reserve in the Eastern Cape, a somewhat different lifestyle to fast-paced corporate world I’m now accustomed to!

What does your role involve?I am currently in the Industrial & Logistics team where my day to day role can vary significantly; I am often out the office on inspections and viewings all day or there have been days where I am sat at my desk chasing enquiries and speaking to occupiers as to their industrial requirements.

I was quickly given a lot of responsibility with regards to viewings and enquiries; within a couple of weeks I was showing prospective tenants around units on my own and dealing with telephone and email enquiries personally. What are your interests outside of surveying?I joined the Staff Liaison Committee at JLL, who are responsible for charity fundraising and sponsorship as well as the summer and winter office parties. Although not a cyclist myself, I have helped out with the annual JLL Classic Cycle around Warwickshire with a support vehicle and also refreshments for the athletes throughout the ride!

How did you get into surveying?I originally studied architecture for three years at University College Cork, then spent a year travelling in Australia. I began to realise that my skill-set was more suited to project management – I consider myself a people person and I like to lead, collaborate and get things done. So I returned to studying, this time at the University of Limerick. My construction management and engineering degree gave me a broad overview that incorporated project management, engineering and quantity surveying. I was one of four women on the course, in a cohort of 31.

I spent nine months on placement as a site engineer in Omagh, County Tyrone, where my boss suggested I’d be good in a consultancy role. The placement was a useful experience and convinced me to pursue a career in UK construction. I’d always wanted to move to London, so in 2014, my final year at university, I applied for quantity surveyor jobs with UK firms.

Tell us about your current role?In June 2014 I became a graduate quantity surveyor in Faithful+Gould’s London office. I was assigned to our 47-strong infrastructure cost management team, with a focus on railways.

The Faithful+Gould selection process was thorough, but the graduate recruitment team were helpful and accommodating, providing

flights and a hotel, and to me this spoke volumes about how the business treated its staff. After a phone interview, I attended an assessment centre alongside five other candidates and three of us were offered jobs.

I was delighted to succeed and in June 2014 I became a graduate quantity surveyor in Faithful+Gould’s London office. I was assigned to our 47-strong infrastructure cost management team, with a focus on railways. Although I’d not thought much about rail beforehand, I find it a very interesting area – there are so many new advancements and technical developments, and I get huge satisfaction from keeping on top of those.

After a few months, I went on a six-month secondment to London Underground. This was great experience, working out of a client’s office and seeing how a client operates, and I learned a lot.

Back at my Euston Tower base, I’m enjoying contributing to a strategic study of signalling operations for the Digital Railway. We’re working to develop a solution to unlock capacity on the Wessex mainline route, and I love working on estimates that include such innovations in technology. A lot of our estimating is theoretical – previous examples don’t exist yet. So it’s challenging and demands an ability to assess the technical side. We meet with engineers to improve our understanding and knowledge.

Land focus

Their expertise enables them to work in a range of diverse areas for example, the planning and development of urban and rural locations, mapping and modelling, environmental management, waste management, land use and contaminated land, environmental auditing/assessment and management of natural and physical assets in the countryside.

Working within the land sector is extremely varied – surveyors working in the land sector could be advising landowners on a wind turbine scheme, working with a Local Authority or a developer on proposed and agreed development schemes, assessing the financial viability of a development scheme, mapping boundaries, managing or valuing rural assets including property and land, managing landlord and tenant relationships, advising a landowner on a diversification scheme or monitoring wildlife conservation areas. And with an ever increasing focus on sustainability, planning and development surveyors, for example, can be found surveying and evaluating the longer-term social and environmental costs of developing in urban and

rural locations, while balancing these factors against important market costs and values. Furthermore environmental concerns such as climate change, changes in modern farming practices, and the expansion of towns and cities all pose challenges for people living and working in communities who look to surveyors to provide them with professional advice and expertise.

Many surveyors engaged with land will have an environmental dimension in their work. Surveyors in the land area can be also be found undertaking exciting and adventurous tasks, such as mapping the land with high-tech laser equipment, or assessing the safety of mines for extracting minerals. Equally important is the sensitive disposal of our waste and efficient use of our resources, and leaving the environment in a good condition for future generations. The mapping aspect of surveying is referred to as Geomatics. Geomatics acts as the underpinning data of the land and property lifecycle but also retains a strong element of land law and boundary expertise.

Q&AWhat inspired you to enter the surveying industry? I always had an interest in property, as some members of my family work within the construction industry. I was very interested in design, law, science & ICT whilst at school and after my A-levels I was either going to study Law, ICT or Property. I chose the latter, mainly due to the upturn in the property market in 2006, and started my RICS accredited BSc (Hons) in Building Surveying at Kingston University, London. Unfortunately, in my final year the recession hit and all graduate programs had been suspended. I then worked full time for various contractors including quantity surveying for public sector projects around the South East, until I was able to get a position in a graduate scheme. I started with Dron & Wright, Property Consultants based in Central London, in 2011 and passed my APC, first time, last year.

Why did you choose your surveying specialism?The Building Surveying pathway was a natural choice following my degree. It included a great focus on project management, law, contract administration and building pathology. The pathway combined with my exposure at Dron & Wright, first lead me to assist with projects then head up my own projects, dilapidations negotiations and party wall awards.

What has been your greatest career challenge?Some of my greatest challenges have included the refurbishment of 4 blocks of Victorian flats in Fitzrovia with my APC

Supervisor, then advising our client's solicitor over their disposal. However one of my most challenging projects was a change of use project (from commercial to high-end residential) in Whitehall. This included obtaining planning & listed buildings consent along with managing the construction project through to disposal.

It has also been exciting assisting with the fit-out of four floors at Heron Tower and acting for the adjoining owner during the construction of The Leadenhall Building.

Where do you see yourself in five years?I'm very outgoing and personable, so for me I would be managing a team and developing key clients. I'm increasingly being involved with the TMT sector which I really enjoy. Gaining chartered status early on in my career can only lead to increased opportunities during this post-recession recovery.

What one piece of advice would you give to people starting out in the surveying industry?

“ Be personable - being technical and detailed is a great trait to have but I've learnt that if you can simplify or graphically show your advice, when you present your report or recommendation to your client then you will have provided an excellent service. ”

You have been involved in increasing the diversity of RICS; can you explain?The property industry considerably lags behind other industries in tackling diversity, one aspect of which is sexual orientation. Freehold is a networking group for the LGBT community which aims to promote and support diversity across the property sector. As a member, and supported by RICS and my colleagues, I helped plan our first London Pride this year, which was a great experience.

I'm proud of our achievements to-date - increasing awareness and pushing the business case forward to many of the top global consultancies.
