Older residential neighborhoodscompliment young beach town
Pacific Beach, divided into alphabetical streets ofgems and mineral, is very much a grid. The lower end ismuch like Mission Beach, with a blend of college-goers,and singles.
Garnet Avenue harbors many local beach-goersattracted by trendy clothing boutiques, a plethora ofrestaurants, resorts, clubs and nightlife.

Developers groupsurveys residents ofdowntown San Diego
Results of the 2006 survey suggest onefourth ofdowntown residents, both renters and homeowners, areage 35 to 49 and another quarter are age 50 to 64 whilethe rest are youngsters (18 percent are 18-34) and seniors(31 percent are older than 65).
The study shows that about approximately one in tendowntown residents has children living with them. Two-thirds hold college or post graduate degrees. Most resi-dents still drive to work and more than half are white andabout half reported a family income toping $50,000 annu-al income.
The survey was commissioned by the DowntownResidential Marketing Alliance, a group of 18 builders,shopping center giant Westfield Corp., the cities down-town redevelopment arm.
The redevelopment board paid $20,000 of the surveys$45,000 cost. The fact finding mission was to determineout who is buying downtown and why.
