The entire campus has nine different sections with the original building constructed in 1953. Other additions include1957, 1964, 1975, 1978,1982, 1988 and early 1990's with the addition of three portable classrooms, which were built inthe 1982 wing, with similar exterior cladding. In 2006, another portable section of 2 classrooms was added, unattachedto the school, on the east side between the 1953, 1964, and 1978 sections. Overall, there are over 670 studentsattending the school from K-12. The school is divided into the elementary wing (north) and the high school wing(south), both with their respective entrances. The school is mainly one level with the exception of the music roomwhich has a second floor storage; the industrial arts which has 2 mezzanines; and the main gym with mezzanines oneach end (one weight room, one storage). There are 2 gymnasiums: the main one on the south end (1988); and thesmall gym in the 1978 addition, which doubles as a cafeteria. The original 1953 building is of glulam arched roofconstruction. The small gymnasium/cafeteria was used for both drama/cafeteria previously, but now drama is in the1953 structure. In addition to the main gymnasium, in 1988 an interior courtyard was enclosed between the 1964 and1975 sections that now serves as the library, with clerestory windows. Some classrooms have windows to the library,rather than the exterior. There was a major upgrading in 1989, about the time of the main gymnasium construction.Many classrooms, administration, and ancillary areas were involved. Overall, the school is in good condition.
General Summary:
Structural Summary:There are varying types of construction systems and materials used in the many different additions throughout the school.The 1953 original building is concrete foundation with crawl space and a wood floor. The building frame is archedlaminated wood beams anchored to concrete pilasters with wood decking. The 1957 section is load bearing concrete block with concrete and steel columns supporting wood beams with wooddecking. Slab on grade The 1964 section is load bearing concrete block with concrete and steel columns supporting steel trusses with steeldecking. Slab on grade The 1978 section is load bearing concrete block with steel columns supporting steel trusses with steel decking. Slab ongrade The 1975 section is load bearing concrete block with concrete and steel columns supporting concrete T's. Slab on gradeThe 1982, 1988 sections are load bearing concrete block with steel columns supporting steel trusses with steel decking.Slab on grade. The school structure is in good condition.
Envelope Summary:Exterior walls are mainly cavity walls with brick exterior and concrete block interior. The original 1953 quonset buildinghas stucco on the end high walls that is failing. The main entries are insulated glazed steel storefronts. No automatic door operators are installed. Secondary doorsare insulated steel. There is one overhead garage door in the industrial arts room. Windows are steel in the maingymnasium (1988), aluminum combination fixed and venting in classrooms and other areas throughout, of varyinginstallation dates. Those are in acceptable condition, except the 1975 section, which are double sash single glazedand have leakage and condensation problems. The largest portion of original roofing was replaced in 2008 with a single-ply PVC membrane. There are still 2 areaswith asphalt and gravel creating leakage problems and requiring replacement. The 1953 quonset has a reasonablyrecent asphalt shingle roof. There are domed and pyramid acrylic small skylights in the corridor at the maingymnasium and highschool administration offices. These have been a problem since installed (1988) and requireadditional maintenance or replacement.

Overall, the school envelope is in acceptable condition.
Interior Summary:Interior partition walls are painted gypsum board on wood or steel studs, or painted concrete block. Interior doors aregenerally solid core wood, or steel in rated assemblies. Some older classroom doors are delaminating and requirereplacement.There are glazed steel electromagnetic doors at required corridor firewalls. Manufactured items such aslockers, toilet cubicles, specialty items,washroom accessories, etc. are in good condition. Interior painting of walls and ceilings appears good. There are a limited number of locations of floor ceramic and quarry tile and terrazzo. Mainly, corridors and kitchen andservice areas are vinyl tile. The corridors have a number of areas where tile is lifting, damaged, or stained.Replacement of the tile with durable sheet material is recommended. Hardwood flooring is installed in the maingymnasium, small gymnasium/cafeteria and the 1953 original building, now auditorium/drama. The hardwood is ingood condition, but funding for periodic sanding and refinishing is required. Ceilings are mainly acoustic tile in metal suspension in classrooms, corridors and administration. The ceilings arepainted gypsum board in high humidity areas, including washrooms, showers and kitchens. Ceilings in the gymnasiaare painted exposed structure - steel trusses, deck and ductwork. There is a pre-finished metal lineal ceiling in the1953 auditorium (drama) section. Equipment, furnishings and special construction (2 sets of portables) are generally in good condition, with some minorrepairs noted. There was a major upgrading of the school in 1989. Much of the interior was replaced and spaces were re-assignedfor usage. Other re-assignment of space has taken place since then, including conversion of the west side of the 1982section from classrooms to highschool administration. Overall, the interior of the school is in good condition. .
Mechanical Summary:The following services are provided for this building: 150 mm sanitary sewer from building which drains by gravity totown service, 100 diameter water service to water meter in Room #109 and pressure natural gas service from utility togas meter and regulators located in east wall of gymnasium addition. The plumbing fixtures, distribution and drainagesystem generally appears satisfactory. Heating boilers generally supply heating water to radiation fins, reheat coils, fancoil units, and radiant ceiling panels. Area heated and ventilated by furnaces or roof top HVAC do not have hot waterheating. Ventilation is supplied by air handlers, make up air units and furnace system. All portable classrooms addedover the years were installed with one roof top unit with heating, AC and outside air for that classroom. Systems aregenerally functioning satisfactorily except multizone system which ventilates the 1973 addition. Provide new roof topunit to assist in heating and ventilation for the system. Overall, the mechanical system is considered to be in acceptable condition.

Electrical Summary:The main electrical service is a Federal Pioneer 1600 amp, 120/208 volt, 3 phase, 4 wire panel. There are 22 sub-panels installed in the facility to provide power for lighting and equipment. The interior of the building is lit with acombination of T8 fluorescent and incandescent fixtures. The exterior is lit with wall mounted HID fixtures and ceilingmounted incandescent fixtures. The building has 11 emergency packs for emergency lighting and exit signs. Thebuilding has an EDWARDS 6632 fire alarm control panel, 2 annunciators and heat detectors, Smoke detectors, pull-stations and bells throughout. The building is equipped with a Super Net, a telephone, TV and security systems. Overall, the electrical systems are in acceptable condition.

Bells and pull stations are installed throughout all common areas of the facility. Heat detectors and smoke detectors areinstalled in closets and small rooms throughout the school. There are also smoke detectors in some hallways. The mainfire alarm panel is Edwards 6632 and is located in the custodian room. The incoming phone service is in the electrical room located in the custodian area. There are local phone lines in eachclassroom. There is also a payphone located in one of the common areas.

Architectural: There are 4 classrooms in the 2 portable units attached to the building. Construction is wood framed stud walls and flatwood joist roof. Slab on grade. Built up tar and gravel roofing. Exterior is face brick with rock dash stucco on the fascia.The windows are sealed units (no venting, 2 per classroom) aluminum windows and doors are insulated steel in paintedsteel frames. The portables are integrated into the 1982 addition to the school on the east portion of the building. Theinterior has vinyl sheet goods in the corridor and carpet in the classrooms with gypsum wall board finish on interior wallsand T-bar ceiling throughout. There are built-in counters, upper cabinets and shelves. Each classrooms includeswhiteboard, tackboard and Smart board. Mechanical: Manufactured Air PACV model PGA-36-BO903C for each portable. Each unit has 3 tons cooling and 90.0 MBH heating. The system is satisfactory. New roof top HVAC unit recommended for home economics Room #168.Cutting and patching and electrical work is required. Cost included in mechanical system upgrade. Electrical: 1992 electrical wire in conduit and AC-90 used for device drops. Portable classroom lighting is provided by recessed T8fluorescent fixtures, consistent with the remainder of the school. Portable classrooms are provided with a local telephone line, a Cat5e cable for data which connects to the local serverand a coax cable for a television set. Architectural: This is one portable unit with 2 classrooms detached from the building on the east side between the 1953 and 1978Sections. Wood framed stud walls and flat wood joist roof. Wood floor framing on cylindrical concrete piers and PWFskirting. Built up tar and gravel roofing. Exterior is vinyl siding. The windows are sealed units (no venting, 2 perclassroom) aluminum windows and doors are insulated steel in painted steel frames. There are wood stairs andlandings. The interior has vinyl sheet goods in the corridor and carpet in the classrooms with gypsum wall board finish oninterior walls and T-bar ceiling throughout. There are built-in counters, upper cabinets and shelves. Each classroomsincludes whiteboard, tackboard and Smart board. Electrical: 2006 electrical wiring is unseen. lighting is provided by recessed T8 fluorescent fixtures, consistent with the remainder ofthe school. Portable classrooms are provided with a local telephone line, a Cat5e cable for data which connects to thelocal server and a coax cable for a television set.
