Let in the lightCreating adequate light is a

crucial part of any basementtransformation. Here are afew tips to getting startedfrom renovator Brian Cook-son and homeowner HawkVa n e k .

• When it comes to light ina basement, it may be time tobite the bullet and add win-dows. Especially on olderhouses with low ceilings, nat-ural light is the most satisfac-tory option for basements.

• Stair-step window wellsput a new twist on standardwindow wells required bybuilding codes. By creating agradual slant either in a rampor stair steps up to theground, basement light in-creases significantly.

• Window wells made oftimber or stone are far moreaesthetically appealing thanstandard metal, so don’t beafraid to experiment with dif-ferent materials.

• Many families have foundplacing potters and smallplants on an angled windowwell make it look better fromthe inside and out.

• Restrict your color optionfor walls to light colors. Dark,bold colors will, not surpris-ingly, create a somber atmo-sphere, so stick to bright,light colors that you won’tsoon tire of. Vanek’s homeserved as an interesting ex-periment in lighting and col-ors, as the natural beige heput in every room gives theappearance of being a differ-ent color under each lightsource.

In the midst of a teetering economical situ-ation, homeowners are looking to empty base-ment space as a means of expansion andgrowth for their families. And why not? Interms of square footage, community usage andexpressing personal style, a well-designed anddecorated basement is hard to beat.

Although it is common for large basementsto be occupied by large families with severalkids, don’t let a lack thereof throw off youranalysis of extra floor space. Try thinking out-side the box; consider all the loved ones inyour life and what collective needs they mayaccumulate.

Basement remodels, according to BrianCookson, owner of Lookout Renovation inBoulder, are not only economical but are alsoa way to specifically tailor your home space tomatch your needs.

For Hawk Vanek, a homeowner and real es-tate broker associate, the arrival of a new babysignaled the need to finally furnish that extrabasement space.

Moving the guest bedroom to the basement

was just the beginning of a process thathelped the Vaneks build a space designed tofit their personal needs. The basement becamean entertainment area, a guest bedroom and aweight room, with just enough space left toturn an empty corner into a play area for thebaby. This arrangement allows them to turnthe play area into a Foosball corner in lateryears and house the visiting in-laws.

Recreational rooms and home theaters are acommon theme for families with teenagers,but the options are plentiful for any family dy-namic. Rec rooms are also popular with re-tired couples who regularly entertain grand-children, and families with young children.

Still missing that niche? Try a home office,spa area or a basement apartment. WhileCookson recalls days where basements weredark, unpleasant places, modern renovationshave changed that reputation.

“Basements used to be the dungeons; nowthey’re not. People now have (the ability andinitiative) to adjust to lifestyle changes,”Cookson says.

So before eating up your backyard spacewith that new addition, try reconfiguring yourbasement to meet your needs.

Getting The FeelNo matter how you choose to engineer

your open space, there are a few hard and fastrules that will make the difference between an

inviting basement and a dungeon.In spite of what a hardwood floor may do to

improve the rest of the house, avoid putting itin the basement. Hard surfaces tend to be coldand drafty, and there is usually too little venti-lation in a basement to counteract the mois-ture build-up problematic for wood floors.

Soft carpets tend to fit basement styles any-way, as most are made into recreation areassuch as game rooms or theaters.

Cookson says recent years have shown acommon trend of creating wide open stair-wells that connect the basement to the rest ofthe house. If the transition between the twofloors is less abrupt, a basement can easily feellike a natural extension of the upper floor.

On the other hand, some homeowners lookforward to that “man cave” or billiard roomhaving a completely different feel, and chooseto leave the basement as separate as possible.

Game RoomsIf you’re looking for popular, versatile and

personalized, look no further than the all-in-clusive game room. These cater to age,lifestyle and personal preference with a fewunique twists.

For young children, stick with more spaceand less furnishings. Give them room to rompand play; a space where kids can be kids with-out getting in anyone’s hair or breaking

Pay high interest debt firstQ: We are still in our house al-

most two-and-a-half years after refi-nancing, and the interest rate onour loan is 6.5 percent.

If I have $10,000 that I will not beneeding in the foreseeable future,can I send that amount in with ournext payment to help pay down theprincipal on the loan? Or am I betteroff investing that same amount ofmoney at current interest rates –which, of course, are much lower?

It seems to me that paying 6.5percent on that $10,000 is akin toearning that same amount of inter-est. Am I wrong?

A: You seem hesitant to prepay yourmortgage, but if you’re going to put themoney into the bank and earn less than1 percent, you might as well pay downyour mortgage and effectively earn amuch higher rate of return. If youknow you can spare the money, youshould always pay down high interestdebt first then move to lower interestdebt. If you have credit card debt at 30percent, you would be better off usingthat money to pay off that debt.

In your case, if your only debt is themortgage, you should use your extrafunds to start paying down the balanceof the loan. When your loan resets,your payment should go down (unlessinterest rates skyrocket) because you’repaying interest on a smaller balance.

Some in your situation would preferto keep the cash in hand for variousreasons, especially if they anticipateneeding those funds at some date in thenear future. Once you pay down yourmortgage balance, it may be harder foryou to tap that equity when you needit.

For other people, taking out a long-term loan now at historically low inter-est rates seems like a reasonable thing

to do. Locking in a long-term loan to-day, when interest rates are at 40-yearlows, means you’re betting that interestrates will be higher in the future andyou want to have cash to invest later.

Let’s say that five years down theline, interest rates are higher than yourmortgage loan interest rate. In thatcase, you could invest the money in thebank at a rate that exceeds your mort-gage interest rate and actually makemoney in the process.

Your choice also depends on whatyour jobs prospects are, your wife’s em-ployment situation, your current sav-ings, current investable assets and whatyour income stream will be in retire-ment.

If life looks a little uncertain for you,you should take your $10,000 andstick it somewhere safe. If, on the otherhand, you feel comfortable with thecurrent state of your finances, youshould feel free to start paying downyour loan.

Dear Helaine and Joe: The chair in thephotographs belonged to my grandmother inthe 1920s. There is a picture of this chair in“The Heritage of Early American Houses” byJohn Drury, and it is said to have belonged toJohn C. Calhoun. Any information would beappreciated. – E.B.

Dear E.B.: In your letter, you believe apicture of the chair appears in “The Her-itage of Early American Houses.” We be-lieve there is a picture of a similar chair inthe referenced book and that particularpiece of furniture once belonged to JohnC. Calhoun.

However, we have examined the pho-tographs and have concluded that thechair in today’s question is not likely tohave been made until after Calhoun’sdeath. We feel it is probably circa 1860and, therefore, could not have belonged tothe famous orator.

Victorian furniture is divided into anumber of substyles. There is, for exam-ple, the Renaissance revival (1860-1875),which was influenced by the Italian Re-naissance and reinterpreted some Greekand Roman themes.

The chair belonging to E.B., however, isin the rococo-revival substyle that startedin the 1840s and persisted until around1865. Based on French-rococo design ofthe mid-18th century, pieces in this stylecan be elaborate with cabriole (S-curved)

legs and carvings of birds, flowers, fruitand human busts.

This chair, a tad restrained to have beenmade early in the rococo-revival era, ismore related to later items. It is probablethat this piece was once part of a pair ofchairs – a gentleman’s and a lady’s. Thisone with its straight arms is the gentle-man’s chair, while the lady’s would havearms spread more widely apart to accom-modate a woman’s voluminous skirts.

The value of most Victorian furniturehas plummeted in recent years. This wal-nut Victorian rococo-revival gentleman’schair still has only a modest value of be-tween $450 and $600.

Do you know what’s in your garden?If you were to ask a gardener “what’s in

your wallet?” at this time of year, the an-swer would probably be “very little.”We ’ve spent our money keeping some-thing else full: our gardens. As springcreeps closer and thoughts turn to grow-ing, take a look at what a few experts are

growing in their ownb a c k y a rd .

“I’m a big fan of let-tuce mixes and lettuce ingeneral,” says CurtisJones who, with his wifeJudy Seaborn, ownsBotanical Interests seedcompany in Broomfield( b o t a n i c a l i n t e re s t s . c o m ) .“T h e re ’re so many coolshapes and colors, andyou don’t have to usethem just for salad. Youcan hollow out Butter-

heads and put anything in them: meat,sauces.”

Don’t forget the things you can add into make it a salad, like spicy microgreens, mild corn mache salad, “orradishes. You can grate them over the sal-ad for a little spice if you don’t like thewhole thing. Red mustard is really good;it tastes like horseradish and is a fast

growing green for salads.”Peas never end up in their kitchen, al-

though Jones wishes they did. “We eatthem out in the garden while working.We dig up a bed, then go eat a few peas,dig another bed, then eat some more.”

Seaborn nods at the list of vegetablesthey grow for their family, then adds herfavorites. “A must have is Dinosaur kale,which is so delicious our daughters begfor it. Sautéed with olive oil and tossedwith pasta, oh that is delicious.”

Pointing to their black Lab, Buddy,dozing on the floor between us, shetalked of the near-mystical sweetness offresh carrots. “They’re irresistible, evenBuddy loves them. One day I found himin the garden, gently pulling up carrots bytheir tops with his teeth, then eatingthem. You should have seen his face, witha huge grin and his tail was wagging likec r a z y. ”

Jones is passionate about beets and in-cluded them in his donation of 30 typesof vegetables he sent to the White Housegarden. “We sent that because the beetmix is a great variety, and there are somevegetables that are so much better fresh,when you taste them it’s like eating an-other vegetable altogether. But will itchange the President’s mind about

beets?” he laughed. “I don’t know, I thinkwe should all be allowed to dislike some-thing.” (Jones plans to include themagain in this year’s donation).

Catherine Harley, co-owner with DaleZigelsky of Boulder-based Personal Fami-ly Farmers (personalfamilyfarmers.com),says, “What I eat is a little unusual. I loveto eat salads of hardy greens, so I growkale, collards and spring greens likemesclun mix and tatsoi to fluff it up. Ifyou want delicious salads, grow those,plus arugula and radicchio.”

Some early starters are popped in theground now, but harvested later. Brusselssprouts are something she thinks every-one should grow because the flavor whenfresh-picked is delicious. They’re worththe wait and the space, says Harley, andshe should know – her company builds,installs and plants garden boxes forsquare-foot gardening.

“If it’s in your backyard garden it tastesso much better than what you buy at thesupermarket. The attention a plant getsfrom you helps it thrive; once you startgardening you find out what the plantneeds and how to nourish it.”

Start getting ready now, says Harley,who recommends shopping at local gar-den centers to take advantage of early sea-

Credit scores play a major part in mortgage ratesBy Sheyna Steiner

Interest paid on a mortgagecan add up to hundreds of thou-sands of dollars over the life ofthe loan. The most influentialdeterminant of your mortgagerate will be your credit score.The higher your score, the lowerthe interest rate. On a loan aslarge as a mortgage, a mere per-centage point up or down canadd up to a significant amountof money.

Not only are credit scoresmore vital than ever when itcomes to getting a good rate ona home loan, but they will influ-ence whether you can even get aloan at all.

Credit is so tight and lendersare so skittish that buyers belowa certain threshold, typically aFICO score of 620, have a betterchance of striking oil in theirbathtub than securing a mort-gage. It’s possible, but will re-quire some digging.

Standards have not alwaysbeen so restrictive; the industryhas changed in recent years.

“It’s changed twofold: First

there is a minimum score thatyou need to have to even beconsidered for a mortgage,” saysLouis Spagnuolo, vice presidentof mortgage banking at WCSLending in Boca Raton, Fla.“And unless you have top-tiercredit, you’re not going to quali-fy for the best programs, termsand conditions.”

Though the tiers go up all theway to 850 on the FICO scale, ascore of 740 or more shouldqualify for the best mortgagerates from most lenders. De-pending on the lender, the mort-gage rates offered to the highestand lowest credit tiers can varyas much as a full percentagepoint and a half, says Spagnuo-lo.

Lenders prefer borrowerswith low balances, a long histo-ry of on-time payments and amix of credit utilization – for in-stance, a car loan and a coupleof revolving accounts such ascredit cards.

“Lenders look at several vari-ables on the credit report: out-standing debt; the outstandingdebt relative to the total avail-

able debt; the length of the cred-it history and the pursuit of newcredit – how many inquiries areon your report,” says Matt Hack-ett, underwriting manager at Eq-uity Now, a direct mortgagelender in New York.

Some types of credit may beviewed more negatively thanothers, particularly if there’s nota healthy mix of available creditand loans on your report.

“Store cards are looked onmore negatively. Lenders justdon’t like to see them,” Hackettsays.

Whether you believe yourcredit report to be pristine andunmarred by financial indiscre-tions, the ideal time to check itout for yourself is up to a yearbefore buying a home.

Go to AnnualCreditReport.com to get your yearly freecredit reports from Experian,TransUnion and Equifax. Makesure you get reports from allthree because lenders look at allthree scores and use the middleone, according to Hackett.

Consumers should be on thelookout for any information that

doesn’t belong on their credit re-port or that is incorrect. In2007, a survey by Zogby foundthat 37 percent of consumersfind errors when they checktheir credit reports.

“Sometimes people willquickly glance over their infor-mation and that’s it. But youshould take the time and look atthe account numbers,” saysSteve Katz, consumer communi-cations director for zendough.com, the consumer personal fi-nance site by TransUnion.

If the account is closed, makesure that is accurately reflectedon the credit report. Dispute anyerrors you find. If everything iscorrect, pay down balances andlet time do the rest.

Try not to apply for new cred-it if you’re thinking of buying ahome in the near future.Though it’s not always avoid-able, you should resist openingseveral new lines of credit atonce.

“A couple in a year is fine.Four or five in a year will startto have an impact. The best wayto think of it is that you don’t

want to appear credit-hungry, soyou don’t want to apply for a lotin a short period of time,” Katzsays.

If you’ve done all you can tohike up your score and still arenot happy with the interest ratelenders offer, you may be able tobuy down your rate. The typicalrange is 1 to 3 percent of thehome-loan amount.

Another way to get a premi-um interest rate is with a bigdown payment. Understandably,banks feel less jittery about yourprospects of defaulting on theloan with a down payment of 25percent or more.

“The down payment is thesecond-most-important criteriaafter your credit score becausethat is one of the mechanismsthe bank uses to gauge howrisky the loan is,” Spagnuolosays.

Transforming your credit re-port won’t happen overnight,but with time and consistencyanyone can get to the elite levelsof mortgage pricing and save aton of money in the long run.

Are you afflicted with a bad case of thewinter blues? Nothing will put a spring inyour step like a decorating project. Take alackluster room in your home and infuse itwith drama. Here’s how.

Bring on the ColorIf you have a small room that doesn’t get

much natural light, don’t fight it. Use it toyour advantage by turning the space into awarm, cozy cocoon. Paint the walls a dark,rich color like twilight blue, molassesbrown or gooseberry green. Then, sparkup the space with light accents. Paint yourtrim white or cream. Bring in furniturethat’s upholstered in light-colored fabrics.Make sure you use plenty of accent light-ing. Cover the walls with artwork that’slight and bright. Select window coveringsthat are light enough to pop out from yourdark walls. The contrast between the lightand dark will make the room sing.

Tempt Yourself with TextureAnother way to give your room a lot of

pizzazz is to fill it with a mix of irresistibletextures. Right now, I’m crazy about creat-ing tone-on-tone rooms in a white-and-cream palette, then adding in loads of in-teresting textures so the light and airyspace feels serene, not sterile.

If you’re redoing a bedroom, start bypainting the walls cream and the wood-work white. Cover the windows in light,gauzy drapes that feel like clouds, puttingbamboo shades underneath. I’ve fallen inlove with burlap drapes that are delicatelysmocked at the top because they perfectlywed this rustic fabric with a design style.

Bring in more texture through your fur-nishings. How about a bamboo desk thatdoubles as a nightstand or a wingbackchair upholstered in an embroidered creamfabric? Use a sisal area rug banded incream-colored cotton tape on your floor.
