Save the Date: Patterson Park House Tour

On May 2nd, we’re showcasing just how great our neighborhood is, and promoting it is a vibrant place to call home. Several homes will be held open , with residents on hand to answer questions and give information to attendees.

But there’s a lot to do between now and then to get our neighborhood in tip-top shape and ready to shine! Join a community clean-up, or just get out there on a nice day to sweep, plant, mulch, and scrub. Want to start a greening project on your block? Contact your sector V.P. (if you’re in the SE, that’s me!) to get the ball rolling.

We also need more volunteers at each house on the tour, so contact me if you can help out. It takes everyone doing what they can to keep our neighborhood healthy.

Upcoming Events in the Park While we’ve still got some cold snowy days left this winter, spring is on the way! Kick off the season with some great community events. Think about how you can pitch in to clean and green our community and get it ready for warm weather. Join one of the upcoming community clean-ups to meet your neighbors and work together to keep Patterson Park looking its best!

March 4th (Wednesday) Head to the Casino in the Park at 6p.m. to hear Audubon’s guest speaker, Ken Leinbach, speak to our community about his Urban Ecology Center in Milwaukee, and what possibilities our community has for such development. After the talk, head down to Three… for their first Build Your Own Burger night!

March 5th (Thursday) Come to a House Tour Planning Meeting (see box at left) at my house (9 S Linwood) at 7:30 to brainstorm marketing and publicity ideas, as well as work out additional event details.

March 8th (Sunday) Set your clocks forward – it’s Daylight Savings at last! In the coming weeks, use the extra daylight to clean, green, and beautify our neighborhood – even five minutes makes an impact!

March 9th (Monday) Come to the monthly PPNA Meeting at St. Elizabeth’s at 7:00 to keep up to date on neighborhood news and issues.

March 11th (Wednesday) Join Audubon at Three… for Ladies Night – A Night of Knitting and meet new friends, catch up with old, and work on (or learn!) your knitting (rsvp: [email protected]). Or, attend the weekly Citizens on Patrol Walk that meets at the corner of Linwood and Baltimore each Wednesday at 7.

March 26th (Thursday) Meet and mingle at this month’s Neighborhood Happy Hour at Roman’s (2 S Decker) starting at 7 p.m.

March 28th (Saturday) Time for a good Spring Cleaning! Head to the 100 block of Glover/Luzerne for a Neighborhood Clean and Green Social at 10 a.m. to be followed by food, drinks and socializing. In the evening, check out Patterson Park Public Charter’s Silent Art Auction , starting at 6 p.m.

Featured Real Estate Articles: American Recovery and Reinvstement Act of 2009

The recent passage of the American Recovery and Reinvestment Act of 2009 has prompted much discussion, debate, and commentary. I feel that the ARRA takes a broad scope approach to reinvigorating the market: strong incentives will help get first time buyers off the fence and in to homes, enabling current homeowners to sell their homes to finance move-up purchases. Further, the ARRA seeks to stabilize communities, promote environmentally friendly building and renovations, and address the catastrophic effect that high foreclosure rates have had across the country. Hopefully these efforts to revive the housing market will jump-start broader market stabilization.

I have selected excerpts from the American Recovery and Reinvestment Act of 2009, as published on the National Association of Realtors website www.realtor.org that may be of interest to those in our area:

Homebuyer Tax Credit – The bill provides for a $8,000 tax credit that would be available to first-time home buyers for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009. The credit does not require repayment. If any credit amount remains unused, then the unused amount will be refunded as a check to the purchaser.

Neighborhood Stabilization – The bill provides $2,000,000,000 in additional funding for the Neighborhood Stabilization Program (NSP). The NSP was created by the Housing and Economic Recovery Act of 2008 to provide grants through the Community Development Block Grant program (CDBG) to states and localities to address the problems that can be created when whole neighborhoods are decimated by foreclosures. The funds can be used to purchase, manage, repair and resell foreclosed and abandoned properties.

Commercial Real Estate - Commercial real estate is impacted primarily through those provisions of the bill focused on green building and energy efficiency as well as business tax incentives.

Low Income Housing Grants - Allow states to trade in a portion of their 2009 low-income housing tax credits for Treasury grants to finance the construction or acquisition and rehabilitation of low-income housing, including those with or without tax credit allocations.

Energy Efficient Housing Tax Credits & Grants - To promote green jobs and energy independence, ARRA invests significantly in efforts to make homes and buildings more energy efficient. Through 2010, homeowners will be able to claim a 30% tax credit (up from 10%) for purchases of new furnaces, windows and insulation. Another $5 billion will be available to modernize the nation’s electricity grid and install smart meters on homes that help to save consumers money. There is also $5 billion for weatherization assistance for low-income households and $2 billion for federally assisted housing (section 8) efficiency efforts.
