Step 1. We provide you with our current project prospectus for you to review. The prospectus will include in-depth information about the developer’s and their credentials, along with their live projects and security details.

Step 2. Each project will have an associated interest rate return available to you. Once you are happy to lend, our client services team will send you a copy of the relevant loan document for you to review and sign.

Step 3. Deposit your funds via escrow, and start earning interest straight away.

When lending with Properity you are simply partaking in a secured company-to-company loan, using a loan note structure. This structure gives you as the lender clarity and control of your loan and its associated borrower without having to take on any further obligations. Properity effectively acts as an introducer between lenders and borrowers, streamlines the process and manages the security.

Properity always require a debenture or other fixed and floating security to be granted to us by the borrower, meaning we hold control of the security/asset. Therefore in the event that a borrower fails to repay, we would seek to recover any shortfall by selling the property and passing the proceeds on to our lenders.

Although lending to secured property loans poses little risk in comparison to other investment asset classes, there are still risks to consider. Properity has been built specifically around borrower risk profiling and mitigation, and have adopted various processes to safeguard our lending community. This includes top tier legal counsel, FCA regulated payments, RICS valuations, credit searches and fraud detection and prevention systems.
