TEXAS

Dell Medical Research FacilityAt The University of Texas

he University of Texas and Seton Healthcare have come together for the beginning of a long-standing partnership at Dell Medical School located on the University of Texas

campus in Austin. The affiliation between these two organizations is significant, as the hospital will be part of an area-wide organized system of care for low-income and uninsured Travis County residents. Though Seton will be Dell Medical School’s primary partner in providing clinical programs, the University will maintain the freedom to seek a range of partners on education and research programs. It is a significant marriage between two prominent organizations in the Austin area, combining academic medicine and the surrounding community to improve health outcomes.

Bergelectric was proud to get the nod for the electrical installation at Dell Medical Facility—not only because it was a great opportunity to work at the University of Texas, but because of the facility’s noble ambition of providing cost-efficient healthcare and education to the local community. “It really is a monumental healthcare facility for the Austin region,” said Bergelectric’s Austin Division Manager Louis Wyler. “The

opportunity to work with the University of Texas on a facility that has captured the excitement of the entire community is special.”

The UT Dell Medical Research Facility has also been a great opportunity for Bergelectric to again work with Hensel Phelps in the state of Texas. Having a long relationship

with Hensel Phelps on projects across the country, the Bergelectric-Hensel Phelps team is off to a great start in Texas with projects like the ABIA Terminal East Infill project and the City of Austin Central Library. “The UT Dell Medical Research Facility will continue the Bergelectric-Hensel Phelps team momentum in the Lone Star State,” said Wyler.

Because of the jobsite’s on-campus location (University of Texas in Austin campus), Bergelectric took advantage of some of their innovative practices to help eliminate congestion on-site. Just-in-time deliveries, for instance, have been utilized nicely. These include prefabricated materials and major electrical equipment, delivered to the job-site just before they are ready to be installed by Berg field crews. Additionally, material management carts (a.k.a shark cages) have been used throughout the site for efficient material handling and waste disposal, making for a lean installation process. Bergelectric has relied on modern technology for a more efficient installation process as well. Not only did Bergelectric utilize BIM coordination on the entire project, Trimble Total Station® was used to produce pin-point accurate installation points for field installations like floor boxes and sleeves for the main electrical rooms.

Crews recently celebrated the topping out of the research facility in August of 2015, and the team is on track for a 2017 completion. Once completed, the university is intending on achieving an ambitious LEED® Silver Certification.

UHS Henderson Hospital BERG’S USE OF MODERN BIM TECHNOLOGY HAS

RAISED THE BAR FOR CONSTRUCTION EFFICIENCY

t Henderson Hospital—located on the campus of Union Village in Henderson, Nevada and the sixth acute care hospital within The Valley Health System —Bergelectric has

utilized their innovative Building Information Modeling (BIM) and Prefabrication resources to accomplish an unprecedented installation process. Challenged with a four-week schedule to perform all below-grade installations in the main electrical room, Bergelectric made use of advanced technology in a coordination effort that could only be defined as “the future of electrical construction.”

Armed with Revit®, NavisWorks®, and AutoDesk Point Layout® (APL), Bergelectric’s BIM Department made it possible to prefabricate the entire underground installation off-site, then ship the assemblies in sections for installation on the job-site. Revit® allowed Berg to digitally embed each conduit with detailed information in the 3D and 2D models (i.e. size, designations, dimensions), color-coordinate conduits to track the appropriate conduit group, define duct-bank cage specifications for prefabrication assemblies, and divide the entire assembly into sections. NavisWorks® enabled Berg’s BIM Department to review the coordination model for conflicts that included footing areas of influence. APL was used to precisely layout the same points off-site that would be used for final placement on the job-site—including walls, grid lines, and equipment windows. “It was an impressive use of modern construction technology,” said Bergelectric’s BIM Technology Manager Derek Renn. “I am really proud of our BIM Detailers and how they have adapted to using advanced technology.”

“Completion of the electrical underground scope of work was vital for other trades to begin their installation and key for the entire project to remain on schedule,” said

Bergelectric Superintendent Mike McGowan. “Pressure was on us to keep the schedule in line, to reduce the stacking of trades on-site, and to reduce safety risks due to the erection of steel on the job-site. We had to turn to our BIM and prefabrication resources for innovative solutions, and they delivered.”

The benefits of prefabricating the entire underground system off-site were stunning. Bergelectric was able to reduce field installation time of the main electrical room from four weeks to just five days—reducing labor cost by 19%. Not only did the prefabrication assembly yard offer Berg crews a controlled/safe construction environment, but the process reduced on-site labor cost, trenching sizes, and on-site safety hazards. Bergelectric was able to expand their existing underground prefabrication capabilities and now have the capacity to include the conduit connectivity of sections within a transportable footprint.

“This project really set new heights for Bergelectric’s BIM and prefabrication capabilities,” said Bergelectric President Alan J. Mashburn. “Projects like Universal Health Services’ Henderson Hospital help us to push our boundaries and bring about a sense of excitement for implementing these practices in future projects.”

Bergelectric, in a design-build role with Valley Health System and TJK Engineering, is now embarking on the above ground installation on the massive healthcare campus. Once completed in late 2016, the UHS Henderson Hospital will feature: emergency services, inpatient and outpatient surgery, women’s and children’s services including pediatrics and maternity care, cardiology, ancillary services—including radiology, laboratory, respiratory and inpatient pharmacy—and nursing units for medical/surgical care, intermediate medical care and intensive care.

A Using NavisWorks®, Bergelectric reviewed the coordination model for conflicts underground—including footing area of influences.

Bergelectric used Revit® to identify and track the appropriate conduit types by color.

In a controlled environment, Bergelectric prefabricated the entire main electrical room assembly above ground prior to shipment to the job-site.

With the use of Revit®, the prefabricated installation was built in sections for easy shipment.

Once on site, the prefabricated assembly was installed and tied into existing duct banks. The installation process on-site took only five days.

Building Seattle’s SkylineBERGELECTRIC IS REACHING FOR NEW HEIGHTS AT TOWER 12

ergelectric is working with Continental Properties and PCL Construction on a new 34-story apartment project in downtown Seattle. The tower will be located at the northwest corner

of Second Avenue and Virginia Street. It will be called “Tower 12” for the Seattle Seahawks’ fans known as the “12th Man”. Tower 12 will be one of the largest buildings in downtown Seattle—and only one block from the famous Pikes Place Market. This was a unique opportunity for Berg as it was a collaborative design with Rushing Engineers utilizing Revit® technology and Autodesk BIM 360™ Glue® for trade coordination.

Autodesk BIM 360™ Glue® is a cloud-based BIM Management program that allows Bergelectric and other trades to update their models in real time, reducing the process of manually converting files, and allowing for a more streamlined collaboration process. The software eliminates the old coordination process that was more time-consuming because models were only updated on a weekly basis. Now, with BIM 360™ Glue®, Bergelectric is able to participate in virtual meetings and model updates on a daily basis; an expedited and more accurate process. Storage space and off-loading areas are limited at Tower 12 due to the congested downtown location. Bergelectric will undergo a stringent coordination effort with vendors/suppliers to ensure the deliveries arrive “just in time” with minimal impact to the job-site. Additionally, Bergelectric will rely heavily on their Prefabrication Division to minimize on-site material handling. As an example, Berg’s Prefabrication Division will use their off-site, controlled environment to assemble load-centers with pre-assembled homeruns for field installation—ensuring quality and eliminating overcrowding on the job-site.

To help accelerate the project deadline, Bergelectric is scheduled to have 25 electricians on-site during peak construction (fall of 2016). Berg crews will be installing the following: two 3000-amp services for residential and house power capabilities, 1000-amp service for four (4)

future retail spaces on the ground floor, 400-amp fire pump service, and 750kW diesel generator to support emergency loads such as the fire pump, elevators and egress lighting.

Once completed, the tower will have a total of 314 units ranging from 44 studios to 12 luxury penthouses. The tower is uniquely oriented to take advantage of

Bviews in all directions of the city. There will be amenities on the 34th floor—including an outdoor terrace with sitting areas and barbecues, a resident lounge, library, game room, and exercise facility. Residents will also have access to a media center, conference room, and outdoor fireplace and barbecue area on the sixth floor. Over 7,000 square feet of high-end retail will exist at the lobby level.

and switchgear alternatives not only helped to speed up the installation process, but also minimized the overall cost for Petco.

Due to a well-organized field crew that peaked at 52 electricians during the height of the installation, Bergelectric was able to overcome obstacles that included on-site congestion from other contractors, and spray-on noise insulation in the exposed ceilings that could not be disturbed. The exposed ceilings created another challenge for Berg when it came to the installation of MC Cable. Field crews were tasked with the meticulous placement of all exposed MC Cable in the ceilings in order to maintain the facility’s aesthetic appeal. “This was quite a challenge,” said General Foreman Fernando DaSilva. “We really had to think outside the box to reach our goal without getting behind the schedule.”

Petco’s new “people-and pet-friendly” Support Center was opened in August of 2015 and now brings together 650 Petco employees from across San Diego County.

San Diego-based Petco—the privately held pet retailing giant (founded in 1965)—operates more than 1,300 pet store locations across the United States, Mexico, and Puerto Rico. Petco’s brand is recognizable virtually everywhere, however, the name has become synonymous with San Diego by becoming a major local employer in the county and by placing their name on top of the San Diego Padre’s home park.

With the help of Bergelectric, Petco recently opened their brand new, 300,000-s.f. National Support Center—an advanced office facility that includes pet friendly elements like synthetic turf installation, pet watering stations, and topiaries of dogs and cats. The new headquarters will allow the industry giant to consolidate their corporate campuses throughout the San Diego area.

Within an unprecedented eight-month schedule, Bergelectric—in coordination with Whiting-Turner Construction—worked diligently to meet Petco’s ambitious schedule. Value engineering ideas like alternate fixture packages, MC Cable branch alternatives, aluminum feeders in lieu of copper feeders,

MULE CREEK INFILL COMPLEX HOW BERGELECTRIC HAS BEEN ABLE TO EXCEL DESPITE AN AGGRESSIVE CONSTRUCTION SCHEDULE IN NORTHERN CALIFORNIA

On the hard soil in Ione, California (Amador County), Bergelectric has made great strides on one of their largest design build correctional facilities to date—Mule Creek Infill Complex. The California Department of Corrections and Rehabilitation (CDCR) project will include 544,000 s.f. of new construction across 23 individual buildings, and will house Level II inmates for the California Prison System. The Mule Creek Infill Complex is adjacent to the active, high-security Mule Creek State Prison.

Bergelectric has teamed with Hensel Phelps and electrical designers EXP Services,

(COBie), will serve as the final sign-off document used by all subcontractors to coordinate overhead MEP utilities, and as the final as-built document that will eventually be turned over to CDCR.

Because of the fast-track schedule involved with this colossal installation, Bergelectric made a great effort to engage in the design process early on, which has been key to keeping the project on track. “Our Design Manager, Dean Oltjenbruns, has been on board from the beginning—successfully managing the design process,” said Bergelectric’s Project Manager, Dan Winkels.

Inc. in a design-build effort that can only be described as “extraordinary.” With only 800 days for design, permit, construction, commission and turnover to CDCR, the team has had to take exceptional steps to ensure the project meets the demanding schedule.

To start, Bergelectric’s BIM Department was brought on board at the early design stages. Using BIM Level of Development (LOD) 500, they were able to coordinate the underground activities in a joint-trench that ran the perimeter of the prison. The BIM model, combined with Construction Operations Building Information Exchange

“He has helped bring concept to reality by working with the field staff on a daily basis.”

In the field, Bergelectric has equipped themselves with a highly-skilled supervision staff that had recently come off of two successful CDCR projects. “Without the knowledge, professionalism and prison experience that Foremen, Mike Pintus, Mike Keefe and Mike Amador brought to the table, this project would be nowhere near the level of completion it is currently in,” said Bergelectric General Foreman John Larson. Thus far, Bergelectric field forces have peaked at 115 electricians—15 of which were Foremen.

Bergelectric’s scope of work does not stop at the electrical installation. Their National Technology Systems Group has been contracted to provide the low voltage system installation that includes telecommunications, MATV, and fire alarm. Low voltage technicians have peaked at approximately 30 technicians on site thus far.

Though Bergelectric has teamed with Hensel Phelps on similar correctional facilities in the state of California that include the 1.1-million

Complex. LEED® features include daylight harvesting, LED lighting in select areas, separate metering of general power, and lighting and mechanical loads for Energy Measurement and Verification (EM&V).

Special environmental issues had to be addressed on the job-site. Permits were required to cross Mule Creek (the adjacent creek that the facility is named after). Additionally, local Native American tribes were invited out on a few occasions to examine suspected Native American remains.

Despite the aggressive schedule and arduous installation process, Bergelectric is on track for completion in May of 2016. “Much credit needs to be handed out to our management staff that has helped keep this project on track from day one,” said Bergelectric Sacramento Regional Manager, Pete Casazza. “This has been a monumental job for the Sacramento Region. So far…it’s been an all-around success!”

s.f. Coalinga State Hospital and the San Quentin Central Health Services Facility, the aggressive schedule at Mule Creek Infill Complex is truly unique. There were three separate precast concrete operations going on simultaneously that produced 892 off-site electrical panels, 750 on-site electrical panels, and 216 on-site dorm module units. The precast components were crucial in keeping the project on schedule. In fact, Bergelectric had field installation crews working in staggering shifts for 24 hours/day, six days a week during much of this process to insure the installation met the demanding schedule.

In addition to the correctional complex, Bergelectric is installing a new substation and power generation facility. The adjacent substation will consist of four (4) 2MW Kohler generators, 1,200A ASCO Paralleling Switchgear, 24,000 Gallon Fuel Farm and a 15/20MVA 60kV:12kV substation. The new substation will tie into the new Mule Creek Infill Complex along with the existing Mule Creek State Prison.
