Avex Homes Reports Sales of 15 New Homes Through Grand Opening of Cypress Village at

Avalon Park West in Wesley Chapel

Avex Homes reports it sold 15 new homes at Cypress Village at Avalon Park West in Wesley Chapel before the close of the new community’s grand opening last week.

Stephanie Hodson, vice president of marketing for Avex Homes, said Cypress Village at Avalon Park West, 3.5 miles east of I-75 on State Road 54, will soon have all 15 new homes under construction and have already had the first resident move in.

Avex Homes recently unveiled two new single family model homes priced from the $160s at Cypress Village.

Built on the rich traditions of small-town life, Avalon Park West has a pedestrian friendly character with tree-lined streets meandering around lakes and neighborhood parks, rocking chair porches on its craftsman styled homes, nearby schools, and shops that are designed to evoke the ideal of main street America.

Avex Homes is building 342 homes at Cypress Village at Avalon Park West. Eventually Avalon Park West will ac-commodate as many as 4,400 homes and more than 700,000 square feet of commercial space in its Town Center.

For information call 813-364-4918 or email [email protected]. v

Since 2003, Small World Pediatrics has been providing comprehensive pediatric services in Wesley Chapel from birth

through the college years. With their new office, across from the recently opened Florida Hospital Wesley Chapel, the professional staff is able to provide even more services. Dr. Jose D. Jimenez, a USF medical school graduate, and his dedicated staff, are focused on illness prevention for your child. They do this by following the guidelines set forth by the American Academy of Pediatrics. Small World Pediatrics also provides school & sports physicals to ensure your child is healthy for their daily activities. These exams include routine blood, urine, vision and hearing tests. Small World Pediatrics offers prenatal consultations for expectant parents. As new parents know, you spend a lot of time with your pediatrician. These consultations are a great way to see the office and get to know Dr. Jimenez and the staff. Once your baby is born, they will start caring for your child at the hospital to help make sure he or she has a healthy start to life.

At Small World Pediatrics, you and your child get personal attention from the beginning to the end of their illness. When your child does catch a “bug”, the Small World Pediatrics team is there

to help remedy the situation and get your child back on their feet again. Dr. Jimenez is an advocate for his patients and his profession. He currently serves on the Board of the Florida Medical Association, the Florida Chapter of the American Academy of Pediatrics, the Hillsborough County Medical Association, and the Hillsborough County Pediatric Society.

Small World Pediatrics is located at 2527 Windguard Circle, Suite 102 in Wesley Chapel off Bruce B Downs (Across from Florida Hospital Wesley Chapel.) You can contact them Monday-Friday from 8am-5pm at 813-907-8001 or anytime at www.SmallWorldPrediatric.com. v

Spring is one of the most important times of year for your landscape. It is a time that you can set the stage for the rest of the year. After a crazy winter this year with mostly high temperatures mixed with a few chilly days, the plants and trees are once again confused. Thinking that Spring has come early, many species have started blooming in late January early February.

Regardless, here are some things you can do to improve the look and life of your landscape.

Rejuvenation cut backs to many species are recommended. For shrubs that have become thin and leggy and have stopped producing foliage on the lower to mid part of the plants, frost damage or plants that have been sheared at the same height for long periods of time can benefit from cut backs anywhere from 1/3 reduction to ground level (depending on the species and

amount of frost damage). This allows the plants to rejuvenate and you will be amazed how nice the plants look with a fresh flush of foliage. Follow up with an application of fertilizer at this time to help promote the new growth. Also keep an eye out for different pest species that love to feed on the tender new shoots.

Keep in mind that we live in Florida and it can be 80 degrees one day and 30 the next! As a rule of thumb it’s best to wait until at least the 3rd week of February then check the extended weather forecast to ensure that you don’t cut back too early and take a chance on killing your plants. I know we all get anxious after looking at brown leaves or bare stems for several weeks, but it’s best to play it safe.

Thanks, From LMP

By Mark Grover LMP District Manager

After many months of trials and tribulations the renovations to the club house and swimming pool are coming to an end. You will find the entire pool has been resurfaced; a new paver-style deck, a smoking area and all new pool furniture have been installed.

The last item that needs to be completed is fixing our water purification system to exceed Pasco County standards. We have been advised that our salt water generation system using TRICORE Chlorine tablets is not sufficient to handle high bathing loads and extremely hot temperatures. We are currently having several pool companies examine our filtration setup and make recommendations to bring it up to standards. Your health and safety are our major concerns.

If you have been in the clubhouse lately you’ll notice several changes have been made. The entire building has been repainted. Offices have been relocated for better customer services.

Getting your membership card for access to the facilities is now more convenient. New lounge furniture will be installed, along with televisions and a computer station with internet access. The library has been moved into one of the meeting rooms.

You’ll also notice as you tour your facilities that upgrades are being made to comply with the American with Disabilities Act (ADA). The gate latches are being repaired for easier opening.

What would you like to see? We’re looking for suggestions on how we can better serve you. What activities would you and your family like to see at the clubhouse? You tell us - sand volley ball, shuffle board, a soccer field, pancake breakfast, and entertainment? We’re open to your suggestions.

However, if you live in a gated community it could cost you $114.00 because you are cited under State Law, not Pasco Ordinance.

Currently Meadow Pointe II employs two Pasco County Deputies. Deputy “Big” Ben Beson and Rick “The Hammer” Meagher are very nice guys who are lenient. Having guests over for dinner, no problem. But day in/day out parking in the street will get you a ticket.

However, the law is the law! Meadow Pointe II has a resolution in place that permits the CDD to have illegally parked vehicles towed.

If you are planning a party or having guests visit, go to the clubhouse and fill out an application for on-street parking. Allow them seven business days to process it for you. The cost of the permit is $30, good for four events within a calendar year. This fee is for Pasco County-not MPII.

NO PARKING

SPEED KILLSWe’ve all heard the saying that speed kills. Accidents due to speeding not only affect the families who have lost loved ones but they also take an enormous emotional toll on drivers of vehicles who are involved in fatal accidents. 100’s of people in the United States lose their lives daily because of traffic fatalities involv-ing cars and trucks. In 2012, Pasco County recorded 55 individuals who lost their lives due to traffic accidents.

There are many things to consider when deciding to go 45 or 50 MPH in a 40 MPH zone. There is obviously the cost of a speeding ticket, a possible loss of driving privileges and

a chance that higher insurance premiums may be assessed.

In the past quarter our two deputies have written more than 300 citations in MPII. “Big Ben” and “The Hammer” Meagher are there to Protect and Serve and make sure that MPII is a safe driving community. We are grateful for their presence.

SO DRIVERS BEWARE!! YOU ARE BEING WATCHED! SLOW DOWN SO OTHERS MAY LIVE.

Get Healthy & Feel Great this Spring!

Medi-Weightloss Clinics® offers expert medical help for losing weight without

surgery or fad diets!

Whether losing 10 pounds for a bikini or 100 pounds to save your life, weight loss isn’t easy. Kelli Maw, MD, noticed that many of her patients were looking for a program that would help them lose weight, and the run-of-the-mill local options didn’t seem to be enough. That’s why Dr. Maw decided to join Medi-Weightloss Clinics® in Lutz.

With summer just around the corner, now is a great time to get into shape.!!! Medi-Weightloss Clinics® is the nation’s premier physician-supervised, weight loss program. Since 2006, the Lutz location has been offering local residents a way to lose weight and keep it offᵻ, without resorting to fad diets or invasive surgery.

At Medi-Weightloss Clinics®, “we have physicians and nutritionists

on staff, and, in addition to the physical aspects of weight loss, we stress nutrition and education,” she says. “Medi-Weightloss Clinics® is committed to seeing patients keep the weight off. We focus on education and living a healthy lifestyle, which includes exercise and appropriate portion sizes.

On average, patients lose 7 pounds the first week and 2-3 pounds each week thereafter for the first month. Since opening, the Lutz location has helped patients drop more than 30,000 pounds combined.

The program begins with a 90-minute Initial Consultation, where patients receive a comprehensive exam that includes a review of their medical history, a physical, EKG, blood work, and a body fat analysis and weight and BMI measurement. Dr. Maw will discuss patients’ goals with them and make diet and exercise recommendations as well as provide vitamin supplements and an appetite

suppressant if applicable. During weekly follow-up visits, which last 15-20 minutes, patients will receive supplemental injections, a weight analysis, and weight loss support.

Medi-Weightloss Clinics® patients also receive access to the Signature Patient Website, which features delicious, healthy recipes and hundreds of exercises. Patients also can track their weight loss success and log their fitness activities.

Dr. Maw also keeps patients’ primary care physicians informed on their progress, allowing healthcare providers to align their care, such as lowering blood pressure or cholesterol medication dosages when warranted. And that’s an advantage of the Medi-Weightloss Clinics® Program. By losing weight, patients lower their health risks.

At Medi-Weightloss Clinics®, it’s not just about losing weight, but embracing

a healthy lifestyle, improving self-esteem, and preventing chronic diseases. “We will coach and support you so that you can take charge of your weight and health and feel your best again,” says Dr. Maw.

With the support and guidance of the professional Lutz staff, the process of losing weight doesn’t have to be a lonely one. Let Medi help you make this summer the best season yet!

Make 2013 all about getting healthy and feeling great! To make an appointment call 813-909-1700. The clinic is located at 24420 State Rd. 54, Lutz 33559. Or go to their website www.mediweightlossclinics.com/locations/lutz/ for more information. v

Meadow Pointe III has some un-wanted guests: wild hogs. If you see one, or if your yard is being torn up, please call the clubhouse at 813-383-6676.We are working on relocating our guests.

Everyone loves to have our four legged friends around, but having a pet in a deed restricted community comes with

responsibilities. For instance, when we take our pet for the daily walk around our lovely community we have to remember to bring our waste pick-up bags. The Meadow Pointe covenants require us to clean-up after our furry friends.

We are also not allowed to own pets that create excessive noise, for the consideration of our neighbors. In addition to picking up after them, we must also keep them under direct control and supervision at all times (such as on a leash). There are some areas locally where you do not need to keep them on a leash, like dog parks. These are fenced in areas designed especially to allow our canine confidants to roam free and

frolic amongst their own kind. Below is a list of some nearby parks where they can “unleash” and “go wild”. There is a dog beach, where Fido can take a dip in the bay and one of the parks has a mini obstacle course to test their agility.

As always feel free to share your stories or comments with [email protected]. v

As we are approaching Springtime, many home-owners are beginning exterior projects to their house and landscaping. The Association would like to remind everyone: No construction, modification, alteration or other improvement of any nature whatsoever, ex-cept interior alterations not affecting the external structure or appearance, shall be undertaken on any residential unit unless and until the plans of such construction or alteration have been ap-proved in writing by the Design Review Board (DRB).

You can obtain an alteration application with a copy of the “Design Criteria & Development Policy Standards” by going onto the Meadow Pointe website; www.mymeadowpointehoa.com or stopping by the Meadow Pointe III/IV clubhouses for a copy of the application and policy standards.

GreetingsMEADOW POINTE III/IV HOMEOWNERS

The Design Review Board of MP III and MP IV would like to remind the residents that we are a deed restricted community.

By accepting title to deed-restricted properties, all homeowners have agreed to make no change in the appearance of their homes without prior review by the DRB.

This covenant applies to changes; such as adding a pool, repainting a house, or fencing a yard. As well as alterations that are more subtle, such as adding play sets or changing the layout of the landscaping.

This process is not meant to restrict anyone’s freedom or creativity. It only serves to preserve an attractive and livable community, protect the value of all residential property and to ensure that every change is consistent with the community-wide standards.

Any homeowner who proceeds without prior approval takes the chance of hav-ing to change or remove the modifica-tion at their expense.

Copies of the Design Review Criteria and Architectural Standards for MP III and MP IV can be found at both club-houses and online at the HOA website. www.mymeadowpointehoa.com

The HOA is looking for a social events committee that will

USF Pre-CollegeBegins Registration

The academic summer 2013 pro-grams for high school juniors and seniors expose students to university-level learning. The University of South Florida’s Pre-College 2013 is now opening registration for summer academic programs for junior and senior high school students. Students may enroll in one or more of nine programs, selecting from a broad spectrum of academic disciplines. Programs range from two days to four weeks and offer

overnight (residential) or day (com-muter) access. USF Pre-College 2013 provides students with opportunities to explore university-level learning in an intensive, exciting and enjoyable on-campus environment. They can explore interdisciplinary studies and experience USF research firsthand while gaining exposure to potential careers. This year’s program brings a strong science, technology, engineering and mathematics (STEM) focus by offer-ing several STEM-based academies. “Students who enter college with prior exposure to state-of-the-art STEM research are uniquely posi-tioned to engage faculty in under-graduate research activities that will enhance their academic performance and provide them with a competitive advantage in the job market and ad-mission to graduate and professional programs,” says STEM Academy Director Richard Pollenz.

PTA DAy In THE PARKPasco County Council PTA and Seven Oaks Elementary School PTA invited Pasco County families to the field at Seven Oaks Clubhouse to slide down a slide, play ball, enjoy some music, jump in the bounce houses, breathe some fresh air, and just enjoy being outside on a beautiful afternoon. PCCPTA invited sponsors Fun Services, who donated the bounce houses for the afternoon, PROtential Sports, who sent coaches to organize games with the team from Boosterthon, who also brought music and water bottles. This event supported the National PTA Healthy Lifestyles Initiative. Kids are spending a majority of their time sitting still, which is becoming a major health risk. American children 8 yrs and older spend an average of 6.5 hours per day engaging with media technologies including watching televison, playing video games, or on a computer. Studies have shown the more TV watched, the more likely to be overweight (National PTA Magazine 2010-2011.) Why PTA Day in the Park? Because our children matter!
