The Mack Community is ready for a new building. It started seven years ago with a commitment to show God’s love to a neighborhood. Since then, we’ve seen wonderful things happen. A church body has grown and the community has responded.

In many ways, this building will be an extension of the life that has taken place here.

It’s not just any neighborhood, it’s our home. We are proud residents of the neighborhood and have been for many years. We’re excited to be a part of this organization because we see it responding to needs in our community—needs that have been expressed by our community, specifi cally in the areas of education, housing, and economic development. And we’ve responded to those concerns with opportunities that celebrate literacy, off er excellent legal services, organize high-quality youth recreation and sports, rehabilitate homes, and start small businesses.

MACC Development is focused specifi cally on the holistic revitalization of Detroit’s 48214 neighborhood.

MACC Development is essentially the sum of its parts. MACC Lit is tutoring kids, MACC legal is providing aff ordable legal services, MACC Housing is rehabbing homes and engaging blight, and MACC Sports is creating community through soccer.

With all this amazing work taking place in our organization, plus the activity happening at Mack Ave Community Church, there is a lot going on. This creates a lot of energy in the community, and that provides an opportunity to build relationships and neighboring friendships. Starting out decentralized has allowed us to grow in a very grassroots way.

At the same time, that eff ort has created an energy that cannot really be located in one specifi c place, at least not until now. Before, we really struggled to centralize our eff orts and concentrate our time and energy in a single meeting space. We didn’t want a headquarters for the sake of one; we desire to see each of our initiatives building off of each other, creating synergy that can and will add great value to our community as a whole.

We long to have a place where people can celebrate their community.

Page 12: MACC Building Concept Book

12

The building was never a focus for us; we didn’t want that to become the goal of our ministry. We just wanted to trust the Lord. Sure enough, God provided us with this incredible building right on Mack Avenue—a huge blessing. It was as if the Lord was saying “I’m providing a space for you because you’ve always longed to have a place where people can know who and where you are.” We’ve wanted a central location where the community can feel like they have a safe place to go and they can be reminded of their God-given value, purpose and worth.

This brings us to the next stage of Mack Avenue Community Church’s ministry. At fi rst, we were introducing ourselves to the community, relocating to the neighborhood, and building trust. But now, we’re past all of that. We’re neighbors. We’re here, we’re invested in the community, we’re shareholders in the community. We’ve been building friendships and infl uence within the community. So now, we can have a place that builds a landmark for the people in the neighborhood. The MACC Building is a natural progression of what God is doing in our ministry.

The MACC Building is a natural progression of what God is doing in our ministry.

When we say the 48214, we are talking about a specifi c place here on the lower East side of Detroit. This zip code contains all sorts of dynamics—everything from the historic Indian and West Village neighborhoods, to the stabilizing neighborhood of Pingree Park, to exciting business ventures that are happening on Jeff erson and Agnes, to new business ventures on Mack Avenue. We’ve got a diversity of ethnic groups, socioeconomic statuses, church families, and neighborhood schools. All of that makes for a lot of exciting things happening in one place. We’re proud to be in the middle of all that activity as homeowners and residents of the community.

MACC Development is focused on the holistic revitalization of Detroit’s 48214 neighborhood.

Challenging dynamics exist within our community. Mack Avenue has served as an artifi cial dividing line between people, and therefore cultures and communities, that have tensions between them. Our neighborhoods are defi ned by misunderstanding and confl ict. As a church, what we’ve said is that we want to bridge this divide. We want to foster a community that is able to acknowledge the past and move forward, overcoming prior tensions that have kept our neighborhoods divided. We want to be the driving force for uniting this community.

Mack Avenue has been an artifi cial dividing line between people.

The building was extremely aff ordable, but being right on Mack Avenue also has incredible strategic signifi cance for being a space to gather together our diverse communities, like in Indian Village, West Village, Pingree Park, surrounding neighborhoods, folks of diff erent backgrounds and diff erent stories. This building is now a meeting place for those communities—a space where people can be brought together under common goals and values, a space where we can eliminate the fragmentation that obstructs greater progress in our neighborhood.

Buying the MACC building was a strategic decision.

Mack Ave is a community church with a local focus. The church is an expression—we are here to share our faith, help others know who Christ is and to see more worshippers honor Christ. Our heart, our whole vision, our whole desire is to bring honor and attention to God through the Holy Spirit so that God will be made much of and that people will have a personal relationship with Jesus Christ. We do that not through impersonal means—a drive-by ministry, if you will—but through the diligent laboring of relationship-building and neighboring, through the building of trust and expressions of compassion.

It started with Mack Ave Church.MACC Development was a response.

When we started Mack Avenue Community Church, what we realized is that in our community—as we were continually caring for people, neighboring and sharing the Gospel—we found ourselves having to help people with a lot of home renovations. The way we were able to communicate love to people was not just by saying “Hey I just wanna let you know Jesus loves you.” We were able to show this by going over to their home and saying “How can I help you with your door, how can I help you nudge your walls, how can I help you paint?” As we began to help and care for people practically, people began to see us not just as foreigners proclaiming the Gospel, but as their neighbors and friends, which gave us an opportunity to share the love of Christ.

I share that because God has shown us that this ministry is going to look diff erent than what we thought. A big portion of our work here is brick and mortar in addition to proclaiming the Gospel. We found ourselves renovating and buying homes. We’ve found ourselves helping kids learn to read and helping people with legal matters in our community. God basically said, “You’re going to have to minister with your hands,” and that’s how MACC Development started.

As an organization, we have deliberately chosen our neighborhood’s agenda, and no one else’s. Every program, eff ort, and initiative has been created at some level as a response to the concerns raised by our community—concerns that include the issues of education, housing, and economic development. MACC Development has, over the past three years, created programs to respond to those issues—programs that focus on issues of literacy, legal services, youth and recreation, housing rehabilitation, and small business development. Each staff and support staff member is a 48214 resident, as is the majority of our Board of Directors. That’s led to community-based responses that exchange the top-failures of other development projects with the front-porch approach we’ve chosen to take. While we continue to seek out and apply best practices in development, gain the support of partners and stakeholders in the Greater Detroit region, and make major investments in our community, we remain confi dent that our organizational decisions are guided by the wishes of our community fi rst and foremost.

MACC Development has created programs that respond to major needs in the neighborhood.

MACC Lit provides one-on-one tutoring to students in our community.Through participation in this literacy program, we’ve seen kids grow an average of almost two and a half reading levels every year! This is incredibly important in our community, where illiteracy has made success in high school, college, and beyond feel almost inaccessible.

At MACC Lit, we are helping parents engage this pressing issue by making sure their children enjoy quality time and attention from individual tutors, by providing detailed lessons for each child, by organizing a top-fl ight two-month summer enrichment experience, and by inviting them to celebrate with us each month at a potluck dinner that highlights our students growth and sets time aside for parents and MACC Lit staff to discuss literacy strategies in the home.

We’re seeing children not just succeeding in literacy, but succeeding in school and thriving in life.

Page 36: MACC Building Concept Book

36

MACC Legal meets an important need for legal services on the Lower East side.Legal challenges obstruct real change in our neighborhood. From restraining orders, workers compensation, public benefi ts, and landlord-tenant challenges, our community has a great demand for quality legal services, but little access. Hiring an attorney is almost entirely prohibitive, and nearly all aff ordable, Detroit-based legal services are located in the central or west sides of the city. If neighbors do manage to successfully navigate the limited city transportation services, legal clinics often turn away 4 out of 5 clients.

In response, MACC Legal provides access to high-quality attorneys and legal volunteers at an incredibly reduced rate. Clients have access to assistance with legal documents and, in the future, courtroom representation and mediation services. In every case, clients are cared for holistically and are served out of a framework of restorative mediation and just reconciliation as opposed to more common forms of antagonistic legal advice.

MACC Housing focuses on rehabilitating homes and removing blight.Aff ordable housing is a penultimate issue in our neighborhood. Traditional forms of fi nancing have made it almost impossible to purchase a home, even as housing prices remain weighed down by pervasive blight. The total eff ect is a complicated series of neighborhood dynamics that perpetuate crime and drive down the quality of living experience.

In response, we’ve renovated and sold homes to families within our community by leveraging volunteers, donations, and the charitable work of church members and local contractors. More recently, we’ve focused on the issue of blight engagement, where we’ve gathered hundreds of volunteers and partnered them with local residents and block clubs who know the major issues of their communities. These groups—led by the local residents—tackle everything from home improvement projects and the maintenance of public spaces and playgrounds, to boarding up hazardous vacant homes, removing illegal dumping, clearing overgrown alleys, and beautifi cation projects. What’s accomplished is more than clean ups and fi x-ups; we see a dynamic cross-cultural activity that destroys stereotypes and challenges people from diff erent backgrounds and experiences—our neighbors and outside volunteers—to collaborate for the greater good.

MACC Sports has grown to include well over 100 kids in just three seasons.MACC sports has been around for three seasons and focuses specifi cally on soccer. Soccer was chosen as an alternative sport by our neighborhood after mass surveying. We’ve seen the program grow from just over 50 kids to well over 100 in the past three seasons. It’s great to see families, youth, and parents coming out, volunteering, and enjoying healthy, safe recreation right in our backyard. This program has turned Pingree Park—what was otherwise a pretty quiet and absent public space—into a really exciting space to be on Saturdays. We’re excited to see that continue to expand.

The Commons is a coff ee shop & laundromat that will provide a much needed third space in our neighborhood.

At MACC Development, we recognize that addressing issues like housing, recreation, and youth literacy are incredibly important, but we also know that for economic development to happen in this community, we need to be able to address the issues of small business and entrepreneurship. In some cases, we provide less formal support through simple marketing, recommendations, and interviews. In more formal respects, we are engaged in a detailed economic development plan for the Mack Avenue corridor.

Currently, we’re developing a business called The Commons, which will combine a laundromat and coff ee shop to address two market needs in our neighborhood. It will create a safe third space, where folks in the neighborhood will be able to visit, meet a basic need, access free wifi , enjoy a great cup of coff ee, and experience the rest of the activity in our building.

We increase the strength of our programs when unifi ed in one space.

Having all of our programs under one roof is exciting. For example, our MACC Sports Director—after hosting a parent’s night—will be able to introduce an interested family to the leadership of MACC Lit, or to one of the pastors at MACC, or to the new business just a fl ight of stairs away.

Kids can have a joyful experience on one end of the building, while others are having quality times of engagement with folks on the other end of the building, allowing each program to fl ourish and grow. The diff erent programs and the life that happens in these programs will all be connected in a centralized, helpful, and unifi ed way. The fragmentation we experience now will be remedied substantially.

Democratize the coff ee shop and laundromat experience. One of the most exciting features of this building is the integration of a small business into the storefront. Looking at the building, it’s pretty clear that the main fl oor is a nice storefront space and an ideal place to start a new business on Mack Avenue. As we began to think through what kind of a business we want to put in that building, we really wanted to make sure the business was driven by wise decision making, but also a vision for creating that counter-cultural community—that dynamic intersection of residents from all of our nearby neighborhoods—that we’re so excited about.

For example, MACC Sports holds seasonal celebrations for parents and their children. MACC Lit invites parents, tutors and kids to frequent community nights and semester celebrations. MACC Legal holds workshops for residents and attorneys. When the space is not used by a specifi c group, it can function as additional seating for cafe patrons, or an alternative workspace for user groups and their staff already in the building. It is a large, open and fl exible space, available for all organizations that are housed here.

In our community illiteracy is nearly at 50% and it’s one of the major issues that we engage through MACC Lit.The low literacy rate inevitably causes students to fall behind at the elementary ages, making high school and access to college even more diffi cult. MACC Lit is a literacy program that provides one-on-one tutoring to students in our community, and we’ve seen kids who participate in the program grow an average of two and a half reading levels every year. We are trying to address the major issues by making sure that kids get quality time and attention from tutors and what we’re seeing is great results in kids not just succeeding in literacy, but succeeding in school in general.

Many groups of people will pass through the doors—how can they leave their mark?Even though the diff erent organizations have separate spaces within the building, many of the building users participate in multiple programs and they all have diff erent things to share. Placing chalkboards strategically, both inside and outside in diff erent parts of the building, is a possible platform for communication and announcements to folks, creating a unifying design element. These boards can be places for announcements, or patrons can share their experiences, or someone can share an inspiring quote. Whatever the content, the act of participation and a place to leave your mark is one method to connect the various programs and patrons. Who knows what these collisions may create? We hope that each organization would use their chalkboard platform in whatever way they see fi t, to share their story with the rest of the building.

A retail space and our strategy for long-lasting community impact.

From an operational standpoint, we really see the addition of The Commons as the completion of a model for long-term sustainable community development and impact. It started with the Mack Ave Church and a mission to bring God’s message—that the people in this neighborhood have dignity, value, and worth. This then grew into the formation of MACC Development, specifi cally focused on socioeconomic issues within the community. Now, we’re looking to compliment those eff orts with The Commons, a program that participates and augments in the economic vitality of the area.

The benefi ts of this are really two-fold. First, we believe that starting a business, where there is an exchange—where people from the community come to pay for something they value—gives people dignity. The ability to participate in a market gives people a sense of value, both for themselves and their neighborhood. In the long run, building this sense of worth is necessary for making the kind of change that will last. We are also confi dent that The Commons will begin to pave the way for future business development along the Mack Avenue corridor.

Second, our goal is to be able to operate with a diminishing reliance on outside grants and donations. Including a retail operation in the building requires an investment upfront, but it also reduces our need for outside funds year after year.

We plan to be a part of this community for a long time. This three-pronged approach is our way of ensuring that.

Strategically, the idea of a combined coff ee /laundry space meets two major market needs in our community. To start, there aren’t many nearby coff ee shops for folks to enjoy a cup of coff ee and meet in a safe, comfortable environment. At the same time, there are few laundromats for the many renters living in our neighborhood. The Commons brings both demands under the same roof in a complementary way.

But it is really more than that. The Commons will create opportunities for cultural exchange. These two separate parts of the business appeal to two diff erent constituencies in our community. The coff ee shop will appeal to folks with more disposable income, while the laundromat has greater inherent appeal to many of the renters in our neighborhood who often don’t have the same kind of disposable income and rarely have access to their laundry facilities at home. For both, this creates a much needed comfortable third space in our neighborhood.

Bringing those communities together is an opportunity to create that culture and that unifi ed community that we’re longing for here. We cannot help but get excited about what’s to come!

NTThe 48124 zip code in Detroit

is our home.

We’re located in a place that is ready for business.

It’s a dynamic and complicated place, and it’s our home. We suff er some of the city’s highest poverty rates and yet house some of the city’s most exciting start-up businesses. Many of our neighborhoods are riddled with unwelcome blight, while others are fl ush with beautiful, historic homes. Block clubs, development organizations, and neighborhood associations have banded together to stabilize the neighborhood, and we’re excited to be a part of that process.

Mack Avenue sits in the middle of two distinct, densely populated neighborhoods. It’s a prime target for business development, as the vast majority of nearby residents travel outside the zip code and city to make their commercial purchases.

Our community members live in this neighborhood. We’ve invited residents from within and transplants from outside the community to build their lives and raise their families here. Focusing our eff orts has allowed us to make a deeper impact, and has helped us keep from spreading ourselves thin.

Neighboring has been a crucial component in our lives. Embedded in the DNA of the Mack Ave Church Community is this idea of sharing God’s love by neighboring—everything from babysitting and BBQ dinners to home renovations and alley clean ups.

Over the past seven years, we’ve become rooted.

While starting a business is no easy venture, and we defi nitely acknowledge that, we’re excited because we’re able to take the investment that we’ve made into this neighborhood—the relationships that we’ve built with families, the social capital that we have—and expose this business to all these folks and families that we’ve been blessed to know and build neighboring friendships with. That’s going to add a lot of value, not just to us and our neighbors, but to the business, and that’s going to create a synergy where we’ll benefi t from the hard work and investment that’s taken place over the last few years.

The MACC Building positions groups to leverage their strengths.By sharing a building, the user groups in the MACC Building are able to build on each other’s strengths. Programs like MACC Lit, MACC Legal, and MACC Housing are can contribute administrative resources for the members in the rest of the building. All the MACC Development programs have built social capital that will benefi t The Commons. As the retail business of The Commons grows, it will be able to carry a larger fi nancial load than the other groups.

Long term, MACC Development becomes less and less dependent on funding.Startup capital and social capital through years of neighborhood investment make the retail business possible. Overtime, as the business thrives, MACC Development relies on less and less funding to maintain its operations. This creates a model for long-term sustainability.
