    ylish modern homes. Lucky for those buyers,any of today's top trends are relatively easy tocreate, and will add re-sale value to their

    omes."TV interior design shows are mostly aboutuying and remodeling a home, versus buildingom scratch or finding a new property that pre-sely fits a wish list with plenty of personalquirements," says Dani Kohl, program coordi-

    ator for the bachelor of science in interioresign program at The Art Institute ofdianapolis and a practicing architect and inte-or designer.

    The top remodeling trends include:* Uniting the kitchen and living space for

    n open-floor concept* Culture dictating an increase square

    otage for entertainment, haven from a busyork schedule or modern luxuries

    * Finding multi-functional uses for bothaces and furniture

    On average, Kohl's residential clients areending about $40,000 to $60,000 to reno-

    te and remodel their homes. Most of theoney is spent in the kitchens, master bedroomsnd bathrooms.

    "Gone are the days of the formal diningom and living room," says Kohl. "Walls are

    eing knocked down to join the two rooms."Parents want to be able to cook while

    atching kids do homework or entertaininguests. Kitchen islands most often serve as theain division between kitchen and living space,nd are the entertainment centers of a kitchen.

    "Kitchen islands are looking more like free-anding furniture pieces with elaborate marbleps and wood work, and interior designers areten finding functional yet hidden places toore the trash can and keep the dish washerom view," Kohl says.

    Pedro Lima, an interior design instructor ate Art Institute of New York City and owner ofdro Lima Interiors, says that temporary parti-

    ns between the living space and kitchen areso on the rise. These partitions can be of vary-

    ing heights, whether it's a two-way fireplace ormodern book shelving. Partitions are a greatoption for homeowners who want that open-floor plan for the kitchen and living room, whilestill maintaining a defined space for each.

    Lima says that our current culture and habits

    are driving the changes in modern, interiorspaces."When it comes to the master bedroom, we

    are looking at a more pampering atmosphere,"he says. Both Kohl and Lima agree that clientswant more of a spa-like feeling than ever beforeto create a bedroom that is a safe haven forover-worked homeowners.

    "Master bedrooms now have their ownseating areas and entertainment nooks, andhave become personal spaces away fromeverything," Lima says.

    An increase in square footage for closetspace is another popular request, according toLima. "We, as designers, are now looking intoproper modular systems of rods and shelving, inaddition to our architectural and design duties."

    Closets are not just for storage anymore,either. "Now, we're looking at closets to serve

    as a dressing space in addition to serving as aplace to store an increased amount clothes andshoes."-

    How are clients gaining square footage forthe needs of today's residential space withoutmaking a complete renovation and creatingadd-ons to their homes?

    Lima says that downsizing to accommodateupsizing is part of the remodel plans too.

    "Designers are spending more time at look-ing for innovative ways to add versatile furniturethat serve multifunctional purposes," he says."For instance, coffee tables also serve as stor-age spaces and additional seating, wall unitshave built-in desks, and couches open up tobeds in home offices."

    Whichever remodeling trend homeownerschoose to apply, all trends point toward inte-gration, simplification and organization, as

    homeowners seek to enjoy their homes andshare it with family and friends.

    As Earth Day approaches, area groups andorganizations are preparing to highlight adaywith a calendar date of April 22that envi-ronmental educators say should be every day.

    People should always be aware of theirenvironment and doing things to helprecy-cling, turning off the lights and water, things likethat, said Riveredge Nature Centers adult pro-grams coordinator Mary Holleback. EarthDay is just a special day set aside to draw atten-tion to that and remind us that without OldMother Earth we wouldnt be here. We have totake care of the earth and treasure it.

    Each year since 1970 when Wisconsin Sen.Gaylord Nelson called for an environmentalteach-in, events have been held worldwide toincrease awareness and appreciation of theplanetand there are plenty in the area.

    Home sales in the Metropolitanilwaukee market were up 11.3% inarch, compared to a year earlier. The

    st quarter also registered a 14.1%crease compared to the first quarter of012.

    There were a total of 1,420 homesld in March, compared to 1,276 inarch of 2012. For the first quarter,ere were 3,318 sales versus 2,907 in012.

    Since the "Great Recession" began2007, the market saw a precipitous

    ecrease in sales volume. Through thest quarter of 2013, however, theilwaukee Metropolitan market hasen an increase in volume that is

    pproaching the levels seen at the heightthe boom market in the last decade.1st Quarter Sales Volume

    ave been concerned about the lowvel of inventory available for sale. Theumber of homes newly listed for saleecreased in March by 12.7% (2,857. 2,494) and by 15% in the 1st quarter

    2013With total metro area listings in

    March of 10,229, the markets inventorylevel is 7.52 months. That is downsharply from March of 2012, when therewere 12,993 listings, yielding an inven-tory level of 12.55 months.

    If the 1,904 listings with an activeoffer are subtracted from current listingsof 8,801 (as of 4/11/13), the inventorylevel drops further, to 5.07 months.

    The law of supply and demandwould dictate that prices increase as sup-ply (listings) decrease. However, despitetightening inventory for the last several

    months the Milwaukee marketplace didnot see much price pressure until the endof the 1st quarter.

    Milwaukee County saw priceincreases in 12 of its 19 communities inthe 1st quarter. The City of Milwaukeesaw prices rise from $80,766 in the 1stquarter of 2012 to $87,765 in 2013, an8.7% increase. The seven communitiesthat did not see price increases did see

    increased unit sales.Nineteen of 27 communities in

    Waukesha County had prices rise in the1st quarter. Prices in the City ofWaukesha rose 6.3%, with 173 sales,two more than the same period in 2012.

    Despite seeing a 24% increase inunit sales in the 1st quarter inWashington County, average sale pricesdecreased in 8 of 13 communities in thecounty. Two of the largest communities,West Bend and Germantown, saw aver-age prices fall by 5.8% and 11.5%,respectively.

    In Ozaukee County, 7 of 8 commu-nities saw prices increase an average of$21,948, or 9.2% in the 1st quarter.

    Sales in the City of Mequon increasedfrom 41 units in Q1 2012 to 48 units in2013, and had an average sale priceincrease of $66,915, or 19.6%.
