(Never known to fail)Oh, most beautiful flower of Mt. Carmel, fruitful vine splendor of Heaven. Blessed Mother of the Son of God. Immaculate Virgin, assist me in my necessity. Oh, Star of the Sea, help me and show me, herein you are my mother. Oh, Holy Mary, Mother of God, Queen of Heaven and Earth! WONDERFUL HOMES NEEDED FOR WONDERFUL ANIMALS

CAPITAL DISTRICT – Capital District Humane Association, Inc. (CDHA.NET) is an all-volunteer, no-kill animal rescue group that has been saving animals of all kinds throughout the cap-ital region and beyond since 1988. Our goal is to place each animal in our program in a wonderful home where it will be treated like a valued member of the family. We re-home dogs with no charge for surrender. Since CDHA is a rescue group and doesn’t have a facility of its own, all its dogs are in foster homes and dogs are showcased at pet adoption clinics held three times each month.

4 SURPRISING TIPS YOU NEED TO KNOW BEFORE BUYING OR SELLING A HOUSE

(NewsUSA) - Insider tips -- who doesn't love a good (legal) one?

And when it comes to buying or selling a house, it turns out some of the very best -- ones that can translate into big bucks -- are those maybe only someone with Brian Wil-liams' imagination would think of.

Want to know why, for example, Starbucks may be the greatest predictor of home-value appreciation? Read on.

* March is the most profitable month. For sellers, that is. According to Spencer Rascoff, CEO of Zillow.com, who mined his site's database of millions of homes in co-author-ing the newly released "Zillow Talk: The New Rules of Real Es-tate," properties listed then sold faster and fetched 2 percent higher than average.

Buyers, on the other hand, catch a break in Decem-ber when even New York owners are apparently so demoral-

ized by the cold that they're willing to part with their homes for 2.8 percent less during the second week of the month.

"You shouldn't list your house for sale before March Madness or after the Masters (in April)," says Rascoff.

* Your real estate agent's gender matters. Women, because they're "more willing to negotiate," tend to close deals faster, research suggests. But sellers take note: If you can hold out, men -- stubborn devils that they are -- are often better at getting the original asking price.

* A new roof is a sure-fire way to boost a home's re-sale value. Forget kitchen remodeling. "You could spend a fortune, and it still might not suit prospective buyers' tastes," explains Patsy O'Neill, a sales associate with Sotheby's in Montclair, New Jersey.

Replacing an unsightly roof with a spiffy new one -- better for that all-important "curb appeal" -- was one of the very few projects singled out in Remodeling magazine's new annual

Cost vs. Value Report for 2015, rising a chart-topping 5.9 per-

cent over even last year's double-digit increase.

In fact, says O'Neill -- and, sellers, pay close atten-tion to the psychology here -- if your current roof really is an eyesore, buyers will be "predisposed" to find a zillion other things they hate about your place. Ergo, those craving the look of luxury at affordable prices should check out the Value Collection Lifetime Designer Shingles from GAF (www.gaf.com), North America's largest roofing manufacture.

* The Starbucks Effect. Don't laugh. When Rascoff was checking his data, he discovered that, lo and behold, homes within a quarter mile of a Starbucks had appreciated 31 percent more -; 96 percent vs. 65 percent -; over the last 17 years than others nationwide.

"Is it that Starbucks is really great at picking loca-tions, or is that Starbucks is sort of an omen of gentrifica-tion?" he writes. "It's a little of each."

Kittens

Buster

Chocula

Again we are full up with kittens and cats. We have been trying to save as many from the local kill shelter as

we can. We have many different colors and coats. All our kittens have been

vet checked, are up to date on shots, Feline Leukemia

tested and more.

Buster is a little Chihuahua that was on death row hoping someone would get

him out of that scary place. We saw his picture and could not let him go so here he is. He is about 1 year old, vet checked

and up to date on shots.

Chocula is another little chihuahua who ended up in a high kill shelter

when his owners could not take care of him. He is such a good boy the shelter

asked us if we could rescue him and we said yes. He is vet checked, up to date

on shots and more.

SAFE SCHOOL CARPOOLINGStudents have a few different options to get to and from school. In areas where school bus service is provided, children have an easy way to get to class each day. But if no bus service is avail-able, students must be driven to school by their parents or neighbors.

Busy parents frequently ban together to form carpooling teams to ensure students get to school on time. Carpooling is eco-friendly, convenient and can foster stronger relationships be-tween students and the parents of those students. Sharing rides also can be fun for kids and motivate them to get out the door so they can see their friends.

Safety should be a priority for carpoolers, and drivers can take the following steps to ensure kids get to school safely.

• Know the laws regarding safety seats as they pertain to age, weight and height.

• Each child will need to ride in a seat that is appropriate and

shortcuts should not be taken. If there isn’t room in the vehicle to sit all children comfortably and in the proper restraint, then you must reduce the number of passengers in your vehicle.

• Children should ride in the backseat of the vehicle as a priority. Many kids can be safely moved to the front seat around age 13.

• Instruct children to remain in their seats until the car has come to a complete stop. Only then should they remove their seat-belts.

• Make sure students enter and exit the vehicle on the curb side instead of on the street side.

• Instruct passengers to keep their hands and heads inside of the vehicle. If necessary, engage child locks on doors and windows.

• Do not leave a child alone at an empty home in the afternoon. Wait until you see a child go inside his or her home before you drive away.

• Keep the radio low and minimize distractions while driving oth-ers.

Carpooling is a great way for parents to share the responsibility of getting kids to and from school.

CLOSE CALLS(NAPS)—At least 1,500 people a year could avoid getting injured or killed on the road, government and university re-searchers say, if road rage could be eliminated.

How To Stop It

One way to do that, according to study.com, is to reduce tail-gating, especially by young drivers.

The Hartford Courant found the most common “contributing factor” noted by police in crashes caused by new drivers was following another vehicle too closely.

Most crashes where tailgating was the primary causal factor happened between 2 and 3 p.m., about the time high school classes are done for the day.

In other words, the typical crash caused by a 16- or 17-year-old driver doesn’t involve a car careening off the road during a boozy, late-night joyride.

The Cause

Tailgating is so high on the list of accident causes because stopping involves more than just applying the brakes. It also includes perception time (realization that you need to stop) and reaction time (moving your foot to the brake pedal). At 60 mph, by the time the vehicle begins to slow down, it will have traveled more than 130 feet.

Most drivers know they should maintain a minimum of three seconds between a car and the vehicle in front. However, de-pending on factors such as vehicle condition, size and type,

speed, time of day, road and weather conditions, and visibility, the time it takes to fully stop can vary dra-matically. For ex-ample, a wet road can quadruple the time required to fully stop, and increasing speed from 35 mph to 55 mph nearly dou-bles the required stopping distance.

What You Can Do

If you find that another vehicle is tailgating you, remain calm and don’t let ego get in the way of safety. Do not slam on your brakes, honk your horn or use angry gestures. Instead, if there is an alternate lane, safely move over so the other car can pass. If you can’t move over, slowly increase the distance between your car and the one in front of you. That way, if the tailgater hits you, you’re less likely to hit another car.

Most rear-end crashes occur in the afternoon when school is letting out.

EASY WAYS TO MODERNIZE YOUR 10-YEAR-OLD VEHICLE

(NAPS)—New cars offer the latest in infotainment, safety and convenience but what if you aren’t in the market for a new ride? Fortunately, there are many aftermarket products that can add value to a car you’ve already paid off, and are often more advanced than factory-installed features on the road today.

“The aftermarket offers an array of options for car and truck owners,” said Chris Kersting, president and CEO of the Spe-cialty Equipment Market Association (SEMA). The trade as-sociation represents the $33 billion automotive specialty equipment industry that includes thousands of products that are available to enhance a vehicle’s styling, performance, comfort and convenience. “Install these items into your older vehicle and you’ll have all the latest technologies to enhance your driving—and your passengers’—experience.”

Bluetooth

Integrating wireless functionality from your phone and other devices is an easy way to add convenience and, most impor-tantly, a safer hands-free experience to your daily drive.

The simplest and least expensive option is a stand-alone uni-versal Bluetooth kit that works with any car stereo and comes with a small speaker and microphone. This option does not require any modifications but is limited to hands-free calling only.

A New Receiver/Head Unit

The best option for adding Bluetooth calling and streaming is to purchase a new stereo with this technology built in. If mu-sic is your major motivation, you won’t have to retire your old CDs, as there are plenty of units that still offer a disc player as well as a USB port to connect with your phone or with a portable drive for MP3/WMA playback, and an auxiliary input for universal connectivity.

Sound

Now that your trusty transportation has some new hands-free audio features, it’s probably time to upgrade the sound quality in your ride. Go for speakers that fit in your car’s pre-existing mounts, and add an amplifier and subwoofer for a clear and dynamic audio experience. Make sure you match your new speakers to the correct speaker wire for peak per-formance.

Heads Up Display (HUD)

Aftermarket Heads Up Display (HUD) units mount to the dashboard in front of the steering wheel and project data onto a transparent screen or a transparent film mounted on the windshield in your line of sight. This allows you to receive turn-by-turn navigation, vehicle speed information, and lane guidance instructions while keeping your eyes on the road.

Portable Navigation Device

Smartphones offer plenty of navigation options, but the latest portable navigation devices (PND) go beyond simple driving directions. PNDs offer voice command, spoken direc-tion, large screens, and real-time traffic updates. Many units even search points of interest from Yelp, Google, Trip-Advisor

and more.

Blind Spot Monitoring

Relatively new even in the latest vehicles, blind spot monitor-ing systems detect cars that may be out of your line of sight. The kit relies on two front and two rear sensors mounted to the bumper that work together to detect a vehicle in your blind spot, and an LED display inside your vehicle lights up on the appropriate side when one is detected. An audible alarm will then sound if you then signal and intend to change lanes.

Rearview Camera

Rearview cameras help drivers see what is behind them when the car is in reverse. A complete setup includes a cam-era mounted to the rear of the vehicle, a receiver, and a dis-play mounted on the dashboard. Major manufacturers of af-termarket head units offer camera add-on packages to their receivers with in-dash display, and some GPS units offer the add-on as well, making the update inexpensive and easy to install.

Vehicle Tracking and Telematics

There are a few products that offer detailed information about your vehicle via real-time notifications from your smartphone, including driving habits, fuel, engine and bat-tery monitoring, and engine trouble code translation. The device will even send mobile alerts when the car arrives at a certain location, travels beyond a preset GPS “fence” or ex-ceeds a specified speed limit...ideal for anyone who wants to keep tabs on their 10-year-old car when others are behind the wheel.
