A survey of medical providers and patients in early 2012 by Central Coast Pathology found overwhelming satis-faction rates in both service and quality of testing. Patients surveyed reported a 99% satisfaction rate, with 100% will-ing to recommend Central Coast Pathology to others. One patient reported: “Central Coast Pathology is awesome! I took my daughter there and loved the way they treated her so I switched to come here also. You guys are great!” In addition, local medical providers reported an impressive 92%

overall satisfaction rate with CCP services.

However, for charities, Gold Rush Exchange has put a creative and generous twist on this idea, do-ing what few, if any, other companies can do. � ey sponsor charity events that put money in the hands of supporters instead of asking them to pull some out - and simultaneously donating a percentage of each purchase to the local non-profi t. With the charitable spirit running high, supporters often donate a portion of their proceeds to the cause as well.

“People can easily see that we are community-based and community-focused,” said Adam. “� e Charity Gold Parties prompt the supporters of each charity to consider what they are not using something they might not otherwise do and give them an op-portunity to trigger a donation to their favorite local

cause. It is a unique way to leverage the high price of gold and silver and to give back to the community we serve. It’s satisfying and a lot of fun.”

� e steady stream of visitors to the Gold Rush Ex-change includes 80-year-old grandmothers with vin-tage gold and sterling fl atware, 30- to 40-somethings who have inherited or been gifted pieces they’ll never wear or use again, and baby boomers wishing to clear out old jewelry or otherwise simplify their lives after years of accumulation – generating some extra cash in the process.

“What we are seeing today,” said Kellie, “are people of all ages and all walks of life coming in. Of course we see folks who are in need of a little cash to get them by, but we have many clients who realize they have items they never use which are now worth a lot of money. � ey are smart, savvy people who recognize there is a limited window of opportunity here to make the most of stuff they don’t use or need.”

“Recently, a retirement-aged woman came in with a collection of pre-1964 silver coins her husband had started purchasing in the 1970s,” said Adam. “� e sale of that collection will generate enough cash to help two of her kids make down payments on their fi rst homes.”

We all hear the message to sell our gold and jewel-ry, but often people don’t even think about their ster-ling silver fl atware. With the price of silver so high, a set of silverware can be quite valuable. One customer who sold a set of sterling silver fl atware for more than $1,500 said, “I haven’t used it in 30 years and my kids don’t want it, so I decided to sell it and just give them the money.”

“Brush! Brush! Brush!” a school-based dental education program created by the Community Health Centers of the Central Coast, Inc. (CHC) addresses the oral health needs of local children. By providing direct services and education at local elementary schools, CHC works to decrease the dental health dispari-ties in our low-income children.

CHC Mobile Dental Clinic staff deliv-ers services ranging from dental exams and cleanings to fluoride varnishes and sealants at no cost to students. The team teaches children the importance of life-long dental care, prevention and develop-ing health habits with fun and engaging experiences for their young patients.  Students who successfully complete the program are eligible to win a new bike!

The program was created by Joseph Mercardante, DDS,  Dental Director at CHC.  The first years of school provide a unique educational opportunity,” said Mercardante. “It is a time when children are the most receptive to creating good behaviors and life-long healthy habits of oral hygiene and nutrition.”

In 2011, the “Brush! Brush! Brush!” pro-gram served more than 700 children in the Santa Maria-Bonita and Lucia Mar school districts.   “Brush” is expanding its reach into other school districts and communi-ties, addressing a widening oral health crisis

that impacts students across the Central Coast. Untreated dental disease results in higher rates of dental cavities, untreated tooth decay and pain, and children miss

Joining the mission of early oral health care is Jennifer Hendershot, DMD, MS, FAAPD— CHC’s Pediatric Dentist and the founder of an oral health initiative that targets infants and toddlers. Dr. Hender-shot educates families on ways to improve oral health outcomes and establish a dental home for children by the time they reach 12 months, or by their first tooth. 

  “The goal,” Hendershot said, “is to in-crease preventive efforts today so we can re-duce the number of children who suffer from preventable tooth decay down the road.”

Ronald Castle, CEO of CHC, refer-ences the sharp increase in visits by pedi-atric dental patients. In just one year, the number of patients seen from age birth to five years has increased by 81 percent, and the number of patients age six to eight has gone up by 56 percent. 

“Together,” Castle said, “we can ensure that all children on the Central Coast have access to preventative and restorative dental care.”

Just before the economic downtown that began with a bang in the fall of 2008, Grossman sensed there was trouble coming months before there were even faint whisperings of it in the media. So he sold off a por-tion of his successful business, against the best advice of many of his colleagues. “They thought I was crazy,” he recalls. “But I have always had a strong intuitive and well-informed sense of what is happening in the mar-ket, and in this industry,” he continued. “Now I get calls from those same people asking for my advice.”

Grossman says he began drawing floor plans for houses as a youngster, and there was never any doubt that he would one day be a builder. After completing an undergrad degree at UCLA, he earned his master’s in Urban and Regional Planning at USC and moved to the Central Coast to take his first job with a local home developer. Like many, Grossman “fell in love” with the area and decided to stay. Inland Pacific Builders (IPB) was founded in 1988, and Grossman has been at its helm for two decades. Starting small at first, by the mid-2000’s, IPB had grown to become the largest builder on the Central Coast (across San Luis Obispo and Northern Santa Barbara Counties), constructing an average of 500 homes each year. Soon, the com-pany had expanded to include commercial and retail buildings as well as residential.

With a long list of beautiful, well-established, and well-known residential and commercial projects, IPB has been enhancing neighborhoods and commercial zones with such names The Classics at Bradley Square, The Villas at La Ventana, Somerset Gardens, Mission Creek Village, Regency Estates, and Mission Creek Plaza in Santa Maria; plus Pismo Beach’s office park and medical center – to name only a few.

In addition to acquisition and development, IPB also handles leasing and management of commercial properties, and crisis management. For the latter, IPB has a well-deserved reputation for rescuing distressed projects, and ameliorating failing developments. By identifying solutions and through effective crisis management, IPB relieves lending institutions and other developers from financial loss.

“I have a tight, talented, and long-standing team,” said Grossman, “who all live locally and are in tune with their communities.”

Susan Pazdan leads the commercial and office leas-ing and management division of the company. The entire team, says Grossman, is involved in all the projects, with knowledge of all aspects— from entitlement to design; from consultants and architects to marketing and sales.

“It sounds trite to say, but we all genuinely love what we do and that really shows in everything we build.”

As today’s population grows steadily across the two counties, there are more and more eligible home buyers seeking quality housing, said Grossman. Yet the inventory of homes available is not keep-ing up with demand. People are finally returning to the sound concept of purchasing a home as part of a strong and substantial retirement plan.

“What has gotten lost in recent years,” he said, “is that purchasing a home is a necessary part of a strong re-tirement package. Along with social security, a pension, and some savings, a house provides that critical safety net, that long-term investment, giving people the choic-es they need to have good quality of life for the future.”

In keeping with his optimism about the future of the housing industry, Grossman and his team are currently building several new and surprisingly innovative projects.

“It’s one thing to make a 4000-square-foot home look beautiful,” Grossman explained. “But it takes a little more talent to create that same beauty and fi-nesse in a 1500-square-foot home.”

Using carefully crafted floor plans, inventive ar-chitecture, and advanced finishing techniques, IPB’s talented team has created affordable homes with an eye toward today’s new buyers: young working people just starting out, growing families, and older people readying for retirement. Even those who suffered fore-closure several years ago are now recovering and look-ing for new ways to invest in the housing market.

As a result, Grossman says, banks are loosening loan opportunities, and there is a domino effect in place that will strengthen people’s confidence in mak-ing a first- or second-time home purchase.

“People have shown amazing resilience over these last few years, and our county has so much going for it,” said Grossman. “Pismo Beach has become an in-creasingly strong tourist destination, and Paso Robles is now a world class wine destination,” he continued, illustrating just two of the many reasons that bolster buyer confidence, especially here on the Central Coast.

To prove the point, one of IPB’s proudest achieve-ments is a collection of 50 ocean-view homes known as the Villas in Pismo Beach, built and sold out— during the last recession! IPB’s newest projects-in-progress include The Vistas at Mission Estates in San Luis Obispo (a col-lection of beautiful and diversely styled houses near Law-rence Drive); The Vistas at Mesa Verde in Orcutt (a new community of large, luxurious homes featuring dramatic views of the Solomon Hills), and The Vistas at Skytt Mesa in Solvang (a truly new concept in housing featuring gra-cious homes of varying sizes and amenities).

“There’s no more need for talk of doom and gloom,” said Grossman. “There’s a bright outlook for the future, and positive feeds the positive. I’m invest-ing in that, and so should you!”

“Brush! Brush! Brush!” a school-based dental education program created by the Community Health Centers of the Central Coast, Inc. (CHC) addresses the oral health needs of local children. By providing direct services and education at local elementary schools, CHC works to decrease the dental health dispari-ties in our low-income children.

CHC Mobile Dental Clinic staff deliv-ers services ranging from dental exams and cleanings to fluoride varnishes and sealants at no cost to students. The team teaches children the importance of life-long dental care, prevention and develop-ing health habits with fun and engaging experiences for their young patients.  Students who successfully complete the program are eligible to win a new bike!

The program was created by Joseph Mercardante, DDS,  Dental Director at CHC.  The first years of school provide a unique educational opportunity,” said Mercardante. “It is a time when children are the most receptive to creating good behaviors and life-long healthy habits of oral hygiene and nutrition.”

In 2011, the “Brush! Brush! Brush!” pro-gram served more than 700 children in the Santa Maria-Bonita and Lucia Mar school districts.   “Brush” is expanding its reach into other school districts and communi-ties, addressing a widening oral health crisis

that impacts students across the Central Coast. Untreated dental disease results in higher rates of dental cavities, untreated tooth decay and pain, and children miss

Joining the mission of early oral health care is Jennifer Hendershot, DMD, MS, FAAPD— CHC’s Pediatric Dentist and the founder of an oral health initiative that targets infants and toddlers. Dr. Hender-shot educates families on ways to improve oral health outcomes and establish a dental home for children by the time they reach 12 months, or by their first tooth. 

  “The goal,” Hendershot said, “is to in-crease preventive efforts today so we can re-duce the number of children who suffer from preventable tooth decay down the road.”

Ronald Castle, CEO of CHC, refer-ences the sharp increase in visits by pedi-atric dental patients. In just one year, the number of patients seen from age birth to five years has increased by 81 percent, and the number of patients age six to eight has gone up by 56 percent. 

“Together,” Castle said, “we can ensure that all children on the Central Coast have access to preventative and restorative dental care.”
