Haines City Fl 33844 29 July 2011 To whom it may concern, This property has been on the market since December 2006. At that time is was placed on the market at $574,900. During the next 4 years the price was slowly reduced to $329,000 on 15 September 2009. During this 4 year period there were a total of 2 showings! In January 2011 the Hogue’s hired my company to list and sell their property. At that time and based on current market conditions I had valued the property at $225,000. However, we listed the property at $250,000 to try and achieve the highest price possible. Even at this price the market rejected the property. In February the price was reduced to $225,000 and then reduced once again to $200,000 in March of 2011. Finally we reached a price point where the market took interest in the property. We had 7 good showings during this time. 3 offers were received. The first was a verbal cash offer of $100,000 with of course was rejected outright. The second was for $150,000. We countered at a price of $185,000 and the

buyer walked. The third offer came in at $165,000. We were able to settle on a price at $175,000. This is the contract that was submitted with the short sale request. This is a very unique property and is difficult to price. However the BPO price of $314,000 is way out of line. Difficulties with the property are: 1. Location. It is right down the street from a newer development that has

been experiencing a tremendous amount of foreclosures and short sales. (MLS data attached)

2. Properties of this size are selling for on average $66.88 per sq ft. The $314,000 price is at $105.95 per sq ft (analysis attached)

3. Even though the property shows as being on 3.55 acres 65% of that is literally in the lake and has no value. (lot plan attached)
