Value for money still available One of the more remarkable features of the Paarl residen- tial property scene this year, says Lizette Joubert, Rawson Property Group’s franchisee for the area, has been that al- though Paarl is now a seller’s market – especially in the low- er price brackets – prices still remain fairly stable, estimated by her as rising only six to eight percent per annum on average. What is more, says Joubert, this means that the area still of- fers exceptional value to buyers, particularly those coming from elsewhere. This Paarl franchise, says Wayne Albutt, regional sales manager for the Rawson Property Group, Western Cape, has over the past nine years grown in strength to be the current market leader in the area, actively in- volved in more than 20% of all lo- cal property transactions. With over 65 Rawson residen- tial sales franchises in the West- ern Cape, the Paarl franchise also has an excellent referral-based working relationship within the group, nationally and regionally, as a sizable number of buyers and sellers are moving into and out of Paarl. This year, he says, the fran- chise ranked fifth nationally in the Rawson Property Group in terms of number of sales — and has increased annual total sales by 48%. “The Paarl franchise’s success is not only an indication of the property market in the area, but also attests to the level of profes- sionalism of Joubert and her team as well as to the the local community’s faith and support in their abilities,” says Albutt. “Joubert’s latest figures show that the majority of sales (55%) is still taking place in the ever- pop- ular middle bracket, which in Paarl means houses priced be- tween R1 and R2,5 million. “Here it seems homes on the market usually sell within three weeks. Above that level, demand is increasing and the area has many upper-bracket homes, al- though these sales comprise less than 10% of the Rawson Paarl’s total for this area. In contrast, the lower-bracket homes (R350 000 to R1 million) have now been able to generate 37% of sales.” Joubert says the significant number of sales achieved in the lower bracket is probably not al- together typical of most Paarl es- tate agencies, but is due to her franchise establishing a targeted Paarl East satellite office a year ago, with husband, Arno as man- ager. This has been a good business decision and has helped a lot to satisfy local consumer demand. “In this price range,” says Jou- bert, “the big demand is for homes priced at between R600 000 and R800 000. In the middle-bracket price range, demand is focused mainly at round R800 000 to R1,5 million. Looking ahead, Joubert says a revival in upper-bracket homes will eventually come about but has still to materialise, adding that this scenario could change within the next 12 to 18 months. “However you measure it,” says Joubert, “what Paarl can of- fer in upmarket homes, especial- ly at estates like Val de Vie, Pearl Valley and Boschenmeer, where we are involved, is exceptionally good value, especially when com- pared with similar homes closer to Cape Town or in Stellenbosch.” The stock shortage in the popu- lar price brackets, adds Joubert, has led to one or two sellers going the DIY route and dispensing alto- gether with estate agents. “While it is understandable that some enjoy handling this type of operation themselves, as estate agents we have to warn those doing this that we have seen several cases where over-confi- dence, combined with a lack of in- depth real-estate knowledge, has led to costly mistakes. “It has to be appreciated that the legislation surrounding real estate is complicated and that there are numerous pitfalls. which only those experienced in this field will recognise and avoid falling into. There is an old saying which still rings true: “If you think it’s expensive to hire a professional, wait until you see how expensive it is to hire an amateur,” she cau- tions. A family home in Riparia Street that was recently sold by the Rawson Paarl team for R2 550 000 – the full asking price. This home has four bedrooms, three bathrooms, two garages, a laundry, a swimming pool and a floor area of 372 m². The agent involved was Hestarie Uys. A similar home in the central Cape Town sub- urbs, said Lizette Joubert, would cost no less than R6 million.

the fundamental differences between rent-ing and buying:Finances when buyingHow you are faring financially is possibly

themost important factor in deciding to buyyour first home.Financially there is a big difference be-

tween renting and buying.Buying a home attracts upfront costs,

which need to be budgeted for. For example,a R500 000 home, will attract R10 000 in bondcosts, which is the amount to register thebond with the Deeds Office. While there isno transfer duty on this amount (which isthe taxpayable toSARS) thereare still trans-fer costs of R12 100, which are the fees paidto the conveyancing agency for their servi-ces.If you secure an interest rate of prime plus

one percent (10,25%), your monthly repay-ments on R500 000 will be R4 900.“However, these are not your onlymonth-

ly costs,” says Madikizela. “As a home own-er you are also responsible for rates and tax-es, levies (if your home is in a complex), wa-ter and electricity, as well as householdinsurance for the goods as well as the struc-ture.”Over and above these assumed expenses,

you should budget a little extra just to besafe, suggests Madikizela.Maintenance of the property is up to the

home owner. If you are buying, make surethat you budget for ongoing maintenance,so set aside money every month for unfore-seen issues such as water leaks or a coat ofpaints for your place.Don’t go into debt to keep your house in

good working order!

Finances when rentingWhen renting a property, you will need

to provide a deposit, which is normally amonth’s rent, in addition to the rent for yourfirstmonth.Thisdeposit isused to coveranydamage to be repaired when you leave theunit or house.Once the deposit is paid, you will only be

responsible for paying your rent and theutilities (electricityandwater) every monthor as set out in your lease agreement.“It is very important for tenants to note

that they will, in the majority of cases, beexpected to obtain their own household in-surance, to cover personal goods in the rent-ed house in the event of a burglary or a fire.On the other hand it is the home owner’sresponsibility to have building insurance,which covers the actual structure of the flator house,” says Madikizela.Assessing whether renting or buying

is the best decision for you“This will never be an entirely straight-

forward decision,” says Madikizela. “If youareable to afford thebondand theadditionalmonthly payments as well as the money foradded costs, then you are probably in a goodposition to buy.”Furthermore, although the bond repay-

ments may seem steep in the beginning, inmost cases, your income position will bestronger after a few years and towards theendof its 20-year term, thebondwillnothaveincreased with inflation, so you should beable afford the repaymentswithease, aswellas enjoying an increase in the capital valueof the actual home,” says Madikizela.When will renting put you in a better

financial position?“There are a few factors that go into rent-

ing,” says Madikizela. “One is your long-term position; do youmove around a lot, areyou planning on travelling or taking a breakfrom employment at any stage?”Buying is a long-term commitment, and

it isn’t an easy process to sell a house, whichmayactuallyput youona financial back footif you have to sell at relatively short notice.However, if you are renting, Madikizela

suggests that youbuild up your financial po-sition with the prospect of one day being ahome owner.“There are advantages to both renting and

owning a house. Make sure you consider allaspects when doing your sums and whereyou stand in your life in making your deci-sion,” concludes Madikizela.

The Opel Adam is an important little car.With the German manufacturer reelingfrom internal struggles and slumpingsales, Adam represents the spearhead oftheir newmarket onslaught. Named afterOpel’s founder Adam Opel, it’s akin toFord calling their new car “Henry”. It’s abig deal.

Newcars andnew technologyhave ensureda successful year for Opel and the Adam ap-pears set to add to this. Available at South Af-rican and Namibian dealerships from Janu-ary 2015 onwards, this luxury super-miniprobably won’t sell in vast numbers; ratheracting as the brand’s halo model.

It’s not that Opel needed another smallhatchback, the successful Corsa takes care ofthat and there are more on the horizon, with27 newmodels plannedby 2018.Adam is a lux-ury little plaything like an Audi A1 or Fiat500. Its three core principles are design, tech-nology and personalisation.

Thelookandfeelof thisnewcomercertainlyconfirms them and has allowed GM to secure115 000 orders worldwide. Locally, the Opelbrand has enjoyed a 41% sales increase year-on-year with extra investments and market-ing driving customers to more individual(separate fromotherGMbrands) showrooms.

Initially, we’ll get three Adammodels withtwo engines and five- or six-speed manualgearboxes. The base model uses Opel’s trusty1.4-litre four cylinder petrol engine(74 kW/130 Nm)while the two funkyandposhversions “Jam” and “Glam” use a sparkling-new 1-litre three cylinder turbo-petrol(85 kW/170 Nm).

During the car’s launch in December 2014,I was immensely impressed by this little en-gine’s abilities inmany different driving con-ditions. Peak torque arrives at 1 800 rpm yetI felt power comeon fromas little as 1 500 rpmwith excellent gear ratios to cater for any-thing from traffic jams to overtaking at high-way speeds.

AllAdams featurepower steeringwithCityMode for lighter response in confined spaces,where the two-door car’s small dimensionsal-so come in handy. This hatchback is just3 747 mm long, 1 807 mm wide and 1 484 mmhigh with a 35F petrol tank. Average claimeduse is5.3 for the1.4Land5.1 for thesmall turbomotor.

That last figure seems absolutely plausibleif not a bit conservative as the 999cc Adamsreturned just over 6F/100 kmafterbeingocca-sionallythrashedbyeager journalists.Anoth-eradvantageof thisnewenginewillbeitsrela-tively low loss of power at higher altitudes.I foresee it easily outselling the one-point-four.

The cheapestAdamwill surely find enoughsupporters as its base layout includes ABSbrakes with EBD, ESP stability control, sixairbags, air-conditioning, power windows,daytimerunningandfog lights, split rear fold-ing seats, cruise control, hill start assist, on-board computer, remote central locking,alarm and immobiliser.

I also discovered amazing interior textures(and trim options) in each car, as well as aradio/CD sound system with USB, mp3, auxand Bluetooth support. Dearer models get a7-inch touch-screen monitor with Intellilinksmartphone integration, various media appsand BringGo pre-loaded navigation.

AdamJam (themiddle child) can also boast

with blind spot alert, self-parking capability,LED tail lights and optional design / sportspackages. Adam Glam claims top spot withmulti-colour ambient lighting, panoramicroof, automatic lights and wipers, climatecontrol and an optional night-sky head linerwith 64 LEDs.

Asyoucan see,Opel didn’t fool aroundwiththe specifications of Adamand can thus justi-fy its 200-plus asking price. Final retail priceswere not confirmed at the time of going topress so I urge you to visit your nearest Opeldealer to get more information on this amaz-ing new car.
