The online system provides KW agents with a set of cutting-edge, productivity enhanc- ing marketing, transactional and contact-management tools. The “myKW” system, which is almost completely paperless, also provides agents with comprehensive leads and listing information. HELDERBERG

    Spoilt For Space

There is one thing that were used to in

South Africa space. From the vast open

areas of the Karoo and Northern Cape,

to the expanse of the DrakensbergMoun-

tains and, further north, the territories

    towards our neighbouring countries.

Weve taken that love affair with open

spaces into our homes. Its commonplace

    for properties in our market

    to have large bedrooms with

    expansive built-in cup-

    boards, kitchens with sepa-

    rate laundry areas, double

    garageswith loadsof storage

    space, and bathrooms large

    enough to chase your part-

    ner around in.

    Ive recently returned

    from vacation in Europe

    where I rented apartments

    in both Paris andMilan. The

    first thing that struck me

    was how small and com-

    pressed everything is.

    Admittedly, it takes some

    adjustment. But after a few

days you start to realise how

    much can be accommodated

    in small spaces with the

    right planning. In our apartments,which

measured approximately 40 m, the ar-

chitect had managed to include an en-

trance hall, an incredible galley kitchen

which was open plan to a lounge and din-

ing area, a guest toilet, and a main bed-

    room with full en-suite bathroom.

Granted, the rooms were smaller than

we are used to at home. But everything

    fitted.

Take, for example, the kitchen. It was

galley-style so it maximised the space

available and worked really nicely with

    the dining and lounge areas.

    The kitchen had everything from

fridge, to oven and hob, microwave, good

workspace and even a laundry cup-

board that housed a combined washing

machine / dryer. There was also a dish-

    washer, built-in ironingboard, andevery

    mod-con you could want.

The reason for this impressive use of

space is simply Price. Property in Euro-

pean cities is horrendously. So every

squaremeter needs to be usedwhilst still

    meeting the require-

    ments of the resident.

    We were privileged to

enjoy a meal in one of

    Paris Top 10 restau-

    rants. I was expecting

    large dining areas with

    sumptuously decorated

    tables and waiters run-

    ning back and forth.

    I was wrong! Ten ta-

    bleswith a total capacity

of 24 guests greeted us as

    we entered. The restau-

    rantwasnt even the size

    of a double garage but

    it was quaintly done.

    One waiter served eve-

    ryone, and even though

    he was busy, the service

    was impeccable.

The kitchen was open-plan to the din-

ing room. It was also galley-style, and no

more than 5meters long by 1meter wide.

    Threeamazingchefsdelivered food fit for

a king from 5 square meters. Amazing.

And they didnt even get in each others

    way.

As the cost of property escalates, and

building costs increase, I can see that

South Africans will need to get used to

    smaller spaces.

    Architects will be ensuring every

    squaremeter iswiselyused, thusdeliver-

ing on the consumers needs, but at lower

costs. Its purely economics. Its coming

    and,whenproperly done, its a pleasure

    to live in.

    PearlValley rises to

    meetgrowingdemand

Recent real estate trends show increas-

ing local and international interest in

property in the renowned and pictur-

    esque Cape Winelands.

    Price competitiveness, excellent value, a

healthy variety of lifestyle and homeowner

options, proximity to Cape Town and the

    truly magnificent surroundings are just

some of the reasons local real estate agents

have identified as fuelling the keen atten-

tion of a range of property buyers.

With its spectacular position in the Berg

    River Valley, framed by toweringmountain

ranges, the 212-hectare Pearl Valley Golf

and Country Estate aims to make the most

of the great allure of the Cape Winelands,

as the award-winning estate moves into an

    exciting new phase of development.

It is ideally positioned close to some of

the countrys most excellent schools, com-

    ments Pearl Valley managing director,

    Rory Roriston.

This means that the growing number of

family buyers in the Cape Winelands have

the rather rare opportunity to raise

children in a secure, wholesome environ-

ment without feeling concerned that the

quality of their educationmight be compro-

    mised by country living.

    Pearl Valley residents experience an

exceptional quality of life, with all the bene-

fits of country living seamlessly blended

with the ease of access to outstanding up-

    market facilities.

Thisyear, in response to thegrowing local

    and international confidence in country

    estate living, theEstates long-timedevelop-

er, Pearl Valley Golf Estates (Pty) Ltd will

be focused on reviewing and improving its

current operations and the Pearl Valley

    Development Masterplan.

In line with Pearl Valleys on-going com-

mitment to enhancement, our future plans

may include the expansion and upgrade of

a number of facilities such as the gym, spa

    and equestrian centre, says Roriston.

New developments on the Estate may

include a hotel and residences that offer

different levels of entry because they are

priced to suit different lifestyles, enabling

a greater variety of homeowners to realise

their dreams of secure country living.

Inspired by the beauty of the surrounding

    DrakensteinMountains, themodern, archi-

    tect-designed Pearl Valley homes reflect

    natures harmony and elegance.

Natural materials such as the pale sand-

stone that occurs naturally in the valley are

artfully used as strong design elements.

Oversized doors and windows frame the

unique and stunning views of each home.

One of these residences was awarded

third place in the residential buildings

    category in the internationally acclaimed

    Grand Prix Casalgrande Padanas architec-

tural competition, the only South African

    winner of this prestigious award.

The current development phase offers a

variety of rewarding real estate investment

    opportunities.

These include the purchase of vacant land

directly from the developer or the purchase

of an existing home from either the develop-

    er or a resale.

Plot sizes on the estate range from 500 m

to 2 800 m, and each is positioned to opti-

mise the natural beauty of Pearl Valley.

When it comes to VAT registration and lia-

    bility,untilnowbodiescorporatehavebeen

    exempt fromVATand HomeOwnersAsso-

    ciation(HOAs)havehad to register forVAT

    if the threshold was exceeded.

The background and logic to this was that,

in sectional title schemes run by bodies corpo-

    rate, theaggregated rates, electricityandwater

accountswerepaid onbehalf of the owners and

    thenrecoveredfromtheownersviatheirlevies.

    ImposingVATonabodycorporate,therefore,

would effectively mean that a double layer for

these amounts was created, says Michael Bau-

er, general manager of the property manage-

    ment company IHFM.

HOAs had no historical need to pay munici-

pal accounts on behalf of the owners, because

all the owners are billed directly and so were

    never exempt from VAT.

    Bauersayssince2006,however,bodiescorpo-

rate have not had to pay rates on behalf of the

sectional title owners, who now pay their ac-

counts directly to the municipalities yet the

bodies corporate have remained VAT exempt.

The reason for this is that bodies corporate are

not business enterprises but merely a way of

    sharingtheoperatingcostsandservicesamong

owners in a sectional title scheme.

There is now a welcome amendment to the

ruling, which will be implemented on 1 April,

whereby HOAs will no longer have to register

as VAT vendors and if they are registered, can

now deregister (in terms of section 8 (2) of the

VATAct) as of this date.Theywill alsobegiven

a concession period to pay their VAT liability

in six monthly payments or in as many instal-

    ments as the commissioner decides.

Many HOAs still remain registered to claim

the input VAT back on large contracts or serv-

ice bills. This does not represent any cost sav-

    ing,butratherashort-termcashflowadvantage

as the owners have to pay 14%more levies (out-

put VAT) and if the HOA budgets for a surplus

the output VAT always exceeds the input VAT

portion and should not be the reason to remain

    registered for VAT, says Bauer.

It does not make sense to add the complica-

tion of the VAT returns, as well as the time it

takes the person enlisted to do the job, if it is

not 100%necessary. Inmy opinion, the amount

    claimedbackinVATisnegligible inanaverage

year and the HOA would be much better off

    withouthaving to dealwith the addedadminis-

    tration, he says.

    QUICKPIC

    With indicative pricing of

    Evoque Pure will make the

    worlds most desirable SUV

    badgemoreaffordable thanever.

    Yet the twoPurederivativeswant

for nothing and in fact represent a

major step forward in terms of tech-

nology: they are the first of the 2014

Range Rover Evoque models to be

introduced and have the honour of

    bringing a nine-speed automatic to

    market this makes Range Rover

    Evoquethe firstSUVinthiscountry

with a transmission of such an ad-

vanced design and with this many

    ratios.

The chief benefit of the ground-

    breaking ZF-9HP transmission is

    lower fuel consumption, achieved

by enabling the engine to operate in

the most efficient part of its rev

    range more often.

In the case of the SD4 turbo-diesel

    derivative thisresults inreductions

of five percent in fuel usage and a

    four-percent drop in carbon dioxide

    emissions.

    Enhanced performance (thanks

to the wider spread of ratios, espe-

cially off-road, thanks to a signifi-

cantly lower first gear) and greater

    comfort (gearshiftsarevirtually im-

    perceptible, whether shifting up or

    down) are further advantages. The

gearbox also has an ultra-fast re-

    sponse time, described byZFas be-

quickly aligns with the drivers ac-

    tions.

The Pure also introduces two of

a six-pack of new driver aids availa-

ble on Range Rover Evoque, which

    significantly enhance its value

    proposition by giving consumers

the ability to choose from the very

    latest electronic systems which

    make driving more efficient, sim-

    Nissan Juke1.5dCiAcenta+: thedifficult show

    HANJO STIER

Its jolly difficult to start a review

    of Nissans Juke without diving

    head-first into its most distinguish-

ing feature: those looks. Upon see-

ing it, some people gasp for air and

struggle to string together a set of

    deserving expletives while others

smirk, smile and giggle at the sight

    of this odd-looking crossover.

    I firmly believe that indecisive

buyers will avoid the Juke in equal

    measure as thosewanting an incon-

    spicuous or conservative mode of

    transport. That means this Nissan

    is primarily purchased by people

    suffering from naughtiness, mid-

    life dilemmas, excessive vibrancy

    or mild craziness.

You may not want to get stuck in

an elevator with this sort of person

but I guarantee that nine out of ten

    will be highly entertaining andway

more fun than the accountant from

the fourth floor. After a week of

driving the Juke (in 1.5dCi turbo-

Diesel Acenta+ spec) I can now re-

veal how much fun youre in for.

    Looking at the maroon example

parked outside of my home right

now, after seven days of command-

ing it, I can honestly still say it still

    looks funky and different. Funky

and different are very high up my

automotive tick list and Id imagine

that the Juke could brighten a

dreary day for many years to come.

No other car has the same combi-

    nation of excess headlights and

    lets-use-every-design-we-can body-

work. It must be one of themost dif-

ficult tasks in the world to describe

a Nissan Juke to someone whos

never seen it before and nobody

would blame the recipient for ex-

pecting a hideous abortion of a car.

Obviously beauty is in the eye of

    thebeholderbut Ihave tocreditNis-

san for pulling all those zanydesign

    elements into a decently propor-

tioned car. Even if you hate theway

it looks, surely you will admit that

the overall shape and profile has

    been joined with a considerable

    amount of skill?

The same goes for the wild mix-

ture of shapes and textures in the

    cabin,which offers decent space for

a family of four. Rear headroom

isnt class-leading, nor is boot space

(251F), but those are trade-offs for

its modern styling. Youll be glad to

    hearthatNissanseasycontrolsand

    layout also prevailed.

    Not everywhere though, mind

you. The dials, radio, stalks and

most buttons are pretty normal but

the climate control and its racy D-

    Mode alter-ego with three drive

modes can be hard to fathom. The

power read-outs are fun, the dual-

    mode switches quite ingenious but

theyre near impossible to read in

    bright daylight.

    Thehighdriving position but low

seating will also be novel to those

not used to crossovers; pedal and

steering feel are light, the sixmanu-

al gears engage easily and the

    brakes are very responsive. Ride

quality is good if a little firm and

one tester noted that the back got

    twitchy under hard braking.

    Another traction issue (which al-

    so plagues the Dig-T turbo-petrol

models) is that of forward accelera-

    tion, this teenyDiesel enginedishes

    up incredible response and power

    especially inSportmode - to easily

    worry the traction control. Switch

that off and the front tyres go com-

    pletely bananas.

If youdont drive it like a getaway

    car, the Juke 1.5 dCIs 81 k W

(110 hp) and 260 Nm are so impres-

sive that you need never floor the

right pedal to zip around town. The

small 46F fuel tank should be of no

concern as this car can achieve av-

erages of 4.2F/100 km (1 095 km the-

oretical range) and just 109 g CO

    2

    /

    km.

So strong is the motors response

that it borders on snappy in the first

    fewgears, its subsequent cogsbeing

nicely spaced to keep the oil burner

    operating efficiently, which it does

from just under 1 500 rpm. Sixth

gear is quite tall and perfectly suit-

ed for highway use while a start/

    stop systemalsohelps to curbdiesel

    thirst.

To keep tech junkies happy, this

    Juke comes with Bluetooth, CD,

mp3, USB, cruise control and trip

    computer while the safety con-

    scious among you will appreciate

    ABSbrakeswithEBDandbrake as-

    sist, stability control, immobiliser,

ISOFIX anchors, six airbags and a

    space-saver alloy spare wheel.

Each Juke is sold with Nissans

    3-year/100 000 km warranty and 3-

year/90 000 km service plan. From

experience Id expect the basic non-

turbo models to be perky enough,

at least at sea level, but you want

a turbo Juke (petrol OR diesel) to

blow your hair back. In other

words, the go to match the show.

    nationalmotocross championship

    QUICKPIC

    Saturday 8 February saw the

    South African national moto-

    cross championship get under-

    way just outside Johannesburg

    at Terratopia Motocross Park.

    Hundred-and-fifteen riders lined

up on the starting gates during the

    day showing how healthy MSAmo-

    tocross is.

KTM riders filled the podiums in

    all theheatswith theAustrianman-

ufacturer gaining a total of seven

overall victories from the total of

nine on offer. This fact bodewell for

registered riders of the KTM Pro

    Race Orange contingency who will

all walk away with some great

vouchers and prize money in the

    senior classes.

The 50 juniors was a small class

and was combined with the 50 pro

    class which sawNateMcLellan tak-

ing the overall win due to his con-

sistent 2 for 2 performance. Nate

was followed by Blake Young and

    Daaiyaan Manuel in second and

    third respectively, all on KTMs.

The 65 cc class was one of the big-

gest on the day and probably one of

    the most exciting too. Camden

    McLellanwas fast but couldnt keep

Jonathan Mlimi at bay and had to

settle for second overall behind the

    effervescent Brother to JoshuaMli-

    second generation motocrosser in

the form of Ethan Segal, again a

    KiaCeratohatch1.6EX: the likableangle

    HANJO STIER

Im really struggling to find an

    angle for this reviewofKiasnew

    Cerato hatchback, to come up

    with something I havent voiced

    before. Much improved quality,

    vastlybetterdesigns,greatspecs,

blah blah fish paste. So perhaps

Ill just string together some im-

    pressions from our test.

    For starters, theCeratohatchwas

a surprise test car and who doesnt

    love surprises. The office had

booked a whole string of cars back-

to-back (as you do) when the big red

phone rang and a friendly young

man asked if we had space to fit in

    this silverCerato.Notwanting tobe

    rude, we immediately accepted.

    Not long afterwards, two jolly

gents dropped the car off. First im-

    pressions were extremely short as

we simply drove it around the cor-

    nerandtuckedit intoawayuntilour

    driver schedule was reshuffled. I

was the first to pick up the keys a

day later and take the Cerato for its

    mandatory photo shoot.

Being a lovely sunny day (as you

can see) I slowly circled the Kia a

few times to drink in its design. Ex-

    Audi designer Peter Schreyer was

    exactly what the company needed

and the Korean car has a unique

    stylewhich is onlymirrored by oth-

    ers from the same factory.

    The trademark tiger nose grille

frames two modern and busy head-

lights in fact, much of the car has

a lot of design going on. Creases

along the profile lend it some fluidi-

ty; the rising window line ensures

    a sporty stance, while swooping

gills around the front fog-lights and

a rear bumper diffuser-look give it

    attitude.

    More circling was required. The

Cerato has enough looks and detail-

ing to keep an enthusiastic new

owner smiling when s/he walks to-

wards it in the morning but it isnt

wild or zany enough to polarize

    opinions or scare away conserva-

tive buyers. It can appeal to every-

one and thats a brilliant attribute.

One could say the same thing

about its interior, which is a clever

mix of boring ergonomics and cool

    features. Bright red displays, subtle

    chrome details, wavy textures and

    crispwhiteback-lightdecorateasea

of fabric and plastics which should

please the newbie owner just as

    much as Granddad.

A few trips and drivers later, we

can confirm that there are no nasty

    surpriseswaiting foryou; aKiaCer-

ato is easy to operate with its sound

    system (radio/CD/mp3/ipod/USB,

    6 speakers) offering some gadget

time. All controls are light to oper-

ate, easy to fathom and this Cerato

    was delightfully simple to drive.

Its 1.6 F four cylinder petrol en-

    gine doesnt produce fireworks but

it has sufficient grunt (129 horse-

power) to reach 100 km/h in about

10 seconds and keep going to a re-

    spectable 200 km/h. Variable valve

timing and 157 Nm of torque help

    thecaralongat lowerrevsandwhile

    cruising to the airport.

    Although fitted with anti-lock

    brakes (ABS) andemergencybrake-

    force distribution, this entry-level

    model doesnt have stability man-

agement or hill start assist. Consid-

    eringitsmildperformanceandcom-

    muting clientele, the absent ESP

system should only be noticed in ex-

    treme driving or severe swerving.

Obviouslywe had to try it for our-

selves. When pushed hard, its basic

    rear suspension eventually throws

in the towel. However stick to the

speed limits and the 16-inch alloys

with 205/55 rubber provide all the

    grip and comfort you could want;

and that rear end will only protest

    under heavy loads.

If youre the sort of person who

likes to get to point B quicker, then

    a2 FCerato (118 kW/194 Nm)willdo

better. This engine is also available

in EX trim or the fancier SX trim,

all available with a choice of six-

    speed automatic or manual trans-

    missions.

The bigger models spoil you with

    stuff likeXenon lights, leather trim,

    reverse camera and fancy screens

but even this humble 1.6 EX range

    starter has Bluetooth connectivity,

lots of automatic and electric giz-

    mos, trip computer, LED lighting,

    six airbags, active headrests and

    rear ventilation.

Most of our testers gave the Cera-

to 1.6 EX at least one thumb up, be

it for the adequate performance (at

sea level), likeable looks or great

    standard features. Priced at

    R233 995, youll also get a five-

    year/150 000 km warranty, three-

year roadside assistance and a five-

    year/90 000 km service plan.

ter. Its strong heart is the 4.0 TF-

    SI, which takes Audis downsiz-

ing strategy to the high-end cate-

    gory.

    The twin-turbo V8 displaces

3 993 cc and develops tremendous

power, with 412 kW available be-

    tween 5 700 and 6 700 rpm. A con-

stant 700 Nm of torque is available

    between 1 750 and 5 500 rpm.

    Because the high-revving four F

    engine has been rigorously de-

signed for low load-change and flow

losses, it develops this power quick-

    ly and spontaneously.

    The two twin-scroll turbocharg-

ers, which produce up to 1,2 bars of

    relative boost pressure, are located

together with the intercooler in the

inside V of the cylinder banks.

Switchable flaps in the exhaust sys-

tem make the engine sound even

louder at the push of a button or un-

    der strong acceleration. Audi also

    offers anoptional sport exhaust sys-

    tem.

The RS 7 Sportback sprints from

    0 to 100 km/h in just 3,9 seconds.Au-

di limits the top speed in the stand-

    When specified with the Dynamic

Package Plus, the top speed is in-

    creased to 305 km/h.TheRS7Sport-

of fuel per 100 km. This value is due

in part to the standard start-stop

    Themost innovativeef-

    ficiency technology in

the new Audi RS 7 Sport-

    At low tomediumloads

    and engine speeds, it de-

    activates cylinders 2, 3, 5

    and 8 by closing their

    valves via electrome-

    chanical actuators. The

4.0 TFSI then runs as a

    four-cylinder engine un-

    til the driver accelerates

    more strongly.

    The Audi RS 7 Sport-

    back comes standard

    with quattro permanent

all-wheel drive for its decisive ad-

drive competitors. At the heart of

thequattro system is a centre differ-

ential with a high locking rate and

separate oil cooler to regulate its

    temperature.

It distributes the power as needed

within a wide range between the

front and rear axles. In the standard

    configuration, 60 percent flows to

the rear and 40 percent to the front.

    Your cars aircon is no

    fuel guzzler

Ever heard the common myth that

having your aircon turned on uses

more fuel than opening the window?

At most speeds, if the car window is

open, the coefficient drag is enough to

make your car work harder, thus us-

    ing more fuel.

In fact, it uses about the same

amount of fuel as having your aircon

    turned on.

The couple believe that if any vehicle is

to take them to the roof of the world, it

has to be a Unimog. They opted for a Uni-

The grand trip began in April, leading

through south-eastern Europe and the fre-

    quentlyroughterrainoftheAnatolianhigh-

lands: no trail was too rocky, no river too

deep and no track to steep. After this initial

    minortest inTurkey,thejourneycontinued

    on into Iran.

The sand dunes in the Dasht-e-Kavier

desert posed a somewhat greater challenge.

Much more impressive than the ease with

    which the 435-series Unimog cruised

through sand and rock however, were the

shining eyes of the Iranians at the strange

sight of the Unimog. There were countless

    occasions on which Mercedes-Benz fans

a chance to really put their four-wheeled

travelling companion through its paces in

Oman. Here again, no dune was too steep,

no desert too vast and no beach too far. The

desert-savvy Omanis were delighted by the

Unimog which even pulled a number of

stranded SUVs out of the sand. The globe-

trotters are currently in India, where the

Unimogs seat height is proving particular-

ly advantageous in offering good visibility

in the bustling traffic on Indias roads.

The couple will soon bemoving on to Ne-
