unsure about his job prospects andcould bemade redundant, he shouldhold back on any further financialcommitments.He says even if this is not the case,

serious consideration should be giv-en to improving the existing homerather than moving elsewhere.Rawson says the big problem

about taking out a new bond, evenifasubstantialdeposit ispaid, is thatit usually takes a long time, often asmuch as 20 years, to pay it off andin that time it is quite possible, evenat today’s low interest rates, for thehomeowner topay twice theoriginal

buying price by the end of the loanperiod.He says for example, on a R1 mil-

lionbondat8,5%takenover20years,the borrower would pay just overR2 million in total – the interest paidbeinghigher than theactual amountpaid for the home.“By contrast, the homeownerwho

pays for improvements from hismonthly salary once every three orfour years can add significantly tothe home’s value without incurringany interest charges.”Rawson quoted a Hout Bay home

valued recently by theRawsonProp-erty Group’s franchise for the areaas an example.

Over the years the owner had con-verted the garage into a study, builta long front stoep, replaced threewindows with French doors, put inskylights, aluminium guttering, awooden floor in the living area, builta swimming pool, a more solidboundary fence and cultivated thegarden to a point where it has be-come attractive.Allof these improvements,hesays

have been done without taking outan extra loan.Such radical changes can add as

much as 35 to 40% to the value of ahome, which, as in this case, oftenhas little architectural merit, hesays.

“Today’s younger generation tendto see themselves as high flyers andthis is a tendency that I find danger-ous. It often leads to over-commit-ment and unhappiness among thefamilymembers. My advice to thosepeople wishing to move up in theworld is to examine carefully the po-tential for ongoing home upgrades.”Rawson says as the architect

Strongerhousepricegrowthpredicted for2014While the average houseprice growthwas nominallylower during 2013 than itwas in 2012, the housingmarket is still moving in theright direction and pricesareonanupwardtrend, saysAdrian Goslett, CEO of RE/MAX of Southern Africa.

“The fact is that property re-mains a solid asset class thatcontinues to provide buyerswith a good return over thelong term – provided the cor-rect purchasing principles areapplied to the transaction.“Although property prices

are currently only seeing sin-gle-figure growth, the com-pound effect of the upwardgrowth trend of property pric-eswill positively impact on thehomeowner’s net worth in thefuture,” says Goslett.“Potential property buyers

who are waiting in the wingsand holding out for the nextboom are losing valuablegrowth as property prices in-crease yearly.”According to the FNB Prop-

erty Barometer’s House PriceIndex released on 7 January2014, the average house pricegrowth rose by 6.8% in 2013,compared with the 7.1% seenduring 2012.“The important thing when

looking at figures like this isthat although the growth per-centage may be lower than the

previous year, it is coming offthe back of the previous posi-tive growth. We have had twoconsecutive years of positivehouse price growth, which isremarkable considering thatduring the four years prior to2012 the average real houseprice saw a decline. The posi-tive growth points to the factthat the property market ismoving in the right directionand showing an increased de-mand,” says Goslett.Figures from the FNB Prop-

erty Barometer state that theaverage price of homes trans-actedduring2013wasR891 976,compared with R835 480 in2012. According to their data,these prices are way above thefigures seen a decade ago, withthe average real price for 201342.6% higher than the priceseen in 2003. However, thatsaid, the figure is still 18.5%lower than the price peakreached at the height of theboom in 2007. “This data rei-terates the fact that propertymust be viewed as a long-terminvestment. While home-owners who purchased theirproperty a decade ago are see-ing significant growth, thosewho purchased their propertyduring the height of the boomare possibly still seeing a lossat themoment.However, thosewho are able to hold on to theirproperty will recoup theirlosses and see returns on their

investment in the future,” saysGoslett.Although the house price

growth during 2013 may havenot have been as high as 2012,the property market last yearshowed other areas of im-provement. For example, thedemand-supply balanceshowed an increase, rising by3% on the average marketstrength level for 2012. Thiscould lead to an acceleratedhouseprice growthpercentageduring 2014, especiallyconsidering figures show thatresidential building activityslowed in 2013. This will, in es-sence, further close the gap be-tween supply and demand.“With demand for housing onthe increase and a slow-downin building activity, more andmore pressure will be placedon the current supply ofproperty, which in turn willboost house prices. The in-crease in demand could be at-tributed to the fact that banksare relaxing their lending cri-teria, which has resulted in anincrease in bond approvals inrecent quarters,” says Goslett.“With more buyers enteringthemarket and lowernumbersof properties available, we arelikely to see a more competi-tive property market in 2014,whichwillbeadvantageous forthose wanting to sell theirhomes this year,” he con-cludes.

Can you teach an old dog newtricks? Perhaps I should be care-ful here as the dog in this in-stance is the popular Mercedes-BenzC-Classandthetrickwouldbe their Edition C model. So be-fore I answer my own question,let’s examine this latest offerfrom the world’s favourite luxu-ry automobile brand.

The C-Class is far from a dog tolook at or drive. Have a good starearound you in traffic and the im-pressive quantity of C-Classes willconfirm howmany people chose it.Even better, there are tons of mod-els fromthepreviousand theprevi-ous-previous generation stillgracefully wafting about.The favoured Mercedes sedan is

classy, pretty and hardy. This cur-rent one is also nearing the end ofits lifespan,whichiswhere theEdi-tionC trick comes in. Trick is actu-ally a nasty word, so let’s call it a“persuasion” to getmorepeople in-to the firm, but comfortable seats.Sales of the internally-known

W204 range are starting to drop offfor a few good reasons.Main rivalsAudi and BMW both have newerproductsandthenextgenerationC-Class should be here in a year orso. It’s only natural that buyerslook elsewhere and/or wait for thenew one to arrive.Or is it? Yes, I’ll admit that the

C-Class isn’t on the same page asits refurbished rivals, but afterdriving it for a week that didn’t

torque, but will also yell to almost7 000 rpm.Claimed fuel consumption is

8,7F/100km, which seems spot-on.Around town with start/stop sys-tem it’ll drink about ten, but cruis-ing just below the national speedlimit, our C300 Edition C ap-proached seven. We heard a bit ofwind noise from the square-ishmirrors and those good-lookingfive-spoke low-profile wheels rum-ble a bit.They also make the ride slightly

harshoverruttedsurfaces,butpro-vide heaps of grip. Many attemptsat breaking the Merc’s composurefailed, it has slightly vague steer-ing, a bit of body roll and a lacklus-tre gearbox, but still leaves enoughexcitement for an enthusiasticjourney up or around a mountain.Obviously you also get a full

range of safety and comfort fea-tures, the C300 Edition C distin-guishing itself by a media inter-face, rear seat through-load,Articoleather and alcantara trim withbluestitching.The fantastic Intelli-gent Light system and a full 6-year/120 000 kmmaintenance planare also included in the price ofR499 443.If you’re in themarket for aMerc

and tempted by this car, I have asuggestion. Buy an Edition C nowand put your name on the waitinglist for the next C-Class. Once thatarrives you can trade this one inand I’m sure you’ll get a good pricefor it. After all, it’s a C-Class withlots of special bits on it. Good dog,great trick.
