Built in 1854, the steep pass rises out of Stellenbosch to cross between the Jonkershoek and Simonsberg mountain ranges, and ends in one of the most scenic spots in the Cape – the Banghoek Valley. The property is priced at R13,95 million. “This is one of the most sought-af- ter settings in the Boland, surround- ed by beautiful mountain scenery and blessed with fertile soil,” says PGP agent Clarence Collins. “Yet de- spite this very rural setting, it is just a short drive from Stellenbosch and all its amenities, including schools, hospitals and major shopping. Howdo Imakemypropertyappeal tobuyers?Effective marketing of your property tobuyers is critical to you achieving theprice you deserve. It’s so sad when we seesellersmaking littleeffort topresent theirhomes well – despite pleas to do so.

I often compare the marketing of a propertyto dating. Back in the day when we went outon a date we all made sure we looked (andsmelled) our best. It was really important tocreate a good impression – and often we onlygot one shot at it.

It’s the same when marketing a home. Buy-ers make an emotional connection with theproperty they want to purchase. Small thingscan impact that connection, and it’s impor-tant to use them to your advantage.

Here is a list of matters to consider whenyou present your home for sale:

) Carpets and flooring: carpets need to beclean. Smelly carpets covered in stains donothing to impress buyers. It may not be nec-essary to replace carpets, as in many casesa buyer will have their own taste, but get themlooking their best. If you have cracked tilesthat you can replace then do so.

) Walls: Dirty or marked walls don’t im-press. Can they be washed? If not, then a re-paint makes a huge difference. Go with neu-tral colours, and off-white is a safe bet.

) Bathrooms: Mould is a definite turn-off.Clean with an appropriate product, or evenconsider repainting ceilings and walls witha treated paint. Fix dripping taps. Clean the

baths and showers. Replace broken or dam-aged toilet seats.

) Kitchens: Beware of clutter on the surfac-es. Clean oil and grime off the hob and stove.Glassware needs to sparkle. Taps, sinks, andskirtings need to be looking their best. An oldkitchen can look much better with new cup-board handles.

) The garden: cut grass, clean flower beds,and a sparkling pool make a huge difference.Dog mess on the lawn is not impressive. Cutback overgrown shrubs. Make sure any irri-gation system is working properly and thegrass is green. Fertilizer will help.

) General: Clear the gutters of grass, re-paintguttersanddownpipesifyouneedtoandseal the joints. The entrance to the front dooris the first and the last impression – make itcount!Replacedead lightbulbsandmakesurethe lights are on if the day is overcast or it’sdark outside. Woodwork needs to be in goodorder.

Whilst many people love their pets, the real-ity is that someone who doesn’t, is going tobe turned off by pet smells. Address odor is-sues. And keep the pets locked away for view-ings. Fresh flowers, the smell of fresh coffeeand cake or biscuits, soft background music– all these go a long way to creating the rightimpression.

Ashardas itmaybewhenyouragentbringsa buyer around, after the initial introduc-tions, give them space to do their job. A buyerwon’t speak freely if you are in earshot – and

few drawbacks to open-plan livingareassuchasheat loss, lessprivacyand noise.He also points out that there are,

however, many benefits. These in-clude the following:

) Purely practical: Fewer wallsmean less wasted space – there isno need for passages, which saveson building costs. It also translates

intomorenatural light andven-tilation.

) A happy place: The sunny at-mosphere created by natural lightflooding free-flowing spaces, is themost appealing quality of open-plan architecture.Homeowners’ needs have

changed and formal lounges havebeen phased out. Cooking alone ina stuffy kitchenwas probably nev-er fun for anyone, but with open-plan living areas, there is no needtocookinsolitudeanylonger–youcan be cooking dinner while yourkids watch TV in the living areaand your partner does some workat the dining room table.The flexibility offered by open-

plan living spaces fits in well withourzeitgeist of informal livingandless rigid roles of familymembers.

) Options and more options:One large room allows for flexiblefloorplansfor furnitureplacement.Youcanchange, shuffleorcombinework,leisureanddiningzoneswithvery little effort, giving you morecreative and practical options.

)Afamilyaffair:Wallsarebarri-ers, so when they come down, theresult is more social interaction.Each family member can be busywith his own activity, yet have aconversation across differentzones – dad doing the braai on theporch, mom preparing side dishesinthekitchen, thekidsdoinghome-work at the dining table or playingin the lounge, whilst they all dis-cuss their holiday plans.To create a relaxed, yet elegant

open-plan living area, Anton saysit is advisable to decorate the space

as a whole: “This will strengthenthe desired free-flowing look andfeel of the space. By not doing so,the different zones won’t blendseamlessly and could end up look-ing messy and disjointed. Similarto garden design and architecture,you start by planning the wholeproject, then you can execute itover time.”He offers a fewbasic décor guide-

lines that you can follow:) Furniture doesn’t have to be

from the same range, but it shouldat least be of similar style.

) Choose furniture in propor-tion to the space. If it is a very bigarea, then go for chunky furniture,such as anL-shaped sofawith over-sized arms.

) Use furniture made from the

same type of wood, or at least woodthat is the samecolour, throughoutthe space.

)Leatherandearthtonesgowellwith any colour wood.

) Upholstery pattern and tex-ture can differ, but stick to a specif-ic colour scheme, such as earthtones, beiges or greys.

) Repeat the accent colour – besubtle, a hint of red in a paintinginthediningarea, isenoughtopickup a red vase or a red stripe in scat-ter cushions featured in the loungearea.

) Use loose rugs in the variousspaces to create warmth and to de-fine the specific zones.

) Group furniture to form cosy“rooms” within the open-planspace.

) Lighting is another way to de-finezones,whetherpendants, floor-standing or table lamps. Instead oflighting the room evenly, createpools of light in each zone. Moodylighting creates a sense of warmth,whereas bright lighting often feelscold and impersonal.

) Console tables and sideboardswork well as understated parti-tions between zones.

Harcourts Real Estate group, whonotes that some 40% of housing de-mandat themoment is coming fromyoung, first-timebuyerswhofavourflats and townhouses, and thatbuilders and developers are re-sponding to this demand by plan-ning and building more of thesehomes.“According to StatsSA, the vol-

ume of plans passed for new flatsand townhouses this year is 43,7%uponlastyear,andtheconstructionphase of new housing has alreadyincreased by 8,6%, even though it isdifficult at this stage of the marketfor developers to compete on pricewith pre-owned units.”Indeed, according to the most re-

cent Absa Housing Review, the cur-rent average difference in price be-tweenanewly-builthomeandasim-ilar pre-owned one is still around33%, and given the ongoing above-inflation increases in buildingcosts, the only way for developersto stay competitive is to make the

newly-built units smaller, he says.“In other words, young buyers of

these units are getting less home fortheirmoney than theywould if theybought pre-owned units – althoughmany are content to accept this be-cause new homes come with con-struction guarantees, typicallyneed much less maintenance in thecritical first few years of home own-ership and often have better securi-ty than pre-owned homes.”However, Gray says, all buyers of

new properties – including manypeople entering the market for thefirst time – are being penalised interms of the relative amount of tax

they have to pay for home owner-ship. “Our research shows thathomepricesbeingpaidby first-timebuyers generally range fromaroundR675 000 toR750 000.Andthetransfer duty (tax) payable on pre-ownedhomes in this bracket rangesfrom R2 250 to R4 500.“But transfer duty is not payable

onnewly-built homes. Instead,VATof 14% is usually included in thepurchase price, which means thaton a unit with a purchase price ofR675 000, a whopping R83 000 is thetax componentwhich the developermust hand over to SARS.”This hardly seems fair, he says,

and it obviously penalizes develop-ers too, because therateofVATtheyhavetocharge influences theircom-petitiveness in the marketplace.“For example, if a concessionary

rate of VAT of say, 5%, was appliedto first-time buyers of newly-builtproperties, the developer could low-er the price of a R675 000 unit toaround R625 000 without any loss ofprofit. This would alsomake it easi-er for potential buyers to qualify forbonds to buy their homes. A VATconcession on new housing wouldboost both home ownership and en-trepreneurial endeavour in thehome building industry.”

So you live out in the sticks butthe roads never deteriorateenough to warrant a wonky 4x4.Perhaps you already have such avehicle and long for a decent sta-tion wagon. Maybe the one youfancy is a butch estate which canalso deal with a nasty middel-mannetjie. This car could be Au-di’s new A4 Allroad.

Inall fairness, I shouldalsoadvisethat you take a good look at Volvo’sexcellent V40 Cross Country whichI reviewed earlier this month. Andif we stray slightly from the beefed-up estate genre, your short-list mayalso include Subaru’s Forester anda whole horde of trendy Mommy4x4’s.To be even more fair, I’ll have to

draw some comparisons betweenthis German and the Scandinavianeffort because I did just that in thelatter’s review. For starters, theAu-di only comes in two models withQuattro four-wheel-drive. Volvo of-fers you many versions of its car ofwhich only the range topper is 4x4.Price-wise, the Swedish selection

ends before the Germans begin. Al-though some V40 Cross Countrymodels have superior specifica-tions, theeasiestexplanation for theAudi’s premium is its extra space.The Allroad looks and feels bigger,trumping its rival in almost everymeasurable dimension.Right now you probably expect

me togivepraise toandworshipAu-di’s build quality but you’d bewrong.Yes, it’sexcellent,but I think

the Volvo is very close and thus of-fers better value formoney.Both in-teriors have their own take on sim-plistic perfection, the Audi’s info-tainment system being a little moreintuitive.Both cars offer superb ergonom-

ics and leave little for you to discov-er or get used to – top marks all

around as this keeps your focus onthe road. I had someBluetooth sync-ing issues with the Volvo but sus-pect that the problem may lie withmy over-toothed mobile phone.TheAllroadTDi’s 2-F turbo-diesel

ter thanks to its low-down grunt. Italso offers a Sport mode and directgear selection by flicking the leverleft.Out on the road, the Allroad’s re-

fined chassis and drive train makefor an incredibly smooth and solidride. The engine is fairly smoothand quiet, gear shifts are impercep-tible and grip levels are phenome-nal. Even with deactivated tractioncontrol, we could barely get ours tomake a tyre squeal.Thecleverquattro4x4systemand

advanced ESP (electronic stabilityprogram) even detect when you’reoff-road and will compensate theirefforts accordingly. An Allroadshould thus easily conquermild off-road tasks thanks to these systemsand 180 mm of ground clearance.Average diesel consumption is

about 7F per 100 km which makesfor a decent range from the 61 Ftank, the Allroad giving adventur-ous families a few advantageswhenthey get to their destination.Firstly, it will happily trek

around game parks and farm trackswithout major fuss.Secondly, the additional cargo ca-

pacity means mom can pack extraand your entire luggage stays dust-free.Lastbutcertainlynot least,youwon’t find many others of its kindaround as Audi has ditched the reg-ular Avant (estate) A4 and the All-road’s only two remaining siblingsare the loony S4 and bonkers RS4.Audi’s A4 Allroad costs R465 000
