location ashley Court is situated within the small hamlet of ashley, just to the south of Tiverton, within the beautiful river exe valley, in the heart of Mid Devon, within easy reach of Tiverton Parkway Station and the M5.

The market town of Tiverton has a full selection of local amenities, including shops and restaurants, hospital, leisure centre, secondary and primary schools and supermarkets. a couple of miles down the valley, to the south, is Bickleigh, where there are two pubs/restaurants as well as Bickleigh Mill with shop and café. on the edge of the town there is also a golf course and private education with Blundell’s School and Preparatory School. This area of Mid Devon is renowned for its beautifully unspoiled rolling farmland bisected by wooded valleys and there are many and varied opportunities locally for walking, riding and fishing, including salmon and trout fishing on the river exe.

Within easy reach, to the north, is the exmoor National Park, renowned for its spectacular scenery, and also within easy reach along the a361 North Devon link road is the beautiful North Devon coast with its sandy surf beaches. about 20 minutes’ drive away, to the south, is the historic university and cathedral city of exeter, with its full and varied selection of cultural, recreational and shopping facilities.

CommunicationsThere is very quick access onto the a361 North Devon link road at Tiverton, leading west to Barnstaple and the North Devon coast and east to Junction 27 of the M5 motorway beside which is Tiverton Parkway station, providing regular mainline connections to London (Paddington) in a little over 2 hours. at exeter there is an international airport.

historyashley Court is Listed Grade ii, as being of architectural or historical interest, and is stated as being “a small country house, early 19th century, possibly incorporating remains of a 1657 house built by John Upcott, a Tiverton wool merchant, all built within part of what was once Henry ii’s hunting park”. The listing document then further states that ashley Court “was once the home of Thomas Cosway, an uncle of the Tiverton painter, richard Cosway”.

Description as described in the listing document, this is a fine, small country house of typical early 19th century design and retaining many of its interior period features, including moulded and carved ceiling cornices, picture rails and ornate carved fireplace surrounds.

on the ground floor the reception hall consists of an entrance hall opening to a circular reception and archway to the staircase hall and with panelled doors to the sitting room with two sets of French doors with shutters opening to the gardens and terrace, the drawing room with wide bay window and two sets of French doors to the gardens, and the dining room, also with French doors with shutters to the gardens. Beneath the staircase is a cloakroom and the rear hall with original servants bells, has doors to the pantry, kitchen/breakfast room with massive fitted dresser and oil fired rayburn, scullery with fine slate sink, bathroom and inner hall with rear staircase.

The turned main staircase from the hall rises to the first floor and the landing, with roof lantern and panelled doors to the principal suite, including the main bedroom overlooking the gardens, the dressing room and nursery/bedroom 2. also off the main landing are two further bedrooms, bathroom and the study/bedroom 4 with French doors with shutters out to the balcony above the veranda. The rear landing at the top of the rear staircase has further doors to separate WC, box room and archway to the housemaid’s area and two further bedrooms.

The back door from the rear hall opens to a rear courtyard with door to store room and range of store sheds and steps up to a further building adjoining the rear of the house, consisting of stores on the ground floor and steps up to the apple store with fittings and bell tower with working bell.

lodge Cottageat the bottom of the drive beside the entrance gate is the Lodge

Cottage with three ground floor rooms and kitchen, now in need

of renovation and restoration throughout.

the stable yard and Coach houseShortly before reaching the house, the carriage drive forks to the

right and climbs up to the beautiful, traditional, enclosed stable

yard to the rear of the house. along one side is the coach house

and stables, built of stone beneath a slate roof, and consisting

of two coach houses, stables and tack room, with their original

fittings and stairs up to a hayloft.

on the other side of the yard is a further stone built stable

building with loose boxes, tack room and feed room.

From the yard, high double wooden gates open to the road and

steps descend to the rear courtyard of the house.

the Gardens and GroundsThe entrance gate between stone pillars opens to the carriage

drive leading up to the forecourt in front of the house.

immediately around the house are formal lawned gardens, edged

by a variety of mature shrubs and trees. a path from the garden

leads to a door into the fine, extensive, traditional walled kitchen

garden, still possessing some of its fruit trees, clipped hedging

and plants and surrounded by high slate capped walls.

There are a fine variety of mature trees and an under canopy

of shrubs around the edge of the gardens, giving an arboretum

effect and leading into an extensive area of sloping, deciduous

woodland with many further fine mature trees. a path leads

from here and the gardens through the woods, providing a lovely

woodland walk.

Below the entrance drive is a gently sloping pasture paddock,

and adjoining the woodland to the south of the house and

gardens are further pasture paddocks incorporating the former

tennis court area.
