Welcome to the 15th annual Tour of Remodeled Homes, presented by the Greensboro Builders Association’s RemodelersCouncil. As a professional trade association, we are comprised ofl icensed general contractors specializing in renovation and remodeling, as well as new construction and commercial development. Through our partnerships with industry professionals,suppliers and trade contractors, we are positioned to provide thehighest quality in workmanship and customer satisfaction.

Beginning a home remodeling project doesn’t have to be an intimidating venture. “What improvements will add the most value to myhome?” To answer that question, it is important tounderstand that remodeling – and your home for thatmatter – is different from other investments that areprimarily financial in nature. What’s unique about housingis that the “investor” or owner receives the immediatebenefit of being able to occupy and enjoy their

investment; i.e., live in it, all the while it isgrowing in value. Stocks and bonds don’tdeliver on this aspect.

The longer you intend to stay in your homeand will enjoy the new family room orwhatever improvement you make, the moreweight this factor contributes to your overallreturn on investment.

The other part of your investment return isthe increase in resale value that theremodel adds to your home. Ultimately it isa professional real estate appraiser who willdecide the financial return of anyremodeling you do through the price he orshe assigns to your home when you decideto refinance your mortgage or sell yourhome. The cold hard truth, however, is thatreal estate appraisals are more an art thanan exacting science.

The price of your home will largely dependon the prices that comparable homesrecently sold for in your neighborhood. Thevalue assigned to the improvements youmade to your home depends on a number

of variables but depend heavily on the location of yourhome as well as its overall condition. Some remodelingprojects lift the value of a home by the entire cost of theremodel and sometimes by even more.

Despite the limitations of the appraisal process in allottingwhat you might consider fair value for all theimprovements that you proudly made to your home sincefirst moving in, there are certain rules that you shouldconsider to increase the dollars you get back from yourremodeling investment.

• Maintaining your home in good repair is the mostcritical of all investments that you can make to your home.The shape it’s in matters as much if not more than whatother attributes your home may have.

• The quality of the work you have done on your home isanother factor that can’t be ignored, if you are looking tomake a good investment. Shoddy workmanship, low-gradematerials and inferior products will wipe out any value theremodeling might have added to your home.

Remodeling, then, becomes the keyto protecting and enhancing the investment value of yourhome, not to mention its many other benefits.

• Remodel for yourself and your own family, not the nextowner. It is a gamble to predict what the likes and dislikesof the next owner might be. Keep in mind, however, themore your tastes stray from the norm of most of yourneighbors, the less likely you are to get maximum returnfrom your improvements. Stay with styles, colors andfeatures that have broad appeal.

• Kitchens and bath remodels are the two most popularremodeling projects year-in and year-out, no matter whereyou live. Minor kitchen remodels tend to recoup more oftheir costs than major kitchen remodels. Bathroomremodels also vary on how much they add to resale value,depending on the extent of the makeover. These tworooms carry the most weight when it comes time to sellyour home. Attractive kitchens and baths fully outfittedwith popular features will not only help sell your homefaster, they also can drive the price a buyer is willing to payfor your home.

• Extra space in the right place offers a high rate of returnsince existing homes tend to lack the roominess of newhomes. New family rooms, larger master bedroom suitesand eat-in kitchens are all examples of spaces that mostbuyers value highly.

Although it is difficult to put an exact price on the resalevalue of a particular remodeling project, for most of us thereal value of remodeling is the comfort and pleasure itadds to the years we spend living in our home.

However it is important to note that mid-priced meansdifferent things to different people. Working with anexperienced remodeler, you can evaluate and prioritize thethings most important in your renovation and that fitwithin your budget.

Homeowners need to understand that remodeling is aservice and not merely a product. This serviceencompasses the intangibles that make up the process ofremodeling – how everything comes together and resultsin a satisfying experience and an acceptable finishedproduct. The materials and products that go into it can’tdefine a professional job alone.

The nature of remodeling as a service becomes even morepronounced when you consider that inevitably you’ll besharing your home with the remodelers’ crews for weeks oreven months, depending on the scale of the project.All remodeling involves some degree of inconvenience, butinconvenience can easily turn into a nightmare ifyour remodeler doesn’t put your family’s comfort andconcerns first.

Rather than selecting a remodeler based on where one bidfalls compared to others, shift your focus to finding aprofessional remodeler; then go about getting a bid onyour job. If the bid is higher than what you budgeted,work with the remodeler to decide where you can cut backor what you can postpone to keep the project on budget.For example, you can always have the remodeler frame ina fireplace to be installed later, but he can’t upgrade thecompany’s customer service if there wasn’t any to beginwith.

Some important characteristics you should be looking forto ensure that you hire a professional remodeler are:

• Experience – Ask how long the remodeler has been inbusiness. Longevity suggests financial stability, which isnecessary for the remodeler to finish the job and still beavailable if problems crop up after the job is completed.Also, the more jobs the company has completed, the moreexpertise the remodeler will bring to your project and thehidden surprises that remodeling typically entails.

• Reputation – Look to the remodeler’s former andcurrent customers to gauge the company’s reputation.Obtain the names and phone numbers of customers youcan call to get their impressions of the company’s work andcustomer service. Call them and make personal visits to seethe work they had done. Even better, get references fromcustomers whose projects were similar to the one yourfamily is planning. Also, go visit one of the company’s jobsin progress to evaluate how they manage the constructionprocess and how tidy they keep the job site. Ask whetherthese homeowners would hire the company again.

materials when it comes to improving their mostprized and most valuable asset? However, when itcomes to selecting a remodeler, too many buyersconveniently forget the time-proven adage that “you getwhat you pay for.”

The dilemma that confronts many homeowners is theirdesire for a top-notch job at the lowest possible price.With price as their primary focus, they ignore other criteriathat may carry more weight in producing a successfullycompleted project and a smooth working relationshipwith the remodeler.

It’s understandable that price is a major considerationwhen it comes to remodeling. The cost of remodeling hasincreased as the demand for remodeling grows. Highercosts of materials (such as copper pipes) and scarcity ofskilled labor are just two factors contributing to price hikes.A national trade magazine, Remodeling, reported in a Costvs. Value survey that a mid-priced major kitchen remodel,the most popular remodeling project, costs $58,400. For aminor remodel of the same 200-square-foot kitchen, thecost is $21,700.

• Business Credentials - A good place to start yoursearch for a remodeler is with the Greensboro BuildersAssociation and our affiliated Remodelers Council. Westrive to keep our members informed about new products,construction techniques, business practices and industryissues. Participation demonstrates a remodeler’scommitment to professionalism and to the remodelingindustry. There are also national, professional credentialssuch as Certified Graduate Remodeler (CGR), CertifiedAging in Place Specialist (CAPS), and Certified GreenProfessional (CGP) for those who meet extensive educationrequirements. There are also Certified Lead Professionalsknowledgeable in dealing with lead paint renovations forhomes built prior to 1978.

• Contractor License - Ask to see a copy of theremodeler’s NC General Contractor l icense. Forcompanies doing any remodeling and renovation workgreater than $30,000, a NC General Contractor license isrequired. You can also call the Licensing Board to find outif there are any unresolved complaints against thecompany you might hire.

• Insurance - It is very important to verify that theremodeler carries Workers’ Compensation and Liabilityinsurance. Have the remodeler show you copies of bothinsurance certificates to protect yourself from liability insituations involving job site injuries or property damageresulting from the work being done on your home. If theydo not carry insurance, you are ultimately responsible asthe homeowner for any problems that arise on yourproperty. Are you willing to take that risk?

If your goal is a professional remodeling project, then yourbest bet is to hire a professional remodeler. The extra costwill pay for itself in the satisfaction you receive while theproject is in progress and during the many years you willenjoy the completed project.

The new owners wanted to create and update thehome with an energetic, outdoor living area for their four boys. The primary objective in this renovation was to enlarge the kitchen to makeit more open. This required gutting the entire kitchen and changing thefloor plan. New cabinets were installed and appliances relocated. Inaddition, the den wall adjacent to the kitchen was opened to give thespace better flow. One of the challenges encountered was blending thenew hardwood floors to the old so that they looked the same. Thechanges made opened the space to create this gourmet kitchen!

PROJECT DESCRIPTION

This wonderful home in Starmount had been extremely well maintainedand kept very true to the original design esthetic. A main level master suiteand bath were added that includes a zero-threshold roll-in shower. Spacefor a motorized wheelchair lift was designed into the rear porch to alloweasy access from the driveway to the main level master bedroom. Theupstairs master bedroom addition features a full bath with a furniture vanitypiece and one of the beautiful, original cast iron bathtubs from the homethat has been refinished. A former bedroom on the main level wasrepurposed as a keeping room and the kitchen was redesigned andexpanded. Carrera marble complements the white maple cabinets on theL shaped perimeter and also on the large island.

The homeowners turned to Southern Evergreen for a major home overhaul.They needed to add an aging-parent apartment with a private entrance. Thisnew addition includes a bedroom, full kitchen, sitting room and fully accessiblebathroom. In addition, the existing master bathroom received a completerenovation and the entire home got a makeover with new fixtures, paint andflooring. It was out with the old and in with the new! This 1950’s home hassome new countertops and restored hardwood floors. Southern Evergreen’sin-house architect and interior designer designed the transformation, and theirexperienced craftsman rebuilt the home from the inside out. The homefeatures a new sealed crawl space, tankless hot water heater, modern securitysystems, beautiful master bathroom and new parent suite.

This renovation includes a complete remodel of the kitchen to reflect thehomeowner’s evolved taste. The kitchen was updated to blend with therest of the house. Rich cabinetry with beautifully stunning granite warmsthe kitchen and invites visitors to linger. Careful attention to applianceplacement allows the hood wall to become the focal point of the newlyremodeled room. By relocating the refrigerator, we were able to achievebetter traffic flow. One of the challenges encountered was visuallyreducing the length of the island. This was achieved by utilizing differentheights and depths and by incorporating a circular dining counter on oneend of the island.

This renovation included changing the exterior of the entire home, alongwith the addition of a sunroom and deck. EFIS stucco was removed fromthe house and repairs made. We dug down to the footers, enlarged themand bricked the entire house. This home was almost completely redone…the only room left untouchedwas an existing hall bath. The homeowners needed more space in allareas. They also wanted to add an outdoor living space. The goal was tokeep the new addition looking like it was part of the original home whileadding these enhanced features. We were able to accomplish this andmake the home feel like a totally new house while keeping its original cozy,country feel. The renovation included a new roof which raised the ceilingfrom 8 feet to 9 feet.
