O wnership of an invest-ment property can provide signifi cant fi nancial benefi ts but
landlords should be aware about the benefi ts of getting landlord insurance.
The main benefi t of insurance is that it can ease a landlord’s concerns about receiving regular rental payments when an insura-ble event happens at the property.
Executive Manager at Terri Scheer Insurance, Carolyn Parrella, said having a suitable policy can help provide peace of mind for the landlord.
“Even the most fussy tenant is able to damage a property, whether accidental or otherwise,” Ms Parrella said.
“This can be extremely costly for the landlord in terms of repairs and the loss of rental income.”
Ms Parrella said when choosing an insurance policy, landlords should give careful consideration to ensure it contains cover specifi c to their needs.
“The most common risks for a landlord are loss of rental income, malicious damage by a tenant, theft, accidental damage and legal liability,” she said.
“Landlords should consider an insurance policy that has been specifi cally designed to address these needs.”
The key clauses in an insurance policy for landlords should cover loss of rental income, malicious damage by a tenant, accidental damage, legal liability and tax audits.
An important one is loss of rental income which can include absconding tenants, defaulting payments, death of a sole tenant, failure to give vacant possession or a court awarding a tenant a release from lease obligations due to hardship.
There are a range of insurance providers to choose from.

You can trust Super
I ’ve lost count of how many times I’ve had a client tell me they don’t believe in Superan-nuation or Superannuation is
too risky along with numerous other misgivings surrounding investing in Superannuation. These comments come from the association of the assets that the Superannuation is invested rather than the Superannuation itself.
I feel the mistrust comes from two main sources, the early super-annuation products were often restrictive and heavy on fees, and the vast majority of Superan-nuation funds invest primarily in shares and are often more aggres-sive than the risk profi le of the investor.
The early Super funds were very rudimentary, often distributed by salesmen who were remuner-ated handsomely for signing up new clients. Some had restrictive terms, some had large exit fees and others were both a combina-tion of insurance and investment. The end result was that many people felt disillusioned by the
whole experience. This is no longer the case, most modern Super funds are effi cient invest-ment vehicles and in most cases fairly cost eff ective in comparison to other investments. The advice costs in the new funds have been separated from the product cost itself with commissions replaced by advice fees that are negotiated between advisor and client.
The second issue is related to the underlying investments. Traditionally most Super funds have a large exposure to the share market, which is substantially more volatile than defensive assets and in downturns clients have seen their investments fall.
This has caused problems in two areas, for many clients they are too conservative (in investment terms) to be invested as aggres-sively as the traditional Super fund and should have had a more defensive portfolio all along. The other issue is that although many investors if properly informed about the nature of their invest-ment would be much more
comfortable with the risk, many Super investors don’t receive advice in relation to Super benefi ts and are fl ying blind, this leads to anxiety as they are not sure what to expect.
On a ‘balanced fund’ investment (the most common investment selection Super), ASIC gives investment guidelines of an aver-age return of 7.5 per cent with a 78 per cent chance of a positive return in any given year, this means that more than one in fi ve years will be negative, and this is expected.
If this is too risky still, almost every fund off ers more conserva-tive investment options, it’s now possible to invest in cash, term deposits as well as defensive portfolios.
It is possible to invest in just about all the same things you can outside of Super, but inside of Super.
The advantage of investing inside Super is that gains are taxed concessionally and once in pension phase are tax free.

Five rules for self employed borrowers
S elf-employed borrowers tend to have complicated structures and accounts, and because they
legitimately incur expenses in the course of business which can be written off of their income it takes a clever approach to understand their tax returns and help them work out what they can borrow.
Simple rules you can follow if you’re an ambitious self employed person wanting to build a prop-erty portfolio look like this:
Minimise your write off s Keep your expenses to a mini-
mum, obviously the more income you have the more you could potentially borrow.
Reduce your liabilities Both personally and in the busi-
ness, reduce unnecessary limits, if you can avoid borrowing by saving for necessary expenses all the better.
Understand your fi nancials
Can you read your tax returns and balance sheet? Ask your accountant to show you through them, having a good understand-ing of your business allows you to plan and make better decisions.
Stay up to date! Don’t leave your tax returns for
years – it’s either money in the bank you’re missing or a nasty bill piling up. Lenders won’t love out of date fi nancials.
Get on top of your invoicing It’s simple to leave cash on the
table if you’re not on top of your invoicing and if you’re consist-ently late your cash fl ow will blow out, not to mention the unex-pected bill your client receives and the awkward phone call to chase outstandings.
Cash fl ow is King as we all know. And think of the interest that
you’re missing out on while you’ve paid your expenses on the other side.
If bookwork is the last thing you want to do at the end of the day consider hiring in the service, it’s surprisingly economic.
A profi table business is good for you
A profi table business is great for you – it means you’re making money, it means you can borrow money and it also means your business will have value when you’re ready to sell.
Obviously, it’s important to have a business that runs so you won’t forgo a necessary expense or liability that will allow you to increase your income, however, these should provide at least food for thought for your future prop-erty ambitions.

Carpet is the answer for the cooler months
H eading towards the cooler months of the year we start thinking about ways to keep our
homes warm. Carpet is an excep-tionally good insulating material.
Carpet fi bres are natural insula-tors with low heat conduction values. In addition, the surface pile of carpet with its millions of tiny fi bres traps air and further increases its thermal insulation.
As can be seen from the table, the thermal resistance of carpet is signifi cantly higher than that of concrete and plywood, two common fl ooring materials, and similar to fi breglass insulation.
In fact the insulation value of carpet can be up to 10 times higher than that of hard fl oor covering.
The thickness of the carpet is the major factor determining the thermal insulation. The thicker the carpet the greater the thermal insulation provided.
Carpet can help to reduce energy costs in heating and cooling when there is a temperature diff erential between the indoor air and that under the fl oor. Uninsulated fl oors account for 10 to 20 per cent of heat loss from a home.
The greatest benefi t from a carpet is obtained when as large an area as possible, preferably
wall to wall, is covered. This is because the reduction in heat loss is proportional to the area carpeted.
A carpeted fl oor feels warmer under foot and does not require the heating that a smooth surface may. A carpeted room promotes thermal comfort and helps to save energy.
The R-value is used to measure a material’s resistance to heat transfer or thermal resistance. The higher the R-value the greater the insulating eff ect.

of their wish lists, according to fi nder.com.au, one of Australia’s leading comparison websites.
A new survey of 1043 people found 65 per cent believed air conditioning was the most desir-able property feature followed closely by a carport or garage (60 per cent).
Rounding out the top fi ve were a backyard (52 per cent), solar panels (33 per cent) and an outdoor entertaining area (24 per cent).

Green features are growing in popularity with modern house-hunters prioritising solar panels over swimming pools.
As the price of electricity rises, the presence of solar panels is paramount for one in three (33 per cent) buyers.

A big change can be as simple as new paint!
A dding warmth and intimacy or a sense of freshness and space to a room can be as
simple as changing the wall colour! Although winter may be coming upon us, there’s nothing to stop you still making some changes in the home. The weather is still great, we’re getting heaps of sunshine, and your home deserves a refresh. Be honest, you’ve been putting it off all holi-days, haven’t you!
Step 1: Remove any pictures off your wall, cover furniture in a plastic drop sheep (Paint Place Penrith have them for as little as 99c!) and clean the walls with sugar soap or a similar cleaning solution
Step 2: Patch any cracks or holes in the wall with fi ller, sand it back as much as you can and wipe away any residual dust. From here, we apply a coat of primer, then mask
areas that need to be protected. (check out our website www.thepaintstore.com.au for tips on using masking tape)
Step 3: Cut in around the edges. This can be tricky, but if you take
your time it will save you even more time on the back end. Try to do these roughly one metre at a time, using a Paint Place angle cutter, or you can try the new Accubrush. Look them up. They are an amazing tool.
Step 4: Paint your walls using a premium brand, like New Look, and a quality roller. Cheaper prod-ucts can leave marks, not adhere to the wall as well and cause you to have to do re-work on the paint-ing. And that’s the last thing you need! It took a lot to get us to this stage.
Starting at one side, paint a series of Ms to spread the paint, then go over the area with vertical strokes. Make sure you cover over the line that you’re cutting left, so that it all blends in nicely. Once a section is complete, use a nearly dry roller to “lay off ” the paint. Start at the top and roll to the bottom, lift the roller off the wall and repeat.
