Ilford is one of northeast London’s largest and most cosmopolitan towns, and now presents an excellent case for investment in property.
Effectively the capital of the Borough of Redbridge, the swathes of regeneration investment arriving in Ilford have made it one of London’skey towns to watch.

Ilford is particularly notable for its place in the history of both photography and telecommunications. Ilford Photo, producers of photographic film and chemicals, was headquartered on Ilford Hill for over a century, building an industry-leading business and publishing the noted Ilford Manual of Photography.
Television pioneer John Logie Baird was also a significant feature in the history of Ilford. He moved to the area in the 1920s to continue work on his invention, going on to produce the first ever transatlantic television transmission and the BBC’s first ever television programme.

Ilford’s High Road is home to the Exchange Ilford, an extensive retail centre that houses a wide selection of leading high street brands as well as cafes, restaurants and independent boutiques.
The pedestrianised section of the High Road adds even more to Ilford’s retail offering, including a regular market and exhibition space.

More athletic residents might be interested in the athletics and football facilities at Ilford Sports Club and the Cricklefield Stadium, or perhaps a round at the 18-hole Ilford Golf Course along the River Roding.
When it’s time to relax, Ilford also offers plenty of scenic green space, with Loxford Park, South Park, Little Ilford Park, Wanstead Park and Valentines Park all just a short walk from the town centre.

The town’s population enjoys a diverse programme of events throughout the year. Among these are local street festivals, live music performances and art exhibitions, many held at the scenic Valentines Park.
Ilford also boasts an array of amenities to support community-led cultural activities, from leisure and education centres to allotment plots for its residents to rent.

ILFORD
Ilford Town Centre & Area Action Plan Boundary Crossrail Station (New services operational from 2019) National Rail Station (Current station)
Ilford’s Town Centre Area Action Plan incudes over GBP40 million of Crossrail-related investment that will see Ilford Station upgraded along with the surrounding public areas, with a focus on ease of access and urban renewal.
There will also be significant investment in local facilities, including a GBP500,000 upgrade to the town library.
The plan has also paved the way for 10 priority development sites to deliver up to 1,500 hundred new homes and over 25,000 square metres of commercial floor space by 2016.
The prominent Exchange Ilford retail centre will also receive a GBP10 million facelift following its recent acquisition by Meyer Bergman.
PAGE 21PAGE 20
The GBP15.9 billion Crossrail project will transform transport in London when it opens in 2018, and Ilford will be one of the stops along the route’s eastern section.
Ilford station will receive a GBP11 million upgrade in preparation, and will then benefit from increased service frequency – one train every five minutes – and reduced travel times into key central London destinations.
Journeys from Ilford to Canary Wharf will fall from 25 to just 17 minutes, while travel to Tottenham Court Road will be reduced from 45 to just 22 minutes. With Heathrow also on the Crossrail route, Ilford travellers heading further afield will reach the airport in just 52 minutes direct, down from an 80-minute journey requiring two changes.

Demand for property in Ilford is being driven by population growth in the area. The Borough of Redbridge is now home to some 289,900 residents – a 16.9% increase since 2001.
This growth is set to continue, with the borough’s population expected to grow 22.5% to 355,000 by 2028.

The past five years have seen GBP79,017 added to the average house price in Ilford, while properties within 500 metres of Ilford station have recorded an additional 17% increase on the back of the coming arrival of Crossrail.
The Ilford rental market is also thriving, as demand continues to spill into London’s commuter zones given the high cost of renting in central London.
This is supporting strong yields in Ilford, which gross yields reaching as high as 7%.

The development’s façade will directly reference the style of traditional photographic paper, with complementary cladding and window framing in an eye-catching black and white configuration, recalling the history of the Ilford Photo site across the road.
A system of voids, louvres and privacy screens will work in combination along the development’s galleries to both maximise natural lighting and ensure privacy for residents.

Horizon is a central part of a wider project to revitalise the heart of Ilford, and this is reflected in the design of the development’s public spaces.
D E S I G N C O N C E P T The addition of these ground floor retail units
has also created the opportunity for a residents’ rooftop garden. This landscaped amenity space will feature a combination of decking and planting beds interspersed with curved wooden benches, all coming together to provide the ideal outdoor leisure environment for residents.
A coherent new street front will be created on Ilford Hill, with several convenient retail units alongside a tree-lined seating and meeting area. This will establish a new community space where residents, commuters and shoppers can overlap and interact.
