I recently celebrated my 30th wedding anniversary on a Mediterranean cruise with my wife Lesley, where we visited ports in Turkey, Greece, Italy, France and Monaco. THE U.S. & CANADA: DIFFERING MARKETS AT A GLANCEThe United States and Canada have historically been tied to one another and are often compared. Not only are they geographic neighbours, but they both house economic forces whose actions can impact the rest of the world.

In the aftermath of the 2008 economic decline, investors worried about the state of the U.S. housing market. Now, Advisor.ca says that the housing market is strengthening slowly; meaning once hesitant investors may have the opportunity to purchase with renewed confidence. The positive turnaround is happening because of several reasons, one remains clear: people need homes. The population in the U.S. is growing and as it increases, new homes need to be built to meet the demand. Not only is the demand for housing growing, but several key factors are encouraging prospective home buyers to make their purchases.

According to Advisor.ca the key influences in the U.S. housing market are:1. Record low mortgage rates2. Stable price increases3. Low vacancy rates. A limited supply of previously lived-in homes encourages new home purchases

In addition, Advisor.ca reveals that applications for building permits have increased by 12 per cent – the highest they have been since July 2008. Further, the U.S. Department of Commerce indicated that new home construction rose 15 per cent this past September. This gradual upward momentum for the U.S. housing market is suggesting that builders are confident in the demand for new housing.

In comparison, Canada’s continuously strong real estate industry shines and offers a bright outlook to potential home buyers. Moreover, concerns about the effect of the Eurozone crisis for the Canadian economy can be put to rest, when the strength of Canada’s housing market is considered.

One of the factors creating a strong housing market in Canada is the low interest rates. What’s more is that the low interest rates are expected to persist, according to Gord Nixon, President and CEO of The Royal Bank of Canada.

In addition, Advisor.ca says we are seeing higher occupancy. An increased amount of Canadians are buying real estate. This is reflective of Canada’s growth in manufacturing, wholesaling, retailing and employment. Canadians are fortunate enough to be able to make great investment choices right here in Canada.

CHINA & INDIA: KEY INFLUENCERS IN HOUSING DEMANDAs emerging markets, China and India are both showcasing, each in different ways, what can happen to a quickly growing real estate market. The Globe and Mail states, that in China, government regulations have been implemented to curb overvalued home prices. The regulations are preventing a housing bubble and are making it more possible for the middle class to purchase real estate. Regulations include limited purchases for citizens that have permanent residency for the city and restrictions against multiple purchases. The housing bubble is now deflating quickly. Another reason Chinese buyers want to invest money in Canada.

In comparison, India’s real estate market is continuing at a strong level. The economy has grown quickly over the past decade and a half. According to Forbes, the country is now experiencing a real estate boom. Real estate contributes over $200 billion to the nation’s GDP. Owners of even modest properties, especially those in large urban centres are now holding a valuable investment in their hands. We are experiencing increased interest from India as well.

It is certain that real estate investors will want to learn more about the growing opportunity that is taking place in India, as well as keep a close eye on the status of the regulations in China and what they will mean for China’s housing market moving forward.

THE REAL ESTATE MARKET: A GLOBAL OVERVIEWThe financial decline of 2008 and the Eurozone crisis have left many prospective home buyers and investors wondering about the condition of the real estate market. This season I examine the real estate market on a global level to provide better insight into what the current driving forces are and what this means for real estate investment.

THE WORLD EYES EUROPEAs the world looks on to see how Europe will handle the deepening Eurozone crisis, we are seeing both negative and positive news come about in the European housing market.

According to Advisor.ca, in Q2 2012, Ireland’s average house prices fell 17 per cent year-over-year. In Spain, the situation was not much better, as home prices recently declined by 10 per cent year-over-year. In addition, the recession and a 25 per cent unemployment rate in Spain have caused an inventory of unsold homes. Stricter credit conditions have also discouraged potential buyers in Europe.

Advisor.ca reveals that some European countries have not been as negatively impacted, and have recently reported positive real estate market news. For instance the U.K. has seen modest signs of improvement fuelled by the opportunity to purchase less expensive properties because of the European economic decline.

Economists forecast that Europe’s housing market will rebound, as the demand for housing grows. When speaking about the European housing market, Adrienne Warren, Senior Economist for Scotiabank said, “Eventually, though, improved housing affordability and pent-up demand will boost these markets.” When that is going to happen is the important question. For now, we look on with the rest of the world, waiting to see what interesting opportunities will surface despite the economic crisis in Europe.

The way Artur and Brayan came up with the idea for their European-style pizzeria is a tale worth telling. According to the latter man, “Artur had been yakking about how we should do a pizza” for some time. But for Brayan—an engineer by trade and the Creative Designer behind 7’s architectural style—deeper interest didn’t take root until he traveled to Capri. While visiting this paradisiacal island, he toured the romantic Villa Fersen. His appreciation for its subterranean grotto and vaulted ceilings resulted in an “aha” moment: “Suddenly, if we did a pizzeria, I knew what I wanted it to look like,” he tells me.

It’s not hard to see how Brayan’s exposure to Villa Fersen influenced 7’s architecture. The low arches, dimmed Moda lighting and wooden cabinetry give the space an intimate, grotto-like feel. In fact, many guests compliment Artur and Brayan on the fact that, when they dine at the pizzeria, they feel as though they’ve been “transported” to another time and place. The addition of bold, cow-skin bar chairs gives a modern accent to this décor. It emphasizes the fact that, while the creators’ main focus lies in authenticity, they have a predilection for rule bending in the interest of design and culinary excellence.While 7’s architecture is captivating, the restaurant’s flavourful pizzas make return customers of its diners. In pursuit of Italian cooking tradition, Artur and Brayan flew Stefano Ferrara—a famed maker of pizza ovens—to Oakville from Naples, Italy. A fourth generation artisan, Ferrara built the wood-burning oven 7 uses. According to Brayan, “Ferrara is brilliant. His family has been making these ovens for generations, and he built this one from scratch, on-site. There were no blueprints, and no map.”

Tony Ferone Danieli grew up in Naples and learned the pizza-making tradition from his family. He keeps a constant eye on the oven’s heat, changing it in consideration of the temperature out of doors. The weather outside—whether rainy or sunny—affects pizza dough, and can alter its consistency and taste. Finally, Tony kneads and presses the dough, which is made from the finest ground “0-0” flour around, and touches it a maximum of seven times. (Have you guessed how 7 got its name?) Apparently, while every “pizza guru” has his own style, the best pizzaiolos know that the less you touch the dough, the better the pizza will turn out.

In addition to flying artisans in from Italy, Artur and Brayan traveled Canada to seek out the best and most authentic, yet sustainable, ingredients. “We bring in a number of our cheeses and cured meats from Italy, but what we can find in Canada, we’ll get here,” Brayan says. He and Artur have visited farms around Ontario and Quebec, preferring to get a feel for where their meats, cheeses and eggs are coming from, and to ensure their ingredients are being produced in ecologically and ethically responsible ways. Brayan describes their policy on ingredients as “traditional, mixed with Canadian realities.”

7’s dining experience is enhanced yet again by its international list of beers and fine wines. Whether you’re looking for a beer from Japan or Poland, or one of over seventy-five Italian wines, your taste buds will be satisfied at 7.

Brayan pays generous homage to Artur’s palate, claiming that his friend has become something of a connoisseur over the years. “Sometimes Artur manages to buy three cases of a great wine that’s hard to find. We try it out, and our customers enjoy it. When it runs out, it’s out—but we’ve all had a great experience in the meantime.” So, what’s in the house is always changing, but customers are treated to unique options every time they dine.

Conversing with 7’s Creative Designer has been engaging from start to finish. Over the course of an hour, Brayan’s description of the pizzeria’s origins has taken me on an imaginative journey from Capri to the farms of eastern Canada, and into the workings of his and Artur’s culinary philosophies. As I emerge from 7’s comfortably cavernous space and into the daylight of Town Square, there’s one further place I know I’ll need to visit: I’ll be back to enjoy 7’s menu and atmosphere very, very soon.

At Seasons, the more traditional of the three restaurants, the lunch and dinner menus change with the seasons, serving the best in fresh local foods with a creative flare. Every child deserves good health. It’s a universal belief that Jim Williams holds dear, and it’s also one that holds personal significance for this successful Canadian businessman, especially as his own daughter became ill just a few years ago.

“When your child, any child, gets sick you realize you’d give it all up just so that they can be healthy,” says Williams. “Every child deserves to be healthy, every child deserves an education, to live out their dreams. If you can be a part of making that happen it makes it all worthwhile.”

As the owner of Williams Telecommunications, Williams has achieved tremendous global success. His company distributes telecommunications equipment worldwide and provides repairs at its state-of-the-art facility and warehouse in Mississauga. Williams is also the owner of U.S based Frontrunner Network Systems, a communication, data and security system provider with offices in New York, Pittsburgh, Chicago, and Boston.

Part of the perks of success is being able to pursue your passions. For Williams, it’s collecting exotic cars, but Williams also has another passion – giving back – something he and his family have a long history of doing. Along with his wife of 22 years, Kim, Williams has supported several organizations such as The Michael “Pinball” Clemons Foundation, The Prostate Cancer Foundation, The Vancouver Hospital Prostate Cancer Research Facility, The KRG Children’s and The Rush Philanthropic Arts Foundation, just to name a few.

So when asked to lend his support to Toronto’s Sick Kids Hospital, Williams’ was only too glad to help, especially after his own daughter’s illness and subsequent treatment there. “When my daughter was ill, I saw firsthand the top notch medical care kids receive at Sick Kids,” Williams recalls. “I still can’t forget the beaded necklaces many of the kids wear. Each bead symbolizes a procedure that they’ve undergone. Some of them are wearing 800-900 beads. Imagine,

800-900 medical procedures and they’re still just kids. Seeing them was life changing.”

From life changing to being able to change lives, Williams’ was thrilled to lend his passion for exotic cars to help kick off the Rally for Kids with Cancer Scavenger Cup in support of Sick Kids Hospital. The Rally is a car collector’s dream: 25 teams and their exotic cars are paired with celebrity drivers for a fun day of crowd pleasing pit stops throughout the GTA, all the while raising money for Sick Kids. This past September Team Williams participated (Williams’ Lamborghini was the star of the show despite being a tight fit for 7 ft. tall celebrity driver John Salley), helping the event raise $2.7 million.

This brings the total raised for Sick Kids to more than $10 million since the event began five years ago.

Today, Williams is a savvy entrepreneur, car enthusiast and philanthropist but there’s something he never forgets – his roots. As the second youngest of five children, Williams grew up in a small Toronto neighbourhood. His parents, who Williams describes as incredibly loving and supportive, raised their kids on a modest income but gave their family something worth more than gold – the belief that through hard work and determination you could have it all – success, good friends, a loving family. And it’s the latter, family,

Williams is instilling in his children the same work ethic and love for giving back as his family passed on to him. He also credits mentors like American financier Mike Milken and Def Jam co-founder Russell Simmons for teaching him the value of helping those in need.

“Mike and Russell have taught me that no matter what obstacles you may face, you can overcome them. One of the biggest reasons I support the Prostate Cancer Foundation is because of seeing Mike’s courageous battle in overcoming the disease. And Russell’s Rush Foundation provides inner city youth with an education in the arts. Having come from humble beginnings myself, I know just how important it is for young kids to have access to a great education.”

From education to good health, Williams knows that events like the Rally for Kids with Cancer can make a huge difference to the life of a child. And it doesn’t take much to help.

“When you realize you’re helping someone else, no matter how big or small, it can make a huge difference in the end. I challenge everyone to do just a little bit. Pay it forward. Be inspired. It’s not always money, it could be donating your time, but whatever it is, together, we can change the world. Supporting initiatives to make every child healthy is just the start.”
