Chapman-Richards Cares supports the homeless and underserved in our community and the organizations that serve them.

Chapman-Richards Cares has given grants totaling over $200,000 and donated countless volunteer hours to worthy local organizations, with our primary focus on housing and medical care for low income families and individuals. A few of the organizations we support include:

Eagle Ranch Ministries Eagle Ranch Ministries serves breakfast for the homeless under the 500 South viaduct in downtown Salt Lake City every Sunday morning. With the help of volunteers, they set up a full kitchen and cook and serve a nutritious meal for hundreds of homeless individuals. Each year CR Cares volunteers assist in preparing and serving the breakfast. We also provided monetary support to purchase supplies for their new mobile kitchen.

Maliheh Clinic The Maliheh Free Clinic provides quality medical care at no cost to low income families. CR Cares has provided The Maliheh Clinic with the initial annual stock of multiple vaccines, including: Pneumovax (Pneumonia), Gardasil (HPV/Cervical Cancer), MMR (Measles, Mumps, Rubella), Hep A (Hepatitis A), and Zostavax (Shingles). Through a program offered by Merck Pharmaceuticals, once an initial annual vaccine supply is used, the supply will continue to be replenished forever at no cost to the clinic. A recent audit noted that The Maliheh Free Clinic was the highest user of the Merck adult vaccine replacement program in the entire state of Utah. We are proud to offer ongoing financial support as well as provide a yearly Christmas dinner for the clinic.

LifeStart Village Offered through the Family Support Center, the mission of LifeStart Village is to help single parents become self-sufficient by teaching the necessary skills to create a stable, nurturing environment for their families by focusing on learning life skills, obtaining education, and securing stable housing. CR Cares has underwritten the Life Skills course as well as enlisted the help of one of our lenders, who is teaching Financial Skills, Budgeting, and Children’s Money Saving classes. In addition, we have provided grants to make substantial physical improvements to their facility.

Kids Eat Program Kids Eat supplies at-risk elementary school children with backpacks filled with healthy, high-protein foods for the weekend, filling thousands of backpacks each year. Chapman-Richards agents and staff held an office food drive and filled 200 backpacks. In addition, we were able to provide 5,000 drawstring backpacks.

The INN Between CR Cares has provided support to The INN Between, a medical respite center in Salt Lake City. They enable adults experiencing homelessness to gain access to professional hospice care from state-licensed hospice agencies, undergo life saving medical treatment, stabilize in preparation for surgery, and recuperate from serious illness, injury, or surgery.

Hope Clinic The Hope Clinic provides comprehensive medical care to low income residents of Salt Lake County. They serve over 80 patients per day using only volunteer doctors, nurses, and office staff. Grants from CR Cares to The Hope Clinic have enabled them to purchase necessary equipment for the clinic. In addition, our grants have allowed them to supply insulin for their diabetic patients who cannot afford to purchase the critical life-saving medication due the incredible increase in cost. We also provide the clinic with a yearly Christmas dinner.

Fair Market Value simply defined is the sales price which a buyer will pay a seller, neither under any pressure from any other party, and both having reasonable knowledge of the relevant facts and condition of the property.

Price the Property Correctly From the Start Homes that are priced correctly from the beginning sell more quickly and for a higher price than those that are priced too high. Market value is what a ready, willing, and able buyer will pay for your home. Don’t rely on recent refinancing appraisals to reflect the market value of your home. I will help assess the market and provide comparable “like properties” to help you understand what buyers are willing to pay.

Seller Motivation Be realistic and mindful of current market conditions and the time required to locate a qualified buyer and secure an acceptable offer. The asking price should reflect your time frame and desire to sell.

Showcase Your Home You only have one chance to make that all important first impression. Consider your property through the eyes of a buyer. Do any necessary painting or repairs prior to listing your home. Freshen up landscaping and add some color to the yard. Complete appropriate inspections and reports before marketing your home. This will give buyers confidence so that you receive cleaner and better offers.

Allow for Maximum Exposure Homes that are readily available to show tend to have more showings, sell more quickly, and often at a better price. Whenever possible, make arrangements for all occupants to be away from the home during showings. Buyers are more comfortable viewing a home one-on-one with their agent when they can honestly consider what the home has to offer them and determine if it will work for their needs.

Disclose Known Issues It is vitally important that everything you know, or should reasonably be aware of, that would affect the buyer’s decision is disclosed to your buyer. If not, a successful sale can quickly turn into a bad experience. Past, expected, or recommended repairs are a few examples of disclosure items.

Terms of the Sale In today’s market, buyer incentives such as Seller Paid Closing Costs are extremely important. I will explain if offering such incentives would be right for your particular transaction.

1 Get a home inspection: Having your home inspected by a reputable home inspector will help isolate any repairs that should be addressed before your home hits the market. If you are pro-active and make the most important repairs up front, you will likely be able to list your home for more than you would if you leave unresolved issues.

2 Declutter and start packing: Packing away items that you don’t use regularly and depersonalizing your home prior to listing will allow the character and details of your home to shine when Buyers come through. Plus when the time comes to move, you’ll already have a head start!

3 Stage your home: Consider hiring a staging professional to help ready your home to be shown. Since the utility lines are already there and most basements aren’t finished, it’ll be much cheaper to install than if you have to remove walls or move utility lines.
