September, for me, means starting to think about the holidays and gearing up for

four months of fun and activities. Let’s concentrate on September though and remember some VERY important dates that should be on your calendar. September 5th is Cheese Pizza Day (I’m sure all the local pizza places will appreciate us for this), September 9th is Teddy Bear Day, September 13th is Positive Thinking Day (if you are not doing this everyday, you should), September 14th is National Cream Filled Donut Day (yes!), September 19th is International Talk Like a Pirate Day and September 30th is National Mud Pack Day (hmmm). Many others as well. On a serious note, do take a moment on September 11th and on September 21st (National Peace Day).

During these months, I will continue to work hard to produce an excellent newsletter for you.

Though I can do the job of putting a great product together, it is you that makes it worth reading. All the residents, governing entities, clubs, schools, organizations, charities and businesses  who contribute to this newsletter are who make the difference. I thank you for your support and will continue to support you. Any new ideas or thoughts are always welcome. Remember, send in your photos, stories, announcements and events.

M ost homeowners at Seven Oaks may not realize that they

pay two CDD assessments. The two assessments are not listed separately on the Pasco County Property Tax Notice that the homeowners receive each year in October. They are combined and listed as one non-ad valorem assessment. At the bottom of this page, these two assessments are explained.

The chart at the top of the next page shows how much each homeowner was billed for these two assessments on their 2011 Pasco County Tax Bill and how much they will be billed for these assessments on their 2012 bill. For the homeowner to find the amount that applies to them, they

will need to find the neighbor-hood they live in at the top of the chart and scroll down until they get to their lot size.

Every homeowner’s O&M as-sessment went up about 7.4% for 2012. The CDD Board has worked hard to avoid increases. Since the 2007 Pasco County Tax Bill, it has only increased about 1%. Due to large expenses for the next few years, the CDD Board had to increase the assessment. The chart at the bottom of the next page shows the O&M as-sessment on the Pasco County Tax Bill for homeowner with 80 ft lots such as the ones in The Laurels from 2001 to 2011 and the projected amount for 2012. The percentage change was the same for each neighborhood.

Although every homeowner’s O&M assessment will increase in 2012, the homeowners who live in a neighborhood under the 2011A bond will find that their total CDD assessment decreased from 2011 to 2012 while the rest of the homeowners’ total CDD assessment may increased.

The reason this occured is that their 2001A bond was refinanced this year at a lower interest rate. The new bond is 2011A. An example would be the 40 ft lots in Amberside. Even though the O&M portion of their CDD as-sessment increased from $692.36 in 2011 to $744.01 in 2012, refinancing their bond decreased their Debt Services CDD fee from $522.29 to $424.18. v

Seven Oaks Pays Two CDD AssessmentsTotal Assessment will Go Up for Some and Down for Others in 2012

CDDFaCts

1. CDD Members pay two CDD assessments.

2. The Bond assessments do not change unless bond is refinanced. It ends when bond is paid.

3. The O&M assessments will increase most years to cover increases in expenses and do not end.

TwO CDD aSSESSMEnTS

One of the CDD assessments is called the Debt Service which is the fee used to pay off the bonds used to finance building the infrastruc ture (storm water management, waste water, water, reclaimed water, roads, ponds, recreational facilities such as the clubhouse with ameni ties, landscaping, etc.) at Seven Oaks. The following three 30 year bonds were used:

2001A: $10,120,000 2003A: $6,760,000 2004A: $11,295,000

When each house is sold at Seven Oaks, the new owner picks up an obligation for the balance of his portion for one of the

three bonds. The owner has two options to pay his portion. One is to make yearly payments. The amount is added to the Pasco County Tax Notice each year. For example, a homeowner in Edenfield will have $542.59 as part of the CDD assess-ment to pay his portion of the Debt Ser-vices. The second option is to pay off the bond balance in a lump sum. When we bought our house in The Laurels in 2002, my wife and I decided to pay $12,400 rather than paying $1,044.59 each year for 30 years or a lesser amount. Although the yearly amount would be reduced to $848.37 this year due to the bond being refinanced, we still think paying the lump sum was the right decision for us.

The second CDD assessment is to pay for operating and maintaining the infrastructure at Seven Oaks. Some ex-amples would include the following:

1. Administrative costs such as paying Rizzetta, our district manager.

2. Legal costs such as paying our legal firm Straley & Robin

3. Engineering costs such as paying our engineering firm, American Consulting Engineers of FL.

4. Leasing approximately 750 street lights

5. Storm water control such as paying Cardno Entrix to maintain the ponds

6. Paying salaries of six CDD employees to maintain the common area and salaries of clubhouse staff to run the clubhouse

7. Paying Vivicon to maintain the landscaping

Some Things, I think, I Think.I think that too much of any-

thing is not good. I think it’s important to continually evalu-

ate your life and continually strive for balance. Balance between work and leisure, public and private, volunteering and family. I could go on for a while but I think you get the picture. I’ve also been an advocate of new ideas, new ap-proaches, and new people making decisions. I work full time and recently have taken on additional responsibilities. Thinking about balancing the various aspects of my life and where I need to spend my time I have decided not to run for re-election for the SOPOA Board. This will be my last article as a board member. (I can hear the cheers!)

I wrote my first article over four years ago. In it I promised to try to entertain, to poke fun at myself and some others, and to try to bring some information to our residents and keep it lite and interesting. It’s been a quick four plus years. (Although maybe not for my readers!) I’ve covered a few different topics and had some fun doing it. I’m sure it’s painfully obvious that I’m not a writer and that I’ll never contend for the Pu-litzer Prize. I will say that I believe in everything I wrote. I’ve been told that I talked too much about pride in our homes and in our neighborhoods. I offer no apolo-gies for that. It’s the way I feel now as a board member and will continue to feel as a homeowner.

If any of my articles have of-fended anyone, I’m truly sorry. I wanted to get you to think, to act, to get involved. Not to demean or to hurt anyone. If any of our residents are more involved in the community because of what they read in one of my articles, I’ve accomplished my goal. I’ve enjoyed working with the other board members. Although there have been changes in the board members over the past six years that I’ve been on the board, I can honestly say that I’ve never been associated with a finer group of men and women. I appreciate your dedication, your contribu-tions to our community and the opportunity to work with each of

you. To continue to move forward as a community, I think we need to have new folks involved, expressing new opinions and new ideas, engaging in making Seven Oaks a better place for all to live. (To reiterate, there is an opening on the board!) I think that at some future point, I’ll be back. Until then I wish you all good luck, much happiness and God speed! wesley Chapel is a fast growing commu-nity and churches have

taken notice. New churches have started in our area to respond to the rapid growth. NorthBridge Church celebrated its one year anniversary August 19th. They meet each Sunday morning at 10 am at John Long Middle School, and the church welcomes everyone.

Meeting in a middle school cafeteria may look different from what people think of as church. The goal of NorthBridge is to reach people and families who may not have attended a church in a while, or possibly ever. NorthBridge’s hope is that their location and relaxed style will make those who visit feel welcome. NorthBridge Church is also striving to reflect our community through their diversity. The people who call NorthBridge Church home do not fit any one category. They are old, young, and financially and ethnically diverse. They want to relate to the world around them, while staying true to the teachings of the Bible.

Serving the community and making a positive impact on our neighbors is a strong desire of NorthBridge Church. This past Spring Break the church hosted a free community wide sports and art camp and family picnic. The

congregation is looking forward to serving the community again this October through LoveLoud projects. Actions speak louder than words so they will put their care and concern for the community into action.

During the weekend of October 13th the church will participate in several service projects. If you know of a family or organization that could benefit from a helping hand please contact Derwin Anderson, Lead Pastor at [email protected]. Projects will range from yard clean up to light construction. Another service project that NorthBridge is looking forward to this year is an opportunity to work through local schools to help feed families. By providing food each week to families that can use a helping hand, we are showing the community around us the love and concern that Jesus Christ has for each of us. It is important for security and the safety of the all the patrons of the Clubhouse that you report any lost or stolen access cards. If we are not notified of a lost card, it remains active and there is the possibility that someone may find it and use it to gain access that should otherwise not be here. If you have lost your card please call management so that we may deactivate the card and we can issue you a new one. HEaLTHy SwIMMIngWith warm weather approaching and birds chirping we are looking forward to spending a fun, exciting and eventful season with all of you residents. Management and the staff of Seven Oaks take pride in maintaining our facilities. We would like to keep our reputation in good standing so we are asking for your help in order to keep our pools in operating condition for the entire season. Yes, there are times that we may have to close a pool during peek hours due to a safety issue and /or other conditions that we can’t control.

However, with your help we can control age appropriate children to be geared with a water resistant swim diaper to prevent anyone from receiving a recreational water illness (RWI). All of our pools are properly chlorinated and checked throughout the day, but even at perfect levels it takes time for chlorine to kill contaminants that may be in the water. This is why we ask that you please help us keep our pools safe by following the guidelines regarding small children and the appropriate swimwear. We thank you all for your cooperation and understanding, and we all look forward to a fun-filled summer.

In the event that you forget to gear up your children with a swim diaper, you can conveniently purchase an age appropriate, water resistant swim diaper from the Clubhouse.

POOL & SLIDE OPERaTIOnaL HOURSThe pools open on a daily basis a 1/2 hour after sunrise, and close 1/2 hour before sunset. The slide will be open 7 days a week (weather permitting) until August 19th, at which point the slide will be open weekends only until the final day of October 14th. Slide hours are from 11 am until 1 hour prior to closing.

POOL SaFETy & ETIqUETTEAs you all know, we began allowing rafts and waterguns in the Resort Pool last year. This policy still remains in effect this year. In order to continue to allow these items it is important to make sure that you are respecting the space and comfort of other residents that may be using the pool. Please do not shoot other residents with your water guns, and be mindful of the area around you.

nEw gRILL aT THE CLUBHOUSE The new grill has been installed. The charcoal grill will be located in the park area in the corner by the picnic tables. The grill can be utilized on a first come first served basis. All grilling utensils and charcoal must be provided by the user. The Clubhouse does not carry any grilling utensils for you to use. Seven Oaks District Staff will dispose of any hot coals.

aCCESS CaRDSAccess Cards must be present when entering the Clubhouse or using any area of the Clubhouse facility. The picture on the card must match the person presenting the card. If you lost or misplaced your access card, you must replace it if you would like to utilize the facilities.

The fee for a replacement card is $15. (tax inclusive) Individuals who do not have a valid access card will be asked to leave the premises or pay the daily non-resident usage fee. Please treat your access card as a key to entering your home.

CaRPOOLIngThis summer has seen an unusually high level of activity at the pools and Clubhouse. Parking tends to become scarse through the summer months, especially when we are hosting events such as live entertainment at the pools. This year, we have recieved funding to promote more live events at the pool, which only increases the amount of traffic that we recieve. We ask, if at all possible, to carpool with your neighbors coming to the pool so that we may conserve space.

It’s that time of the year again and soccer season is right around the corner for both the recreational

and competitive leagues. The Wesley Chapel Athletic Associations’ Wesley Chapel Soccer Club has started preparing for the 2012-2013 season and there are great things in store. One of the more notable changes will be new uniform and logo for the Club. The updated look will set our Club apart, as well as help unify the recreational and competitive leagues into a more cohesive club.

With the infusion of the competitive league’s training strategies into the recreational practices and through the support of competitive trainers we can elevate WCAA soccer to a higher level of competency. We will have a competitive trainer available to the recreational coaches for one practice per week.

In addition, the Club will also sponsor several coaching clinics that will give new and experienced coaches tips on running practices and better developing players ball handling skills. This training is free and it is a great opportunity for parents, who are interested in coaching, to gain insight from experienced nationally licensed trainers. Practices for the recreational league will begin the first week of November. Practice times and days will be determined by each coach. Games will be played each Saturday beginning December 1st throughFebruary 2nd with a break from December 23rd thru January 11th. There will also be a post-seasontournament February 9-10th. Registration for the recreational league started July 30th and ends September 29th, while TARSA started July 13th and ends September 18th.

Registration fills up quickly so make sure you go online now and register early to assure a spot for your child. We are holding player evaluations, which will be mandatory. There will be 5 days of evaluations starting October 1st - 5th. These evaluations only take about fifteen minutes and will be held at the Wesley District Park. Teams will be compiled by the league based on these evaluations. We always need coaches, please consider it. Without coaches we cannot run this league. If you areinterested in coaching a team please sign-up online as a volunteer when you register your son or daughter. We encourage you to register early so we will have a better idea of how many coaches we will have. Girl Scouts of West Central Florida (GSWCF) announces

an open call for nominations for its prestigious Women of Distinc-tion recognition. In addition to the Women of Distinction, the inaugu-ral Woman of Promise Award will be presented to a deserving young woman under the age of 35.

Women do not have to have been Girl Scouts to be nominated. Nomi-nations will be accepted through Monday, Sept. 10th; applications can be downloaded from the council’s website, www.gswcf.org/wod. Honorees will be announced in October.

Those selected as honorees are women whose accomplishments make them positive role mod-els who inspire girls to achieve their own goals and dreams. If physical exercise can strengthen muscles, can mental exercise strengthen brains? And if so, for how long? It appears the answer is yes and for several years, according to University of South Florida scientists. Older adults who are interested in trying it out for themselves can take part in a study now being conducted at USF. A team of researchers is investigating treatments to ward off the cognitive declines associated with what is considered normal aging and even Alzheimer’s disease. Prevention or delaying the onset of either or both are the goals of having elderly people work out with a computerized brain fitness program designed to improve their cognitive skills. The workout equipment consists of a computer station – and that’s it. Research assistants provide one brief training session and the participants identify a variety of visual and auditory targets designed to engage their mental faculties.

Jerri Edwards, an associate professor in the School of Aging Studies in the USF College of Behavioral and Community Sciences is the principal investigator

Edwards has more than 12 years of experience designing and executing large-scale NIH-funded clinical trials

in cognitive and she has found promising evidence that cognitive training improves everyday function and prolongs mobility. Edwards went on to explain, “Mild cognitive impairment may be a transitional phase, one that we can work with. Recent study findings show that 10 sessions of the brain fitness program we’re using improves cognitive abilities with effects lasting up to five years.”

“Prior study has shown other enduring benefits of the brain fitness program such as enhanced quality of life, improved performance of everyday activities, including driving, and less risk for

depressive symptoms,” Edwards said. “Depression is a predictor of and seems to contribute to cognitive decline, but this brain fitness program seems to help with both.” She added, “It’s exciting and extremely gratifying to be part of the process of helping older adults improve their health and well-being and gain greater independence resulting from this kind of fitness training.” The brain fitness program is being offered to older adults at the USF Cognitive Aging Lab on the Tampa campus through its research program. $5,000 sCHOlar-sHIP FOr taMPa area HIGH sCHOOl stuDents The Right Fit™ Foundation (www.rightfitprogram.com ) announced its first annual $5,000 scholarship for local high school students. To qualify, students must be a US Citizen, a resident of

Hillsborough County, and have a weighted high school GPA of 3.0 or higher. Applicants must also attend one of the Foundation’s free college admission and financial aid classes along with their parents or guardians. Finalists may be interviewed. One scholarship will be awarded per year. The Right Fit™ Foundation is a non-profit 501(c)(3), dedicated to educating families about the college admission and financial aid process. Inspired by his own experience of changing careers mid-life, he realized that students and their parents often miss the real heart of planning for college- getting the right fit to begin with. He wrote the book Finding the Right Fit: The Ultimate Guide to College (Mill City Press, 2009) to help families navigate the college search process and help students choose their career path wisely. This year, the Foundation is offering a $5,000 college scholarship, giving preference to middle income families. “These families often do not qualify for need-based financial aid and borrow more on average to pay for college,” says Albert. Students can register to attend a class on the website: www.therightfitfoundation.org. The scholarship application is also available on the website. The deadline for application is January 15, 2013, and the winner will be notified March 15, 2013.Finalists may be asked to complete an interview. The scholarship is a one-time award (non-renewable) and will be paid directly to the accredited four-year college or university the winner chooses to attend.

The Sabarese family’s annual vacation to the Atlantis Resort in the Bahamas. Both sons (Daniel,16 and Derek, 9) and Melissa were Dolphin Trainers for a day at Dolphin Cay, which is now home to 18 dolphins that were originally from a facility in Gulfport Mississippi. These dolphins were injured and

trapped for weeks due to catastophic damage caused by Hurricane Katrina.

Family reunion held at the Club House on July 7, 2012. There were 42 family members from the four corners of the united States; Washington, California, new York and Florida. every one had a great

time and was completely impressed with the Facilities and the Seven Oaks Community.
