It’s interesting how seasons and va-cations can be so exciting as they

approach and then toward the end of them, you are ready for the next season or getting back to a routine. School is that way for most children. They are so excited to get out and take a break; let loose, but by the time summer comes to an end they are so excited to get back to friends, and a routine of learning and fun. Residents saw this unfold on August 23rd as children put on their best attire, buses lines the streets, parents took pictures, and traffic thickened. All very exhilarating and touching on the thought that the holidays are right around the corner. I know; don’t remind you.

The Seven Oaks carnival managed to keep the storms at bay on August 20th and residents cooled off with the water slide after enjoying the

games. I hope you were able to attend. Did you notice who was in the dunk tank? You will find pictures from that day inside as well as Game Night which occurred the end of July and many resident photos.

There are some other fun commu-nity events coming up, so look inside for those. Labor Day is September 5th, enjoy the long weekend! And as always, send in your pictures, stories, events, happenings and an-nouncements.

Remember to attend the CDD, SOPOA and Resident Council meetings, in the clubhouse. Check inside for dates.

In the nearly four years of living in Seven Oaks I have seen massive improvements, both to the community as well as the surrounding

area. Wiregrass Mall has become a focal point for shopping, dining, and social life. The improve-ments to Bruce B. Downs, Routes 56, 54 and to I-75 tell of the bright future for all of us. The hospital and college are sure to contribute to the desirability of Seven Oaks as well.

What other community in Pasco County can you name that allows its residents to attend school, shop, bank, eat and go to a variety of health care professionals within its borders?

To further illustrate the high regard people have toward Seven Oaks you only have to look as far as my sub-division; Crosswinds. The bankruptcy of the original builder, Smith Family Homes left

the community with only 13 completed homes. Although it was an advantage initially having wide open areas between the existing homes, the completion of the sub-division by Standard Pa-cific Homes proved to have greater advantages. At a time of hard-selling for home builders, Standard Pacific Homes was extremely successful. At the time of this writing, 21 of the remaining 35 lots have been sold in less than four months! Hats off to them but the real beneficiary is the community of Seven Oaks.

In closing, I say that the children growing up in Seven Oaks stand to benefit the most. The school, the clubhouse facilities, and amenities in the surrounding areas ensure a great head start and a great life for them as well as all the residents of Seven Oaks. v

The Wesley Chapel Eco-nomic Development Com-mittee is a pro-business

arm of The Greater Wesley Chapel Chamber of Commerce. The focus of this committee is to provide resources to start-up, relocating and existing/expanding busi-nesses within the membership of the chamber; providing business education and training; facilitat-ing networking and partnerships; and formulating responsible public policy to ensure that businesses and residents of Seven Oaks have

other businesses and will continue to fuel the growth and excitement in this area.

The intent of the Wesley Chapel Economic Development com-mittee is to encourage, assist and facilitate economic growth in the Wesley Chapel area. The commit-tee is chaired by Chamber mem-ber, Jeff Miller and co-chaired by Chamber member Lutfi Jadallah.The Economic Development Committee meets monthly on the 4th Thursday of the month from 11:30am – 12:30pm at American Consulting Engineers located at 2818 Cypress Ridge Blvd, Wesley Chapel 33544. Each meeting features a guest speaker who brings business relevant topics to the group.

HOME OWnERS ASSOCIATIOnSeven OakS

I started thinking about what I was going to write about in this column a couple of

weeks ago. Yes for you skeptics out there, I actually do think about what I put in my articles. I will admit though, that sometimes the finished product might not reflect the “deep thinking”, that went into it. Sometimes, it’s hard to come up with a new idea or approach to write about. I’ve also been given help from some of my fellow board members, neighbors, my wife, other homeowners, etc., with ideas for articles or things that I should say. The following article was written to try to keep everyone happy. In short, I’ve included as many topics as I could. Hopefully it will contain some nugget of wisdom or a thought that is of interest for you, the reader. Soooooo, here are some things, I think I think.

Our Property Service Management Company, Rampart Properties, Inc. has set up a new Customer Service Number. If you call between the hours of 8:30 AM and 5:00 PM Monday through Thursday or 8:30 AM and 4:00 PM on Friday, you will get a live person to answer your call. (It works, I’ve tried it.) This new

number is an effort on Rampart’s part to improve their service response to their clients. I know that in the past, people have tried to call our property manager but were unsuccessful because she was away from the office and working at the property. Hopefully this will make it easier for our homeowners to contact Rampart when neces-sary. Oh Yes! . . The number is: 813-963-6400.

While I’m talking about contacts, a word of advice to those of you who have received notices of col-lections or liens from the SOPOA attorney. When the file is turned over to the attorney, it is be-cause the SOPOA Board and the Property Manager have exhausted all legal means at our disposal to either ensure compliance with the covenants or to get someone to pay their dues. It now becomes necessary to work through the At-torney and not Rampart Properties or the SOPOA Board. I would also suggest that all communications be in written form. That protects you and provides all parties an audit trail should the need arise to verify what was said and when. The Board will not routinely request the Attorney to waive the fees they charge. That’s up to the

homeowner. Also, do not expect an immediate answer when writing to the Attorney. There is usually at least a minimum of 30 days for them to respond to your letter. I might be over simplifying the issue here but I think it would be easier if the friendly letter was adhered to and the deed violation repaired or resolved. Of if the dues were paid on time, then the Attorney would not need to get involved.

Some good news! It looks like we’ll be able to keep the SOPOA dues the same for this coming year. The Board has been very active in searching for ways to improve services and save money. One example: We are using a new ven-dor for our gate repairs and their maintenance. We have kept the assessments the same for the past two years despite the economic situation. We will continue to be good stewards of your dollars. Look for more information com-ing out in the next few weeks as well as information on our Gen-eral Meeting in September.

I think a word about parking is in order. Overnight parking on the street is prohibited by the Seven Oaks Covenants. It is also a Pasco County Ordinance. I noticed that the Pasco County has been

ticketing cars parked on the street overnight. Also, boats, campers, RV’s and Commercial vehicles are not to be parked in driveways. I would like to see that a little common sense applied that if someone was going camping the next day they could be forgiven if they packed the camper the night before and then went on their camping trip the next day. What will not be allowed is a boat sitting in the driveway day after day or a commercial vehicle sitting in the drive way every evening and overnight.

All homeowners have received information on a vacancy on the SOPOA Board and the form need-ed for you to volunteer. I’ve said this before but I think there is a tremendous amount of talent and experience throughout the Seven Oaks Community. I encourage you to consider volunteering for a position on the SOPOA Board. It’s a great opportunity to give back to and help make your neighborhood a better place to live.Just some things, I think I think…

Boy & giRL SCOUTS

Seven Oaks scouts who want to help the surrounding communities may partici-pate in a Coastal Cleanup on Sunday,

Kicks Off Popcorn Fund-Raisers This Fall!

This fall, Boy Scouts in Seven Oaks will kick off their annual popcorn sale. This annual fund-raiser aligns with one of the goals of Scouting—to teach youth within the organi-zation how to become self-reliant. Through this popcorn sale and other fund-raising proj-ects, we have the opportunity to teach Scouts how they—along with the combined efforts of other Scouts—can help make the world a better place.

The safety of any products sold by Boy Scouts is of utmost importance to us. Recently, there have been safety concerns raised about popcorn brands that use diacetyl for flavoring, a common ingredient in many pastries, cake mixes, cookies, and candy.

You can rest assured that popcorn sold by Scouts across the country is safe. We have contacted the Boy Scouts’ popcorn suppliers and each company follows all USDA and FDA safety guidelines to produce foods that are safe for consumption. Also, all companies have voluntarily started removing diacetyl from their products.

As one of the organization’s most popular fund-raisers, the popcorn sale supports local units’ Scouting throughout the year. Last year, over 70 percent of the fund-raiser’s proceeds stayed within local councils. Of that amount, one-third of a council’s proceeds went directly to the units that sold popcorn to fund their local programs and activities. v

ment of Energy’s Office of Energy Efficiency and Renewable Energy estimates that about 43% of your bill is devoted to heating and cooling!

You can easily save money by appropriately maintaining and upgrading your HVAC system. However, says the EERE, upgrading to an energy-efficient furnace alone will not have as great an impact on your energy bills as using the whole-house approach to reducing energy consumption. Homeowners should combine proper equipment maintenance and upgrades with appropriate insula-tion, air sealing, and thermostat settings. The EERE estimates homeowners doing so can cut energy use for heating and cooling, and reduce environmental emissions, from 20 percent to 50 percent.

Heating and Cooling Tips from the EERE : • Set your thermostat as low as comfortable in

the winter and as high as comfortable in the

summer; you can save up to 10% on heating and cooling costs with this simple adjustment

• Clean or replace filters on furnaces once a month or as needed

• Turn off kitchen, bath, and other exhaust fans within 20 minutes after you are done cook-ing or bathing; when replacing exhaust fans, consider installing high-efficiency, low-noise models

• Invest in system maintenance; hire a profes-sional to inspect your system once a year

• During the heating season, keep the draperies and shades on your south-facing windows open during the day to allow the sunlight to enter your home and closed at night to reduce the chill you may feel from cold windows

• Check for disconnected or crushed duct work; if air flow is restricted your system can be overworked

• During the cooling season, keep the window coverings closed during the day to prevent solar gain.

MAInTAInInG BEAUTy OF SEVEn OAKSThe beauty of the Clubhouse and surrounding areas is one of the things that makes Seven Oaks such a great place to live and work. As we tour the grounds to make sure that everything looks as scenic as possible we have noticed an abundance of litter around the basketball courts and parking lot. While we do have staff that maintains the grounds, they are not able to pick up after everyone all the time. This also takes us away from other duties that need to be performed in the Clubhouse. Please make an effort to use the trash cans that have been provided on the premises for any litter that should be disposed of.

POOL RULES& ETIqUETTENow that warm weather is here to stay the pool becomes the hot spot of the summer. We ask that while you are here that you please observe the pool rules and be mindful of others trying to enjoy the facilities as well. Pool rules are posted at various locations throughout the deck. We ask that there be no running, diving, or rough-housing on the pool deck at any time. This is for your own safety as well as the safety of others. Smoking on the pool deck is also prohibited. We have designated smoking areas for your convenience. We hold a zero tolerance policy for alcoholic beverages on the pool deck and coolers must be inspected upon arrival. The staff is directed to enforce these policies in order to provide a safe and comfortable environment for all the residents. We hope that you have a safe and enjoyable summer.

SUMMER POOLFUn REVISIOnSmall water guns will now be permitted all day long everyday for use inside the Resort Pool Only (not on the pool deck). Small rafts will also be allowed all day, everyday in the Resort Pool only. We ask that if you will be using either rafts or waterguns at the facility that you be mindful of the other patrons so that everyone may enjoy their time at the pool.

ACCESS CARdSAccess Cards must be present when entering the Clubhouse or using any area of the Clubhouse facility. The picture on the card must match the person presenting the card. If you lost or misplaced your access card, you must replace it if you would like to utilize the facilities.

The fee for a replacement card is $15. (tax inclusive) Individuals who do not have a valid access card will be asked to leave the premises or pay the daily non-resident usage fee. Please treat your access card as a key to entering your home.

CABAnA REnTAL POLICy It has come to our attention during these last few weekends that there has been some confusion as to what the Cabana rental policy is, and how it works. Cabanas by the pool are on a first come first served basis. These cabanas can also be rented for 3 hour blocks from the hours of 10am-1pm, 1pm-4pm, and 4pm -7pm. All cabanas that have been rented will be clearly marked by a posted sign first thing in the morning. The signs have the rental times listed on them so that you will know what time the cabana has been reserved for. These signs do not mean that the cabanas are off limits the entire day, it simply means that if you are going to occupy that cabana then we ask that you make the cabana available by the allotted rental time posted. It may look as though many cabanas are rented for the day, but we only allow 5 rentals for any given time slot.

POOL CLOSInGS During the summer months the pools here tend to get a lot of usage. Occasionally, there have been instances where accidents may occur and the pool needs to be closed down. We realize that this is an inconvenience, and there has been some aggitation about the length of time that the pools remain closed. It is our policy that if there is a bodily fluid incident in the pool that the pool then be

shut down for an amount of time according to Pasco County Health Regulations. This gives the chlorine an adequate amount of time to do what it is supposed to. We close down the pools for the safety of the residents. It is our policy that small children who are not potty trained wear swim diapers.

We also recommend plastic pants that can be worn over the swim diaper. If you have forgotten to bring one, we do offer swim diapers for sale in the cafe. We thank you for your understanding.

no longer be on a 7 day schedule. Starting August 22nd, the water slide will only be operational on the weekends until mid-October, at which time the slide will close for the year until next spring.

Mr. Dallas Smith, who got his first paying gig at age 11, worked full time as a

traveling magician throughout the 1980s and 1990s. He performed at schools, cruise ships, private parties, and corporate event. In 2003, he and his wife, Patti, adopted an infant

daughter, at which point Smith took a job in corporate America to be closer to home. Eighteen months ago, he went back to magic or as he calls it “Edutainment” full time.

“I’ve never wanted to be a famous magician,” said Smith, 46, who lives in Wesley Chapel. “I just wanted to make a decent living doing what I love and teaching life lessons to children. To me, that’s success.”

His magic shows promote reading, math, anti-bullying, and character building among school-aged children. He also sends a “Teachers List” to the schools the week prior to the per-formance which includes additional vocabulary words for the week along with activities to reinforce the mes-sage behind the chosen theme. The

tricks performed using ideas, stories and/or props from various themes coincide with Florida’s elementary school and library curriculum for the year.

It is not uncommon to see Dallas more than once a year at a school; he is frequently re-booked to come back the next year. Because of his popular-ity Dallas has created 5 themed shows: Stop Bullying Now, Math is Magic, Reading is Fun, Just Say No, and Character Building. National studies have shown that 60 percent of learning comes from visualization; Smith says with that statistic and the verbal lesson his student’s walk away remembering almost all of his points. Dallas is constantly adding new rou-tines to his shows with topical mes-sages to keep his young fans happy.

Dallas has performed for as many as 1,000 students at a time! Teachers, librarians, and principals comment on how amazing it is to hold their attention for up to 45 minutes. The students are always on the edge of their seat listening, watching, and laughing. Smith says the greatest thing of all is that they are also learn-ing while having fun.

You may also catch Smith perform-ing locally at festivals, fundraisers, company parties and birthday parties. He is often accompanied with his 8 year old daughter who is a major contributor to the show. Smith said he is blessed to have one of the students that he teaches life lessons to right there with him saying “ that is a great message dad” or no way get rid of that routine. v

WCAA Basketball recently completed their Spring 2011 season. Three-

hundred boys and girls ages 5 to 16, (many of whom live in Seven Oaks), enjoyed a fun and competitive ten game season, plus a single elimina-tion playoff! New this year, WCAA Basketball announced a partnership with St. Leo University.The St. Leo Men’s Basketball team came out to our very own Wesley

Chapel District Park to spend a day instructing our kids on the fundamentals of the game. Head Coach Mike Madagan was on hand and provided his insights on how to be successful in the game of basketball – and life. Later, WCAA Basketball families were invited to witness Coach Madagan’s final game of his 30-year career when the St. Leo men’s team defeated Barry University 85-70 to send him off with a big win!

As a special surprise to end the season, WCAA Basketball announced their final championship and All-Star games would be played at St. Leo University’s Bowman Activities Center, the venue for all St. Leo home basketball games. The kids were very excited to play their final games of the season in a big time college gymnasium! Many exciting games were witnessed on Championship Sunday, such as a

single point victory for the U9 Knicks over the U9 Celtics in overtime!

11. EmErgEncy ShEltErSKnow in advance where

the emergency shelters are located. If there is more than one in your vicinity, know all the locations. The steps you should take in preparing for shelter depends on the type of emergency situation. For example, during a tornado you should go to an underground room if it is available. During a hurricane, go to the most

well fortified building in your loca-tion. These emergency shelters are usually announced well ahead of ahurricane warning.

12. ShEltEr in PlacEIf your emergency officials tell

you to “shelter in place,” this means that you should remain inside your home or office and protect yourself there.

• Close and lock all windows and exterior doors.

• Turn off all fans, heating, and air conditioning systems.

• Close the fireplace damper.

• Get your disaster kit and make sure your radio is working.

• Go to an interior room without windows that is above ground level.

• Keep listening to your radio or television until you are told all is safe or that you are to evacuate. The length of your stay can range from a few hours to two weeks. During this time you should maintain a 24-hour communications and safety watch. Take turns with family in listening for radio broadcasts.

• Assemble an emergency toilet, if necessary. Use a garbage container, pail, or bucket with a snug-fitting cover. If the container is small, use a larger container with a cover for waste disposal. Line both containers with plastic bags. After each use, pour or sprinkle a small amount of a regular household disinfectant, such as chlorine bleach, into the container to reduce odor or germs.

Have a predetermined destination for meeting your family in the event you are separated from them. This will save time and anxiety as well as minimize the confu-sion if you are told to evacuate. Have some prior arrangements with friends or family who may provide temporary shelter in case of emergency.

pick up the children from school or how they will be taken care of and by whom.

15. animalS and PEtSHave a plan for caring for

animals in the event of an emer-gency evacuation. Make plans for where they will be sheltered.

These preparations can help en-sure safety and peace of mind if a weather emergency occurs!
