or throw on the couch will jazz up a dull room. Buy new ac-

cent pillows for the sofa.10. Buy a flowering plant and put it near a

window you pass by frequently.11. Make centerpieces for your tables. Use

brightly colored fruit or flowers.12. Set the scene. Set the table with fancy

dishes and candles, and create other vignettesthroughout the home to help buyers pictureliving there. For example , in the basementyou might display a chess game in progress.13. Replace heavy curtains with sheer

ones that let in more light. Show off the viewif you have one.14. Accentuate the fireplace. Lay fresh

logs in the fireplace or put a basket of flowers there if it's not inuse.15. Make the bathrooms feel luxurious. Put away those old

towels and toothbrushes. When buyers enter your bathroom,they should feel pampered. Add a new shower curtain, newtowels, and fancy guest soaps. Make sure your personal toi-letry items are out of sight.16. Send your pets to a neighbor or take them outside. If

that's not possible, crate them or confine them to one room(ideally in the basement), and let the real estate practitionerknow where they'll be to eliminate surprises.17. Lock up valuables, jewelry, and money. While a real es-

tate salesperson will be on site during the showing or openhouse, it's impossible to watch everyone all the time.18. Leave the home. It's usually best if the sellers are not at

home. It's awkward for prospective buyers to look in yourclosets and express their opinions of your home with youthere.

ance" includes insur-ance on the actualstructure and the con-tents inside. The struc-tural part of the packagegenerally covers dam-age such as fire andsmoke, lightning, windand hail storms, vehi-cles, explosion, and air-craft or other fallingobjects. The packageshould also include cov-erage for theft, vandal-ism, riot or civilcommotion, freezing orsudden water escapefrom the plumbing sys-tem or appliances, glassbreakage and suddentearing of heating orcooling systems. A comprehensive

homeowner's policyshould cover yourhome, any structure at-tached to it like a porchor garage and any unat-tached buildings onyour property that arenot used for business orrented to others.Damage caused by

flooding, earthquakesand hurricanes are notcovered by your regularhomeowner's policy.Your insurance agentcan provide you withinformation about cov-erage of these naturaldisasters.The personal property

portion of the insurancepackage protects thingsin your home likeclothes and furniture. Itshould also provide pro-tection for your per-sonal property whileyou are away fromhome, the things youtake with you on vaca-tion. The amount of in-surance on yourpersonal property isequal to a percentage ofthe amount of insuranceon your home — usu-ally 55 percent.However, it is impor-

tant that you know thatspecial limits may applyto certain types of per-sonal property. For ex-ample, money banknote and rare coins, se-curities, stamp collec-tions, jewelry and furs,firearms, silver andgold, rugs, tapestriesand wall hangings.Higher limits on mostof these items are avail-able through upgradeson the policy or by tak-

ing out a separate pol-icy for the items. Check to see

that yourpolicy iswritten forreplacementcosts and youmay want toconsider inflationcoverage. Replacementcost coverage on yourpersonal propertymeans that the insur-ance will pay to repairor replace your personalproperty that is covered.For example, if youbought an item 5 yearsago for $100 and to re-place it today wouldcost you $200, the in-surance would pay$200. Inflation cover-age automatically in-creases the amount ofyour insurance cover-age on your home andpersonal property as in-flation changes the costof replacing your prop-erty. The changes arebased on the movementof an inflation indexand are reflected in thepremium on each re-newal. But how do you know

if you have too little ortoo much insurance?Start with a home in-ventory to help you as-sess your insurance

needs. First youneed toknowhowmuchit

wouldcost to

rebuild yourhouse today on your ex-isting lot. Ask yourbuilder what the marketrate is per square foot torebuild your house.Multiply that times thesquare footage of yourhouse and that's howmuch insurance cover-age you should have.The amount of yourpersonal property cov-erage is a percentage ofthat amount — nor-mally 55 percent andcan be upgraded to 75percent.For your belongings

inventory, list everyitem in your home, atticand garage, when youbought it, its originalcost and its estimatedvalue. It also helps tohave photographs or avideo of your posses-sions. Have a couple ofsets of the photos orvideos made. Down-load a copy online orkeep a copy in a fire-proof safe at home or asafety deposit box.

Marking your itemswith a personal identifi-cation number such asyour social securitynumber will make re-claiming any stolenitems easier.If you ever need to

file a claim, the inven-tory will make it easierand ensure that you arecompensated for virtu-ally everything. If it'snot on your list whenyou file a claim, youwon't be compensatedfor something thatyou've paid for years toinsure. Check withyour insurance agent orcompany for a home in-ventory guide or adviceon how to best organizeyour list if you shouldever need to file a claimwith them. A homeowner's policy

will also include "per-sonal liability" cover-age. That is, theinsurance provides pay-ments for bodily injuryor property damage forwhich you or a relativewho lives with you maybe legally responsible.For example, if some-one is accidentally in-jured on your premises,such as falling downstairs and breaking aleg, or if your ladderfalls over on your

neighbors car and dam-ages it. Personal liabil-ity also includesmedical payments toothers, meaning that ifsomeone is accidentallyinjured on your prop-erty or is accidentallyinjured by you or a rela-tive who lives with you,the insurance will covermedical expenses to acertain limit. In case of a legal mat-

ter, your personal liabil-ity coverage includesthe cost of defendingyou, whether you are li-able or not, against aninsured or covered lawsuits. About one out of

every three home own-ers has proper insurancecoverage. Take sometime today to make sureyou are one of them.For more information
