My Mother hung a large, framed poster of Wizard of Oz'sWicked Witch, Margaret Hamil-ton, green face and in full re-galia, near the back door of ourfamily home. ''Talk to me, I'myour Mother" it read. The client-realtor relationship requires alevel of communication thattranscends the usual businesscontext. However much Realtors may anticipate
clients' desires, an open communication isessential to a successful rapport and ahappy outcome.Let your Realtor® know how you like to
communicate. Never check your emails?Let your agent know that. Don't want to re-ceive phone calls during office hours?Make sure that's understood at the begin-ning of the relationship. Is it imperative thatyou know if a home that meets your param-eters comes on the market? Let your realtorknow you'd like a text message. If you'veinstructed them to only send or call when aspecific type of property comes on the mar-ket, don't get mad because you don't hearfrom them. Open communication worksboth ways. As the year beginsand winter sets in, youmay be wondering howto save money on yourenergy bills this year.Conducting a do-it-yourself home energyaudit is a fast, relativelysimple way to assesshow much energy yourhome consumes anddetermine what you cando to make your homemore energy efficient. A home energy audit
will show you whereyour home is losing en-ergy, how efficient yourheating and coolingsystems are, and waysto conserve electricity. All it takes is a thor-ough inspection of the
areas listed here andkeeping a checklist ofthe problems youfound.Air leaks. Stopping or
minimizing drafts cansave 5 to 30 percent ofyour annual energycosts. Some places toinspect where air com-monly seeps fromhomes include gapsaround: baseboards, wall and ceiling junc-tures, electrical outlets, switch plates, windowframes, weather strip-ping, fireplacedampers, attic doors,window-mounted airconditioners and foun-dation seals. On your home’s exte-
rior, look at the areaswhere two differentbuilding materialsmeet, such as cornersand areas where sidingor brick come togetherwith chimneys or thefoundation. If you canrattle windows or seedaylight around door orwindow frames, youlikely are losing air.
Once you’ve identi-fied the leaks, seal themwith caulk, weatherstripping or the samematerial as the originalseal. Replacing win-dows with new, high-performance ones willimprove your home’senergy efficiency andget you a break on yourtaxes. An inexpensivealternative is to attachplastic sheets aroundyour windows. Insulation. In older
homes especially, theamount of insulation inthe ceiling and wallsmay be insufficient for
current standards.See if yourattic dooris insu-lated andclosestightly.Openingsaround pipes, ductworkand chimneys shouldbe sealed. Look for avapor barrier — tarpa-per or a plastic sheet —under the attic insula-tion. To check yourwalls, make a smallhole in a closet or otherout-of-the-way placeand probe into the wallwith a long stick orscrewdriver. The areashould be completelyfilled with an insulatingmaterial. Fill the gaps in any
openings with expand-ing foam. Flexiblecaulk should be used toseal any electricalboxes in the ceiling. Ifyour home lacks avapor barrier, considerpainting interior ceil-
ings with vaporbarrierpaint.This re-ducesthe
amount ofwater vapor
that can pass throughthe ceiling and reduceyour insulation’s effec-tiveness. Heating and Cooling
Equipment. Inspectyour heating and cool-ing equipment. See ifducts and pipes that arelocated in unheatedspaces and your waterheater and hot waterpipes are insulated. Dirtstreaks around yourductwork, especiallynear the seams, are evi-dence of leaks.Have your equipment
checked and cleaned bya professional annually. If you have a forced-airfurnace, replace yourfilters as soon as theyare dirty. Even if theyaren’t, replace them
every 30 to 60 days.Consider replacingunits that are more than15 years old with a newenergy-efficient one. Lighting. Look at the
bulbs in your home anddetermine if a lower-watt bulb would workjust as well for yourneeds. If you have anarea where lights are onfor extended periods oftime, a compact fluo-rescent lamp (CFL) cansave up to 75 percent ofthe lighting energy ofan incandescent bulb. A home audit is a
great way to find outyour home’s energy de-ficiencies and makesimple improvementsthat will save you timeand money in the longrun. For more energy-effi-
cient tips, contact theMoore County HomeBuilders Association at(910)944-2992 or visitour website atwww.mchba.com.

Find inspiration for your home in2013 with the latest design trends
(BPT) - We're alllooking forward to afresh start at the begin-ning of the new year:Whether it's an updatedfitness regime, pursu-ing new hobbies orgetting organized, there are a slew of res-olutions to try. In 2013,why not make a fewchanges to not onlyyourself, but also yourhome? By incorporat-ing cutting-edge designtrends, you'll add styleand color that's perfectto kick-start the year.
Patterns that pack a punch
"No one wants ahouse that lacks per-sonality," says HGTVdesigner and televisionpersonality TaniyaNayak. "The easiestway to infuse yourstyle - while being on-trend - is with an im-pactful pattern."According to Nayak, there are a few printsto be on the lookout forin 2013:* Chevron: a bold,
dramatic, V-shapedpattern* Geometrics:
graphic, colorfulshapes, delivering avintage-modern lookand feel* Ombre: subtle color
gradation of similarshades that's extremelyversatile* Ikat: tribal, swirls
and diamonds reminis-cent of tie-dye* Moroccan: cultur-
ally-inspired, timelessand exotic motifs"These powerful pat-
terns can be easilyachieved with a freshcoat of paint and a pre-mium painter's tape, like FrogTape Multi-Surface and DelicateSurface," adds Nayak."Treated with Paint-Block Technology,FrogTape can be usedto create these new, in-tricate patterns for ahaute interior just intime for the new year. And best of all, Frog-Tape will help deliversharp lines, makingyour handiwork looklike that of a profes-sional."When using bold pat-
terns, it's best to findthe right pairing ofboth the color and theprint to not overwhelmyour space. If you'relooking to use brightcolors, incorporate thepatterns onto one ac-cent wall or windowtreatments. If you'reusing neutral hues, tryusing a pattern on alarger scale, around theentire room or even apiece of furniture."You don't want the el-ements of a space tofight each other," ad-vises Nayak. "Consid-ering the color, scale
and intensity of anypattern in relationshipto the rest of yourdecor will leave youwith a finished spacethat is perfect for 2013and beyond."Mixing up materials"The key to updating
your home with the lat-est trends is finding abalance," says Nayak."It's all about making itpersonal and adding el-ements that fit yourlifestyle and designpersonality, withoutbreaking the bank."One great way to makea big impact on a smallbudget is to mix mate-rials, creating a blendof polished and raw ina room with modernand industrial ele-ments."The rustic look will
be extremely popularin homes in 2013, asit's elegant and com-fortable," adds Nayak."It provides a feelingof richness andwarmth, while stillbeing comfortable toactually live in thespace." A great mate-rial for achieving theindustrial and modernlook is reclaimedwood. From frames, tofurniture, this aged, re-purposed wood canbring richness and adose of style to anyspace.Mixing materials can
also mean utilizing dif-ferent finishes through-out a room. In thekitchen, using contrast-ing materials makesyour space look per-sonalized. Try a mix ofwood and painted fin-ishes for a more lay-ered and collected feel.By resisting the urge toperfectly match everypiece, you'll have aspace that looks cur-rent and works nicelytogether.
Look for the unexpected
"Just because a prod-uct is made for a spe-cific purpose, doesn'tmean you can't reimag-ine how it could beused," says Nayak."For example, hangingmaterials on the wallthat are typically usedas flooring can be
breathtaking. Woodplanks or concrete pan-els, featured verticallyand not just on theground, add richnessand texture."Another great tip to
accomplishing thistrend is to look at con-struction materials innew ways. Moldingand paneling can addarchitectural detailwell beyond crownmolding and base-boards. Installing fram-ing on a wall andpainting it with com-plementary paint col-ors can change thelook and feel of anyroom. "Unique treat-ments instantly in-crease the texture, depth and visual ap-peal, without spendinga lot of time ormoney," says Nayak.
"And the greatest fea-ture is that these up-dates aren't permanent, meaning you can con-tinue to change yourspace as your style -and home designtrends - evolve."Finishing touches
"The key to incorpo-rating any trend is tomake sure it accuratelyrepresents your style,"adds Nayak. "The fin-ishing touches are thefinal way to infuse per-sonality into your up-dated space." Whetherit's utilizing accentslike pillows, throwsand frames in your fa-vorite colors, or a rugthat reminds you of abeloved piece of cloth-ing, your home willtruly come to life whenit depicts who you arein its designs.
