PERTH property prices could rise by asmuch as 10 per cent this year, afterexperiencing their strongest growth spurtin more than three years.

After a sluggish start to 2009, the yearended with the strongest annual houseprice growth since 2003, according toAustralian Property Monitors quarterlyhousing report.

For the December quarter, theAustralian property market posted a nearfive per cent rise (4.8 per cent) in medianhouse prices nationally, with a 12.1 percent rise overall for the full year.

Perth showed a 3.1 per cent price rise inthe final three months of 2009 – thehighest quarterly increase since September2006 – as the median house price surgedback over the $500,000 mark, a level last

seen almost two years ago.The median price is now $512,178 – the

highest since March 2008. “The price growth seen in the more

expensive suburbs in 2009 has largely beena recovery of the price falls that haveoccurred since late 2007 and early 2008,’’APM economist Matthew Bell said.

“This top-end recovery has beencompleted in most capital cities, withmedian house prices surpassing pre-GFChighs for the first time in the Decemberquarter in Perth, Sydney, Brisbane andAdelaide.’’

Although first-home buyer demandsustained the market in the early part ofthe year, ultimately it was upgraders andinvestors who drove the extraordinaryoverall result for the full year.

“Rising interest rates and the full expiryof the first-home owner boost at the endof December are likely to continue to slowactivity for first-home buyers,’’ Mr Bellsaid.

“While the recovery of top-end pricesto pre-GFC levels means that median pricegrowth is likely to moderate across allsectors of the market in the first half of2010, the medium-to-long-term outlookfor property prices remains strong.’’

The data showed the western suburb ofChurchlands as having the mostspectacular house price growth of anysuburb in 2009, with the median rising 43.8per cent, to $525,000.

East Fremantle did best for units, withthe median increasing 37.2 per cent, or$127,500, to $470,000. ■
