The Little Bow Continuing Care Centre in Carmangay, Alberta, is a single-storey, steel and masonry block structure with a full basement level, originally constructed in 1956. The original facility has a floor area of approximately 1,525 square metres, and includes a 150 square metre, single-storey addition constructed on its west elevation in 1996. The building houses patient and medical/examination rooms, service/support rooms, and general medical, operating and patient care equipment.

General Summary:

Structural Summary:Standard foundations for the facility are understood to be comprised of cast-in-place and reinforced concrete piles and concrete grade beams. A crawl space is provided below the raised ground floor of the 1996 addition, which includes a sand base enclosed with cast-in-place concrete foundation walls and gypsum board sheathing. The raised floor deck of the 1996 addition is comprised of metal decking with concrete topping, supported by open web steel joists, beams and columns connecting with concrete piles. The suspended main floor of the original building is understood to be comprised of metal decking with concrete topping, supported by open web steel joists. However, a portion of this floor also appearedto be comprised of concrete decking. The floor structure is supported by concrete columns and load-bearing masonry block walls. The roof structural frame of the building is understood to be comprised of metal decking supported by open web steel joists. No repair work associated with the building's structural elements is recommended. Structural components were observed to be in acceptable condition, overall.

Envelope Summary:The site building includes pre-finished metal and vinyl siding on the north and south elevations, with the remaining areas clad with a clay brick veneer. Stucco siding is also provided on the building's west elevation. Exterior windows generally consist of insulating glazing units set in operable metal sashes and fixed wood frames. Several windows have also been replaced with operable poly-vinyl chloride frames. Exterior entry doors consist of single or dual, glazed pivot units with insulating glass set in aluminum frames. Exterior utility doors are generally comprised of single and dual, painted and insulated metal pivot units set in painted metal frames. The low-slope roof of the facility is equipped with a built-up bituminous membrane assembly. Recommended work includes the following: - Replace wood windows on the building perimeter - Replace exterior utility doors Building envelope components were observed to be in acceptable condition, overall.

Interior Summary:The site building is comprised of patient rooms and connecting corridors, medical/examination rooms, support/service rooms and staff/office areas. Interior finishes in the site building are a combination of vinyl tile, resilient sheet flooring and carpeting. Walls generally include gypsum board, lath and plaster or masonry block with painted finishes, while painted gypsum board, lath and plaster, acoustic tile or suspended T-bar grid with inlaid acoustic panel ceilings are provided throughout the building interiors. Interior swinging doors are a combination of varnished solid core wood or painted hollow metal pivot units set in painted metal or wood frames. Recommended work includes the following: - Replace carpet flooring throughout the facility - Repair damaged plaster ceilings in mechanical rooms and office areas on the basement level

- Install a concrete curb/berm around the emergency generator diesel storage tank on the basement level - Renovate the hydraulic elevator to accommodate barrier-free users - Conduct a feasibility study and corresponding repairs to retrofit existing in-suite washrooms for barrier-free access Interior finishes were observed to be in acceptable condition, overall.

Mechanical Summary:The building was originally built in 1955, and the hospital was opened at 1988. Ventilation in the building is provided by four roof-top HVAC units. There are backflow prevention devices (BFPs) present on the domestic water, boiler feed, irrigation and fire protection supplies. The domestic water is heated by the heater located in the boiler room. The building is heated by two hot water boilers, two furnaces and HVAC units. Cooling is provided to the building via HVAC units and split AC units. Heating water distribution is through original steel piping to baseboard heaters and unitheaters in the building. Building exhaust is provided by various roof or ceiling-mounted exhaust fans. A pneumatic system controls the mechanical equipment in the building. The entire building is protected by a stand pipe system andpartially protected by a wet sprinkler system. Fire extinguishers are located throughout the building. The following are recommended actions for the next five years: - Repair leaks on domestic water line; - Carry out the study of indoor air quality issue; - Install an additional AHU based on the result of an indoor air quality study; - Install a building system control; and, - Extend sprinkler coverage to the whole building. Overall the mechanical systems in the building are in acceptable condition.

Electrical Summary:The main electrical switchboard is rated at 400 A, 120/208 V. Electrical sub-panels and most other electrical systems were upgraded in 1988 however, wiring is generally original to the construction of the building (1958). All observed wiring was in conduit and was reportedly copper. Interior lighting is mainly provided by T12 fluorescent technology throughout the building. Exterior lighting is provided by exterior incandescent and H.P.sodium fixtures. The emergency lighting in the building is powered by a central emergency generator. Exit lighting in the building is provided by incandescent fixtures. The building is protected by an Edwards fire alarm control panel which controls fire alarm bells throughout the building. Initiation in the building is by manual pull stations, heat detectors, and smoke detectors. The following are recommended actions for the next five years: - install motor starters on pumps and fans; - upgrade the T12 fluorescent fixtures to T8; and, - upgrade original Exit signs to LED technology. Overall the electrical systems in the building are in acceptable condition.

Construction drawings were not available for review during the assessment; however the building's standard foundations are understood to consist of cast-in-place concrete piles and spread footings.

A concrete slab-on-grade floor is provided for the basement level of the original portion of the facility.

A crawl space is provided below the raised main floor of the 1996 addition on the west side of the facility. The crawl spaceincludes a sand base, presumably enclosed with cast-in-place concrete foundation walls and exposed gypsum board sheathing. Foundation walls for the original portion of the building are understood to be comprised of cast-in-place concrete.

The roof structural frame of the facility is understood to be supported by open web steel joists and beams. The main floor structural frame of the 1996 addition is supported in a similar manner. Support for the main suspended floor of the original building is provided by a combination of open web steel joists and beams, and concrete beams and columns.

Structural interior walls supporting floors or roofs within the facility are understood to be comprised of load-bearing masonry block.

The raised floor deck of the 1996 addition is comprised of metal decking with concrete topping. The main floor of the original portion of the facility appeared to be partially constructed in a similar manner, with the remaining portions constructed with cast-in-place concrete floor decks.

An outdoor deck is provided on the north elevation of the facility. The deck is comprised of a wood plank floor deck supported by wood joists, beams and posts, resting on concrete pilings.

A wood-framed ramp is located on the west side of the building, adjacent to the 1996 addition. The ramp is enclosed with base-mounted, painted metal pipe handrails on either side. A concrete ramp with a broom finish is also located on the front (north) elevation of the building and leads to the main entrance. The ramp includes base-mounted, painted metal pipe handrails along either side.

An exposed concrete staircase with a broom finish which provides egress from the basement level is located on the southside of the facility.

Ductwork or conduit penetrations through suspended floors in the facility are generally sealed where voids are present.

Recessed entrances are also provided on the east side of the facility, and include canopies of similar construction, supported by load-bearing masonry block walls.
