This two storey structure K-5 was originally built in 1989 (2,350.4m²), and additional classrooms built in1994(628.6m²) Total area of permanent construction is 2,979m². A grouping of seven portables (free standing) at the north side of the school includes six classrooms. An additional,stand-alone portable is used for the music program. The total area of all the portables is 755m². The combined area of permanent and portables is 3,734m². A staff of 40 serves 447 kindergarten to Grade 5 students.
General Summary:
Structural Summary:OWSJ's and steel beams on concrete piles with steel decking and reinforced concrete floor slab. The roof is OWSJ's andsteel beams with steel decking on steel columns and reinforced concrete block walls. Overall the structure is in good condition.
Envelope Summary:Masonry and stucco exterior walls with metal flashing and stucco fascia. Insulated metal doors with pressed steelframes and double glazing. Aluminum framed windows with sealed double glazing. Standing seam metal roof with builtup bituminous roofing above mezzanine. Overall the envelope is in good condition.
Interior Summary:Gyproc and concrete block walls with paint finish. Linoleum and carpet flooring with hardwood in gymnasium. Solidcore wood doors with pressed steel frame. Single glazing windows with aluminum frames. Sliding glass store frontdoors, manual operation. Assorted plywood millwork with laminate countertops. Overall interior is in good condition.
Mechanical Summary:The building is heated and ventilated by natural gas fired furnaces. Domestic hot water is supplied by a natural gasfired water heater. The water closets are flush tank and the urinals are wall hung flush valve. The lavatories in thestudent washrooms are stainless steel counter mounted and the staff areas are enameled steel counter mounted. The mechanical systems are in acceptable condition.
Electrical Summary:Underground power service from utility pad mounted transformer to 120/208V/3PH/4W main distribution switchboardwith a 400 ampere main circuit breaker, branch circuit panelboards located throughout school, AC magnetic motorstarters, copper wiring in conduit, motion sensor type occupancy sensor switching in classrooms and offices, lowvoltage switching in gym and library, mixture of recess and surface mounted light fixtures in school retrofitted with T8lamps and ballasts in 2000, high pressure sodium exterior lighting with photocell control, hard wired fire alarm systemwith alarm bells - fire alarm panel replaced in 2012, DSC intruction detection system, basic telephone system withtelephone handsets in office areas, Cat 5 and Cat 6 data system new in 2000, Rauland public address system, andcable TV service to school.
