Mary Butterworth School is a one-storey school with a second floor mechanical room and a total building area is5752.40m2. The original school was built in 1991, however shortly after two 4 classroom additions were added alongthe East elevation in 1992. Two free standing portables are located on site. The one storey school is comprised of several classrooms, a gymnasium , a library, an industrial arts room, homeeconomics room, drama room, science room, computer lab and music room. The 2007 student enrollment is 628 children.

General Summary:

Structural Summary:The foundations consist of cast-in-place concrete grade beams and spread footings. The original building has cast-in-placeconcrete slabs-on-grade with conventional steel reinforcement. The roof comprises of a metal roof deck with steel structuresupported by exterior & interior concrete walls. The structural walls and columns are poured in place concrete. Overall the structural elements are in acceptable condition

Envelope Summary:The exterior cladding consists primarily of brick around the perimeter of the school. The upper portion of the exteriorwalls are clad with prefinished textured stucco panels. The exterior window units are aluminum frame with fixed andawning type units. Metal screens have been fastened to several of the windows for safety concerns. The main entrancedoors are aluminum framed with full glazed panels. The majority of the exterior doors are painted steel doors & frameswith glazed panels. The roof assembly has a combination of a sloped clay tiles and a built-up roof assembly. Skylightsare located throughout several areas in the building. Overall, the envelope of the building is in acceptable condition.

Interior Summary:The main entrance vestibules, corridors, washrooms and change rooms have a ceramic tile floor finish. Carpeting islocated throughout the majority of the classrooms, library, office area and music room. The science rooms, art room andhome economics have a sheet vinyl floor finish. The gymnasium and the computer room have a hardwood floor finish. Theexercise room and student gathering area have a rubber floor finish. The second floor mechanical room has a paint finishon the concrete slab. The majority of the interior walls are painted masonry block walls and gypsum board. The library and general office areahave glazed walls with GWG panels. The interior doors are stained wood doors and/or painted steel doors in hollow metal frames. The majority of theclassroom doors have sidelights with GWG inserts. The majority of the classrooms have a suspended 2'x4' acoustical tile ceiling. A stained wood ceiling is located in themain administrative office area.The structure is painted and exposed in the gymnasium & lunch room. Painted gypsumboard ceilings with a sprayed texture finish is located in the corridors, student gathering area, library, washrooms andchange rooms. Overall, the interior finishes are in good condition.

Mechanical Summary:The building is heated by two gas fired hot water boilers which supply a hot water distribution system which includesfinned tube radiation cabinets, convectors, unit heaters, reheat coils and ceiling mounted radiant heating panels. Aglycol heating loop is heated by a plate and frame type heat exchanger from the hot water heating loop, and the glycolloop supplies the air handling unit heating coils and the fresh air preheat coils. There is one air handling unit in thebuilding which is a mixed air system (air handling unit AS1). The air handling unit is equipped with glycol heating coils,filters, and a circulating water humidification system, although the humidification system is reportedly not used. Themixed air ventilation system has an associated return air fan (FR1). The fresh air supplied to the building by the airhandling unit is balanced by the exhaust air flow from the air handling unit and from approximately 15 sanitary, local andgeneral exhaust fans. Building HVAC actuators and controls are pneumatic, and the control air supply system includes two air compressorsmounted on an air receiver tank, as well as a refrigerated air dryer. There is a Building Management and Control System(BMCS) providing control and monitoring functions for major HVAC equipment (Landis & Gyr Powers System 600). Washroom plumbing fixtures include toilets, lavatories and urinals. There are approximately 18 toilets (16 floor mountedflush valve type and two floor mounted tank type), 16 lavatories (16 counter mounted stainless steel type), and foururinals (two floor mounted flush valve type and two wall mounted flush valve type) in the building. Other plumbing fixturesin the building include drinking fountains (approximately 19), mop sinks (approximately 2), shower stalls (approximately3), and general purpose stainless steel sinks (approximately 35). Two gas fired domestic hot water heaters providedomestic hot water for the building lavatories, sinks and showers. Fire protection for the building consists of automatic sprinklers. In addition, cabinet mounted and wall mounted fireextinguishers are located throughout the facility. No major mechanical equipment or systems require immediate replacement or upgrading. Overall, the buildingmechanical equipment and systems are in acceptable to good condition.

Electrical Summary:Mary Butterworth School is fed with an incoming 120/208V three phase, 4 wire system from an EPCOR padmountedtransformer, located on the school grounds. The main switchboard is rated at 1200A, 120/208V. An MCC has beenprovided for the major mechanical equipment. The wiring in the building is typically standard wiring in conduit. The interior fluorescent lighting fixtures have T-12 lamps and magnetic ballasts. The exit lighting in the original buildingconsists of units with LED lamps. The emergency lighting is fed from emergency lighting battery packs. The exteriorlighting consists of wall mounted H.P.S. fixtures. The building is equipped with a Cerberus Pyrotronics fire alarm system. Detection and end devices include, smoke andheat detectors, bells and pull stations. The various communications and security systems within the school include; an Arrowhead Elite security system thatmonitors motion detectors and a P.A. system interconnected with the Nortel telephone system. A video surveillancesystem, cable TV and data systems are installed within the school. It is recommended, as routine maintenance, that a program for annual examination of major electrical components beinstituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination ofinterior components for accumulated debris and signs of corrosion. Consideration should be given to upgrading the existing lighting with more energy efficient lighting. Overall the electrical components for Mary Butterworth School are in acceptable to good condition.

The incoming hydro service to Mary Butterworth School is a 120/208V, 3-phase, 4-wire service from an EPCORpadmounted transformer, located on the school grounds. The EPCOR meter is located in the main electrical room. Themain electrical switchboard is a Federal Pioneer switchboard rated at 1200A, 120/208V, 3-phase, 4-wire. The exit signs within the school are LED type.

The exterior lighting for the school consists of HID wallpack and recessed downlight fixtures. Surface mounted roundfixtures with acrylic lenses are provided in some locations.

A timer and relays have been provided for control of the exterior lighting. An override switch has been provided with thecontrol system.

The fire alarm system is a Cerberus Pyrotronics CPC-3.24/32 system that was installed in 1991. The main fire alarmcontrol panel is located in the general office area. There is a remote annunciator at the main entrance. Fire alarm bells(some with strobes) are located throughout the school. Duct mounted smoke detection has been provided for air handlingsystems.

The security system is an Arrowhead Elite system with the main panel located in the custodian's room. A security systemkeypad has been provided in the custodian's room. PIR motion detectors have been provided throughout the school.

The home economic cooking labs are equipped with refrigerator, stoves, microwaves and several small kitchen appliances.

Basketball hoops and scoreboard are located in the gymnasium. A stair climber, treadmill and other therapeuticaccessories have been re-located in classroom (Rm.15) which has been converted to an exercise room.

Each classroom is equipped with custom wood open faced and/or painted cabinet units. Each science laboratory isequipped with upper wood cabinets, lower cupboards c/w counter-top, open fixed shelving. Mechanical elements within the portables were found to be in acceptable condition. Electrical: Each portable classroom is provided with a stablock panel (connected to the school electrical distribution system) thatprovides power for the individual classroom.
