Interest rates see longest period of stability in almost a decade The recent decision by the RBA to leave interest rates unchanged at 2.5 per cent means that we are seeing our longest period of interest rate stability in nearly a decade, according to the Housing Industry Association. HIA Senior Economist Shane Garrett said “the RBA have been saying for some months now that the economy requires stable interest rates. Consequently, their recent decision to leave rates unchanged is in line with our expectations.” “We expect that rates will remain unchanged over the next number of months at least as unemployment remains too high and economic growth is below trend. The record low interest rates we have had for the past twelve months has done much to fuel growth in the most interest rate sensitive sectors of the economy,” he said. “We estimate that new dwelling starts grew by 10 per cent during 2013/14, hitting one of the highest annual totals on record. Low interest rates have also been instrumental in helping the ailing renovations market finally take a turn for the better.”“We welcome the RBA’s indication that rates are set to remain steady for some time. Low interest rates will support high levels of new home building, helping to alleviate Australia’s housing shortage.”“This will be a key factor in enhancing Australia’s international competitiveness, however, action on freeing up land supply and improving the infrastructure funding mechanisms are just two necessary preconditions for this to happen.”

Home building approvals jump in MayAustralian Bureau of Statistics figures for residential building approvals rebounded in May after numbers had eased back during the first few months of 2014. Overall, there were 16,425 dwellings approved in May which is an increase of 9.9 per cent during the month. After a relatively lacklustre month in April, this move takes approval numbers closer to the peak levels seen at the end of 2013 and January 2014. According to HIA Economist Geordan Murray, the three consecutive months of declining approval numbers following the peak in January this year had caused some observers to start questioning the longevity of the home building recovery. “This result gives us confidence that the recovery has a way to run yet,” he said. “Residential building approvals reached a peak in January this year when over 17,700 dwelling approvals were recorded. To get to the record level in January it took a situation where all the ducks we’re sitting in a row – we had the five largest states all recording strong approval numbers at the same time.” “Since then, the characteristic volatility in multi-unit approvals has meant that we haven’t revisited the January high but the volume of approvals still points to a very strong level of new home building activity throughout 2014.” “The housing recovery, which was initially confined to New South Wales and Western Australia, appears to be gaining broader momentum. Approvals in the three months to May are markedly higher than the same time last year in all jurisdictions, ACT is the only exception.”
