Location: Fairlands is situated in the heart of this thriving village near the Prebendal Manor which dates from the 13th
Century and believed to be the oldest inhabited house in the county. Nassington is a popular village with excellent
amenities including a family butchers shop and General store / Post Office, two public houses, newly built pre-school and
well regarded primary school. The river Nene meanders past
the village and there are a number of footpaths and
bridleways in the locality providing access to the
surrounding countryside.
The nearby market town of Oundle offers one of the
country’s top public schools and provides a range of
traditional family run shops, businesses and restaurants as
well as sports and leisure facilities. Stamford, one of the
best preserved stone towns in the country and Burghley
House lie eight miles to the north. Peterborough is
the nearest city about ten miles to the east and offers
extensive facilities with main line travel to London with
journey time from 45 mins.
The Property: This handsome former farmhouse is Grade II
listed and situated within a conservation area. Part of the
building dates from the 16th century- a date stone 1585 is
visible to the rear. A ledger secreted in the wall of the
inglenook fireplace by a tenant in the late 18th century
(which has recently come to light) testifies to the fact that it
was extensively remodelled at that time, when the bay
windows were added. The present owners successfully ran
the house as a Bed & Breakfast until recently.
The accommodation which is set over three floors displays
many original features including beamed ceilings, an
inglenook fireplace and latched plank doors. The principal
rooms are dual aspect each enjoying a view over the garden
to the south.
The front door leads into the hall where there is a staircase
and further door to the rear. The sitting room has a feature
stone fire place and French doors facing south and the
dining room has an inglenook fireplace with large wood
burning stove as a focal point. A door leads through to the
kitchen/breakfast room which is a comfortable and sociable
space for cooking, dining and entertaining. There is a range
of hand crafted reclaimed pine units and an Aga is set into a
chimney at one end with a walk in pantry set to the side. A
door leads from the kitchen to the utility with a door to the
cloakroom/WC and access to the rear.
The first floor is accessed via stairs from the hall. The landing
is light with windows to the south overlooking the garden
leading to a double bedroom with en suite bathroom. There
are two further generous sized bedrooms with a shower
room between them. Stairs lead from the landing to the
second floor where there are two further double attic
bedrooms.
Fairlands faces onto Church Street from which there is a
driveway leading to a large level parking area. This has the
benefit of Planning Permission for the erection of a double
garage. Steps lead down to a generous lawn area
surrounded by borders, incorporating a Magnolia, Medlar
and mature Walnut tree. Other features include a small
pond, well and pergola. An arbour walk leads southwards
past the orchard to a sunken terrace with grape vines and
views over the neighbouring paddock to the open
countryside beyond.
