investing starts with understanding the
principles of supply and demand.
Want to invest in property? Don’t know where to buy, what to buy, or even how to buy? You’re not alone.
Times are tough for many Sunshine Coasters, but that doesn’t mean we should all be putting our investment goals on hold. In fact, now is the time to get stuck in. If you’re serious about building wealth and using property to do it, there are so many opportunities in our region right now. But before you dive in, it helps to get informed, and understanding supply and demand is an important fi rst step in the education process.
Speak to anyone in the know and they’ll tell you that the price of property, like any other commodity, is determined by the principles of supply and demand.
It’s not hard to get your head around, right? The higher the demand and lower the supply, the more a seller can command. And the lower the demand and the healthier the amount of supply, the harder it will be for a seller to get a high price. But if you are buying, do you go for the more desirable spot and hope the value keeps on increasing, or do you buy cheap and hope the tide will turn? And what about other potential buyers – what infl uences their buying behaviour?
Let’s face it, we all need a place to live, so property, unlike other forms of investing, fulfi ls
a basic human need. A home is a safe haven, a shelter, and it’s not just a physical necessity but an emotional one too. However,
property is a popular investment strategy and a potentially lucrative one. Let’s face it, if we all
had extra cash, most of us would be considering investing in property.
If you’ve decided to place your hard-earned savings in an investment property, you’ll
need to understand supply and demand, or at least, try to. Factors such as land
availability, government policies, interest rates, grants, availability of
fi nance and rents will all impact supply (what is on the market and
where) and demand (how many other buyers are out there
competing with you for a desired property).
The director and head of research
and acquisitions at Investor Property, Mal Cayley, says, “All price is a function of demand and supply. In terms of property, price is a function of the desire of people to buy in an area, their capacity to pay through disposable income and the availability of credit (demand), and the relative supply of property in that area to meet that demand. Growth (capital or yield) is therefore a function of the positive and persistent change in these factors.
“When assessing supply we not only look at the current supply, we look at the complex factors that contribute to new supply.”
These complex factors include such things as the availability of undeveloped and redeveloped land, the ability of government to deliver new sites to build on, the cost of new developments and the ability of new home owners to access fi nance (in other words, how keen the banks are to lend).
The other side of the coin is demand. Mal says, “When assessing demand we look at population fl ows and expectations, type and percentage of use (renting versus owning) and the type of property desired (keeping in mind the ‘feedback’ effect of affordability, which might force people into smaller homes than they would like).”
But there is a third, and perhaps more critical, factor, and that relates to capacity. We would all love to own our homes outright, with a couple of investment properties on the side to see us through retirement, but we don’t all have the fi nancial ability to do so.
“Capacity relates to both the disposable income of households, the availability of credit to purchase and the ‘feedback’ effect of desire,” says Mal. “For example, when an economy in one state or region is booming over another, the increase in disposable income makes property more affordable and attracts people because it’s cheap. Increases in disposable income drive price growth. When prices get too high, growth slows. If the economic factors change, people look to live where property is affordable and there are job opportunities (people leave because it’s expensive).
“So the population fl ows between states and regions are impacted by the economic cycles and the economic cycles are driven by the

population fl ows. These cycles and fl ows have a positive and negative impact on property. Now, introduce regional differences, global impacts (such as a mining boom) and it goes to a whole other level of complexity.”
Let’s face it, you can still be a successful property investor without having to grasp the economic complexities that underpin property. But if you want to become better informed, where do you start? “There are few resources out there that articulate well the very complex drivers of property, given the various feedback effects of population fl ows and affordability, which can be affected by the effects of global, national, state and regional economies, not just the one where the property is located,” Mal says. “This is a challenge we deal with every day, as our business, and our client’s success, is dependent on our capacity to understand and communicate these factors.”
At least understanding that these factors are important is a great fi rst step onto the investment ladder. And if you can’t get your head around them, getting assistance from those who can is vital.

Mal Cayley says, “According to ATO information, only around seven per cent of the population are property investors and 75 per cent of them only ever have just one property. In the past 20 years, half of property has performed below seven per cent average capital growth per annum (this is the magic number that means it doubles in value every 10 years).”
But don’t let that put you off, urges Mal. “The good news is that almost 40 per cent of property actually achieved a greater than 10 per cent per annum average capital growth rate in the past 20 years.

“With the structural change underway in the economy (the multi-speed economy created by the mining boom), the performance of property will also be more fragmented (that 40 per cent per annum is likely to fall to 20 to 25 per cent), increasing the necessity to understand what actually drives property, or get help from someone who does.”
Mike Hefferan is the pro vice-chancellor (engagement) and Professor of Property and Development at the University of the Sunshine Coast. Here is what he has to say about supply and demand as it relates to property.
“Because property, such as a house, is such a ‘big ticket’, the components of demand are quite complex – certainly there are a number of determinants for an individual/family to have the confi dence to make such a long-term commitment.
“The ability to demand/purchase a property implies the ability to pay and therefore there is a very strong link between household incomes and employment levels and the level of living demand.
“Interest rates are obviously critical – and will be a key determinant in the level of repayments and therefore affordability.
“Demographic characteristics – particularly overall regional growth, household size and composition and age distribution – will also affect the actual type of residence required and preferred locations. Increasingly too, energy and transportation costs and the location of public transport and accessibility are having an increasing infl uence on demand in particular regions.
“All of this then needs to be balanced with the supply of new stock and the cost at which that stock can be provided.”

The long-term future of the Horton Park Golf Club is a step closer to being
assured thanks to a landmark agreement negotiated between Sunshine Coast Council and the club’s board.
Club president Geoff Davies described the agreement, which will be considered by the club members at a meeting to be held on September 20, as a “win-win” outcome for members, council and the wider community.
“This agreement provides certainty for the club with members being able to play golf on the current site until June 2014,” Geoff says.

achieve long-term positive outcomes for the members and the wider community. This agreement has been reached in good faith with council and supersedes any other previous negotiations.”
Mayor Bob Abbot says the agreement demonstrates the council’s willingness to negotiate with the club to achieve successful outcomes. “The new agreement affords the club the necessary time to develop their new golf course, and provides council with ownership of the Maroochydore land,” he says.
“Having ownership of the land allows us to proceed with the marketing and investment development of the Maroochydore town centre, along with the job creation that is so important for the region.
“This agreement also provides members with an iron-clad certainty over the club’s future and will enable it to make an ordered and well-executed transition to a
new, alternate golf course site.” Under the key provisions of the agreement, the club has been offered:• $42 million in compensation for
acquisition of the land, and payments as required for the development and relocation to the new golf course site.
• Continued occupation of its current site until June 30, 2014.
The mayor says the ‘win-win’ outcome is a positive step for the local economy. “This proposal has certainty for the council in that with its ownership of the land and an agreed time frame for the club to relocate, it enables us to put everything in place and to be ready to go full steam ahead at the right time,” he says.
“It sees the development of a new golf course on the Sunshine Coast, which is of signifi cant importance to the local tourism industry, and it builds the confi dence needed to proceed with the overall development of the

Sunshine Coast Council has committed $2.4 million in this current fi nancial year
and a further $2.4 million in the 2012/13 fi nancial year to complete an environmental impact statement for the new east-west runway at Sunshine Coast Airport.
“The new $250 million runway, due for completion in 2020, will provide a signifi cant boost to the economy of the Sunshine Coast,” a council spokesperson tells MPP. “Construction of the new runway and full upgrade of the airport’s facilities will create more than 5000 jobs, including 2900 post-construction jobs, while also supporting local businesses.

He says the level of bidding on the day gives vendors an indication of what the selling zone is for their property, which means a quicker sale during negotiations. “Often, then, the buyer is waiting in the wings, or we might not have a cashed-up unconditional buyer on the day,” he says. “But if the property went on the market at a price it would take much longer to put a sale together.” Gordon Macdonald from Jason Andrew Auctioneers agrees, saying that if he leaves an auction knowing an offer is coming in he’s normally pretty sure a deal will be made. “During the auction process the seller has received enough information to make an educated decision about whether an offer is market value or not,” he says. “Immediately post auction, the property is all set up to sell – it’s at a good price and there’s continuing activity so the momentum is there.”

Where we live or have lived form an important part of who we are, but
how many of us know how the place we call home got its name? More than a hundred years ago, someone somewhere walked onto a patch of land and gave the area a name to which it is still identifi ed today. Last week, MPP uncovered which suburbs have names of Aboriginal origin, and this week we visit the places which have been named after local landmarks and trace the footsteps of the early European settlers who played a part in the naming process.

councillor Anna Grosskreutz says local governments have a role to play in educating long-term residents and newcomers about the history of the area they’re investing in. “When you buy a property, you often wonder what’s behind the name of the street or the area you’re going to live in,” Anna says.
“You may wonder if the place name or the street name is that of the family who developed the surrounding area. We see a lot of new residents coming into the area and they are interested in knowing the history of where they live.”

landmark, for example Beerwah is named after Mount Beerwah, which is the highest of the 10 volcanic plugs in the Glass House Mountains range. Beerwah also means ‘sky’, ‘climbing up’ or ‘up in the sky’ in the local Aboriginal language.
Cooroy is named after Mount Cooroy, which is taken from the indigenous word kurui meaning ‘possum’. North Arm’s location to the northern branch of the Maroochy River led to the formation of its name, while Tinbeerwah is named after the 265-metre-high Mount Tinbeerwah,
which was created by volcanic activity millions of years ago. Tinbeerwah is an Aboriginal expression for ‘place of grass trees’ or ‘high hill climbing up’.
The towns of Landsborough and Mount Mellum have come a long way since Scottish explorer William Landsborough migrated to Australia in 1825, traversing the country many times before his death in Caloundra in 1886. Landsborough is now home to shops, cafes and residential communities, and continues to be populated by residents enticed by its country

town feel. It is understood that Mount Mellum was originally known as Mellum Creek. Mount Mellum is derived from an Aboriginal word for ‘volcano’, a fi tting name for an area dominated by dormant volcanos.
An unusual feature on one the many hinterland mountains resulted in the naming of Bald Knob. Settlers who stumbled into the area many years ago discovered the hilltop had an area that was lightly forested or ‘bald’. On the other

side of the coin, Peachester’s abundant fruit trees shaped its identifi cation with the town originally called Peach Trees. The ‘Chester’ part of the name came from the English city in Cheshire.
Even today, Palmwoods residents continue to honour the town’s namesake, holding the Palmwoods Piccabeen Celebration every year. The town was named after the Piccabeen palm groves which grow in abundance in the area. However, in 1880s the area was named Merriman’s Flat by the Kuskopfs who settled there.
The Kuskopfs join a long list of settlers with links to hinterland towns. Verrierdale’s history dates back to 1913 when settler David G Verrier selected a parcel of land and later donated it back to the community for a tennis court and community hall. That same community hall is still used today for the Full Moon Dance.
The suburb of Crohamhurst got its name from one of the district’s fi rst residents, Owen Jones, who owned a property called Crohamhurst, while Bridges is named after General William
The hinterland’s Scottish heritage extends to the hills of Maleny and North Maleny, said to be named after the town of Malleny in Scotland.
Montville is one of the few hinterland towns with an association to the US. Henry Smith bought land in the area in 1893 and on his mother’s suggestion named the town after Montville, Connecticut. It had previously been called Razorback.
In the last century Nambour has evolved from a sparsely populated area dominated by cattle properties into the capital of the hinterland. Its identity has changed along the

Whether it’s the similarities in the rolling green hills or the country charm, it’s believed Mapleton in the hinterland was offi cially named in 1894 after Mapleton in England. Literature about Mapleton quotes early settler WJ Smith as suggesting the name because he had read about a “pretty little place on top of a hill named Mapleton in England”. The origin of Flaxton can also be traced back to Flaxton Hall Farm in the Fens of eastern England, while Ilkley has been named after a town in Yorkshire, England.
