Jeremy Stewart was born with a hammer in his hand! He always wanted to build and is grateful that he has been able to make building his career. His company brings people’s dreams to life through new homes

but for him, building has allowed him opportunities to serve his community as well. He believes the building industry offers great careers that will bring many young people’s dreams to life just as it did his. so, how did he get his start?

Jeremy stewart was a recipient of the mcclarrie scholarship from the local building industry Association. He obtained a bachelor’s degree in building construction and started his own company in 2001. He appreciates the work of the building industry Association in promoting this career path in the local area through the William r. “mac” mcclarrie and the mike Josey memorial scholarships. He supports initiatives to help promote construction as a viable ca-reer. mr. stewart hopes to see new faces entering the construction industry through these scholarship programs and other initiatives.

When i met Jeremy stewart last fall, he had just completed the 2016 to 2017 term as president of the Florida Home builders Association (FHbA), advocating for the building industry. it was a very busy year and involved delving deep into building code. He did not know what to expect in this role but was pleasantly surprised. If you are wondering how discussing building code could be a pleasant surprise, read on.

mr. stewart used that saying as a reminder to builders and their associates that they should take opportunities to let their voices be heard through the various builder’s organizations that shape the industry. if they decline a “seat at the table,” they risk being held to regulations and changes to building code that benefit neither them nor their clients. After a busy holiday season, a seat at any table may sound rather unattractive. However, one should consider finding a way to get involved this year.

Jeremy stewart found that his work with the FHbA afforded him an opportunity to work with truly high caliber build-ers and associ-ates who have great enthusiasm for the industry. most important-ly, he had the chance to make high impact, ben-eficial changes to the state’s building industry. this past year, mr. stewart led a major change in the way that Florida issues its building code.

For the longest time, builders have struggled to keep up with a brand-new code that rolls out every three years. the state of Florida would take the new international building code (ibc) in its entirety, then remove items that don’t apply to Florida and add back items that do. For example, items referring to snow load would be removed and those applying to wind zones had to be inserted. no sooner would a builder familiarize with the completely new code (and its many specific products) than yet another

code would be near release. summaries of code changes failed to be all-inclusive.

starting in 2018, thanks to the work of the FHbA, Florida will no lon-ger wipe the slate clean every three years. it will only review the ibc for changes it wishes to adopt. the rest of the standards for Florida will remain intact adding one more reason for joy in the new year!

Another point for reflection in the new year is 2017’s severe hurri-cane season. After spending a year promoting a builder’s perspec-

tive on Florida’s building code, mr. stewart saw Florida’s standards put to a severe test with Hurricane irma. He reported preliminary good news about that topic. initial feedback to the FHbA is that homes built to newer standards fared extremely well. He hopes that the final analysis will show that Florida’s homeowners were saved a great deal of heartache and expense because of Florida’s builders and their commitment to high building standards.

Having completed his term with the FHbA, Jeremy stewart is look-ing forward to his next challenge, as it unfolds. In the meantime, he

We have all had the issue at some point in our world of being connected 24/7 by our cell phones. in large metropolitan cities, cell coverage doesn't seem to be an issue most of the time due to the sheer number of cell towers available. other areas, such as our emerald Coast for example, often have areas that do not have ample cell coverage. As it relates to home builders and homeowners, besides not being in an area with strong cell coverage, there is yet another layer of lack of cell coverage that is caused by building materials. Houses with cinderblock, metal roofs, foil-backed insulation etc. can further hinder a cellular signal. yes, these building materials are necessary and often lend to an energy friendly home. but, they also pose issues for the homeowners where being able to make a phone call is concerned. Plus, many households do not have landlines these days and there is some consideration for 911 calls which can be a life or death situation. there are certainly a lot of cell booster products in the marketplace -- 99% of them are consumer-grade products and some have not been approved by the Fcc. many of them are designed as a 'plug in and go solution' but also do not deliver needed results and can be carrier specific as well as have glaring performance pitfalls. but there is another class of 'cell-boosters' that do deliver the critical results needed by homeowners. these are typically installed by professionals who have the right tools and testing equipment which will optimize performance and include a warranty. One such brand is SureCall. SureCall offers industrial, commercial, hotel, education and residential cell booster products. in fact, all of their products contain the same core hardware design, they just have coverage guidelines based on the specific model. For our purposes, there

[tech savvy home]

Residential Cell Boosters

are three to four residential size solutions that can be installed to cover 1,000 to 25,000 square feet. It works and has been approved by all the major cellular carriers as well as the Fcc. the premise of how it works is that there is an interior antenna that sends cell signals to an outside antenna and then on to the cell tower. the graphic shown makes it simple to understand. now, when your homeowner calls and complains that there is terrible cell reception in their brand new home, you have a solution for them! Costs can vary from $399 to $3,500 plus installation.

THE ConSTAnTS:

LocationProximity to work, familiar parts of town, areas with highly-ranked school districts and neighborhoods where home values seem likely to rise will al-ways be the starting point. those buy-ing in the suburban master-planned neighborhoods are also going to consider amenities in the neighbor-hood and surrounding it, street design, square footage minimums and archi-tectural controls in their evaluation of where to build their new home.

Kitchen, Master Suite, Indoor and Outdoor Entertainment Areassales data has long held that the kitch-en and master suite weigh heavily in the home selection process. both indoor and outdoor entertaining potential is also paramount. First and foremost, how functional is the space? Will my furniture fit? How does the floorplan flow? How does the home make me feel? simultaneously, the buyer will make an evaluation of style. is it current and will it remain current in 10 years? Is it exciting? Resort-like? Can I visualize entertaining friends and family here?

Convenience, Personalization & Securitybuyers want to save steps with automation and are looking for conveniences that make life simpler. control4 says a smart kitchen is an efficient kitchen, but exactly what "effi-cient" means depends on a family's expec-tations. “When >>Then” technology allows the user to select a When (on a schedule, with a touch of a button, or after an event) and selects a Then action to take place (turn on a light, start a playlist, or send a push notification). For example, homeowners can program their system so that When the kitchen temperature hits 76 degrees, Then the Ac drops to 74 and the kitchen shades lower to reduce thermal heat.

eliminating the need for keys is small but significant convenience and securi-ty measure. From the schlage sense™ smart deadbolt that can lock upon your command to Amazon’s Alexa, to Kwikset’s obsidian® touchscreen electronic dead-bolt, door locks have come a long way. the need to carry house keys or change the locks is a thing of the past. Letting people into the house or locking your doors remotely is a cinch.

StorageOpen floorplans without consideration of storage can only spell one thing: clutter. The min-imalistic movement means less furniture pieces. that means that well-designed home entry points, laundry rooms, cabinets, pantries and closets are key. A clean, dry basement in the north or conditioned attic space in the south also come into play.

Discreet placement of necessitiesPlugs, vents and smoke detectors mounted indiscriminate-ly on ceilings or walls in high-end residential homes can interrupt – even ruin – the overall design and feel of a space. Pictures of disguised light switches and clever solutions like pop-up kitchen outlets are all over Pinterest, Houzz, and in-stagram. Follow and post -- to illustrate to future buyers that you’re savvy on the details and a creative problem-solver.

While you’re at it, take a look at Pattern cut, inc. of Anaheim, California (patterncut.com) to explore custom wood air-con-ditioning grille covers designed to almost seamlessly hide air return vents and note that they can be ordered with mag-netic flush-fit grille frames to make it easy to detach them for changing your air filters. No more having to deal with small screws or levers.

Something else worth exploring is the VESDA (Very Early smoke detection Apparatus) veA system from Xtralis. Ad-opted from more advanced technology used in commercial spaces, this smoke detector uses very small, discreet “sam-pling points” the size of a quarter that can be painted or hid-den away in plaster, wood, marble or behind crown molding. the “analyzer system” can be installed in a central room or closet with the added benefit of allowing for regular testing, service and maintenance to be performed at the analyzer without having to enter homeowners’ bedrooms or other private areas. this is a major selling point for homeowners over traditional smoke and co monitoring systems that must be checked manually on a regular basis.

BoTToM LInE:A sAvvy builder must always consider the constants, while incorporating some of the differentiating details that prove to buyers that buying a new home or remodeling their existing home will not only make sure their living spaces are aesthet-ically and functionally pleasing but also more efficient, clean, organized, convenient and secure.

i recently put to the test one of the most iconic off-road toys of the modern era--the 2018 toyota 4runner trd Pro

A Great Addition to Any Big Kid’s toy Box

4Runners are known for resale, rugged exteriors and most importantly for taking abuse like a prizefighter. The latest generation of toyota 4runner trd Pro epitomizes this legacy. The TRD Pro features a unique front grille with “TOYOTA” lettering that recalls the manufacturer’s early off-road vehicles. its upgraded bilstein suspension and a set of nitto terra grappler tires also allude to its ancestry. but it goes much deeper than just aesthetics. in a world of cuvs, the 4runner stays true to its body-on-frame construction. it also features a lever-type transfer case that might seem arcane to some uninitiated modern vehicle owners.

To make the 4Runner TRD Pro more at home in serious off-road environments, it is equipped with 1/4” thick aluminum skid plate, which I can say with confidence, I never put to the test despite taking this SUV through articulating offset mounds, breakovers, steep grades with loose boulders and some departure and approach angles that made the competitors groan as the drivers scraped through the off-road test track.

the 2018 model goes further than any of its predecessors, leaning into the modern era with some new technology while preserving its safari roots and more recent reputation for

by nick smirnis[savvy trucks & toys]

toyota 4runner trD pro

being the “toughest suv on earth.” this year, toyota took its multi-terrain select technology a step further by adding a Kinetic dynamic suspension system (Kdss) and a crawl control feature that has to be experienced to be believed. I expected the 4Runner to be a fun and balanced off-road platform that is attractive even to inexperienced off-road enthusiasts, but my expectations were far surpassed by these features and its general good manners after my preliminary test.

the Kdss allows for further articulation based on traction control sensor inputs so that it not only transfers power according to traction but can actually adjust the suspension for better grip in real time. The KDSS kept the SUV remarkably level. I wasn’t sliding off the seat, i didn’t lean on my seatbelt and i didn’t feel the car strain at all.

The Crawl Control feature works in five different settings or speeds. once engaged, it automatically modulates the throttle, meaning that i controlled the speed of the vehicle using the knob near the rearview mirror with no driver input from either pedal. i’ve seen similar systems before, but i was surprised at how well behaved the 4runner was. it didn’t jump, nor could you feel the traction control shifting around even as we moved from side to side during the articulating offset mounds. It was truly effortless.

After i had become the crawl feature’s biggest cheerleader. i discovered something not only utilitarian but also a lot of fun:

the crawl control feature works in reverse. so, after i went nose up on what can only be described as a cliff that the 4Runner TRD Pro scaled with spiderman-like acuity, i thought to myself, what if i didn’t know what was on the other side of this breakover? A nasty tree stump? A bed of cacti? of course, i knew the trail by this point, but i seized the opportunity to test out the crawl control in reverse. Just as easily and confidently as it danced through the articulating mounds, it slowly backed down the mountain while i provided only steering input on the wheel. What would have been a nervous and violent decent if i had just shoved it in reverse and tried to do the two-step with break and throttle, was a piece of cake. This feature could come in handy the next time I was using the dirt boat launch or backing out of that steep icy driveway that the realtor gave so many assurances about.

once again, toyota hasn’t overloaded us with technology and driving modes but stuck to its roots while giving options to a new generation of off-road enthusiasts that are effective, practical and geared towards safety without removing the driver from the equation entirely. The 2018 Toyota 4Runner TRD Pro delivers all the rugged body-on-frame action from before and more. Whether you’re hauling a boat to your secret fishing hole, just tearing up some trails around the ranch or trying to take in the vantage point on a new piece of land that just went on the market, this truck would make a great addition to any big kid’s toy box.

many designers, architects and builders love the idea of sustainable design. We all feel that we would like to make a difference to help our environment and make a lighter footprint on our planet. because the consumer is becoming wiser and more self-conscious as a buyer, many manufacturing companies that supply goods to the architects, builders and designers are recycled or reclaimed. there are large homes along with many commercial buildings that are being torn down every day. the items that these buildings house can be priceless. A lot of these items hold history and patina that we all know is very difficult to replicate. Many old schools have wood floors, old barns have wood that has years of history built into the age of the materi-als. Wood is not the only item that individuals seek, doors, door hardware, built-ins, cabinetry, lighting, windows along with flooring are just a few things that are continually being repurposed in new construction. our clients have embraced this idea of using green materials in their overall design concepts. most do not realize that using recycled or repurposed materials do not limit you to only having a shabby chic or rustic in their home. one can think about all the wonderful items that you find at antique shops, resale shops, salvage shops etc., the possibilities in your overall design concept are truly limitless. you can create a house in the Hamptons or a contemporary approach or an industrial look or a rustic design or anything else that you can think of. There is something different in buying new versus repurposing items. the really cool thing is that you already will have an established look and usually have something that no one else has seen or has. this is not saying that there are not manufac-turers out there that love using sustainable products that will help lessen our carbon footprint on our world. these companies are wonderful and need to be also carefully considered in your overall design concept. in many cases, since they are using our recycled materi-als the items that they produce can have a neat quirky

look that works in giving your space an element of wonderful surprise. For instance, some lighting companies recycle plastic bottles to create glass shades, they create their fixtures from recycled steel, they use shells and various other products to stand out from all the other lighting. they are constantly striving to reinvent new innovative items using recycled materials. this not only found in lighting -- other manufactures we use in our trade are jumping on this bandwagon. if you feel that this is also something that is important to you, you need to stress the importance of this to your designer, architect or builder. many of these individuals in the trade already feel a real passion for going green. they will more than likely embrace your thought process and the end result will be a home that cre-ates a well-being for both you and the environment.

i’ll tell you something i’ve observed about entrepreneurs. it’s not revolutionary, but it does stand out. many of the successful entrepreneurs, business owners and other Type A’s I’m acquainted with are well-suited for what they do. Both characteristically and emotionally. they are leadership-oriented, meticulous about details and persistent regarding set objectives (often to the point of stubbornness). Those are some of the flowery, flattering ways of saying this: they’re control freaks. you may be one yourself. it’s not a bad thing; it just is. And it’s often a good thing. greatness comes from those who thrive when handed the controls to something they’ve dedicated their life to mastering. Whose limits are somehow beyond ordinary and have managed to max their ability to those limits. An obvious example is Michael Jordan. MJ pushed the limits of human possibility & inspired us. remember when he had a go at becoming a pro baseball player? Weren’t you glad when he went back to basketball? our world needs those wired like mJ. nevertheless, i think it’s helpful to recognize that we don’t have to have our pedal to the limit all the time to enjoy life. Here’s how yvon ch-ouinard, billionaire and founder of Patagonia, put it: “I like to throw myself passionately into a sport or activity until I reach about an 80 percent proficiency level. To go beyond that requires an obsession that doesn’t appeal to me. Once I reach 80 percent, I like to go off and do something totally different.” We have permission to do that? to a type A, that might sound like some sort of defect. but it’s okay not to achieve mastery of a given undertaking. To reach 80% proficiency, or understanding, and move on to something else. And think of all of the something else’s in which we want to thrive. What’s more: what are among life tasks that you almost certainly cannot delegate? I came up with five. You cannot delegate loving your spouse or your family. you can’t hire someone who will be responsible for your own self-care – both your mental and physical well-being. you can’t

delegate your recreation – hobbies that you pursue & how you like to have fun. Fourth, no one else is going to be responsible for your success in a given field – that’s up to you. And fifth, if you’re spiritual-ly-minded, you can’t delegate your spiritual activity and development. How important are each of those slices of life? How much more time and effort do we want to spend devoting ourselves to those areas of life? Something I see often is the successful Type A who aims to have max achievement with their money. because they’re accustomed to con-trol, they want their hand on the stick with their money as well. After all, who else do they trust more than themselves? they may often reinvest in their business habitually without regard for diversification, leaving all their eggs in one basket. Another hazard they struggle to avoid is lack of liquidity. And while opportunity cost may not feel as punishing as a market dip, more often than not it is costlier. there is no shame in asking for help. i myself delegate to medical, legal and it professionals regarding issues about which i will never know the minutiae. i may get to 80%, but i’m not willing to devote the time to successfully understand those fields the way profes-sionals do. And how about those who do seek to go beyond the 80% and aren’t successful? What’s more, there’s great freedom in being an eighty-percenter. i’ve now freed up space to invest time, emotion and energy into tasks, projects and people that i cannot delegate and that mean the most to me. more and more i’m discovering the life wisdom of becoming an eighty-percenter. i encourage you, with managing your wealth, to do the same. Because personal success is one thing but isn’t fulfill-ment even more important?
