Brendale is a strategically located business precinct within the main industrial node servicing north Brisbane. It is situated 18km from the Brisbane CBD, less than 700m from Strathpine Railway Station and 1km from the Westfield Strathpine Shopping Centre. It offers extremely good access to all major transport links, and is close to schools and a host of other amenities. Newbase is also distinguished by the best practice approach taken to planning the development. More than 10ha of land will be dedicated as open space which can be incorporated into the design/business solutions of individual businesses. It is anticipated that on completion the site will house 5,000 employees and function as a vibrant and productive business district.

As the development straddles two natural water courses, 800m of specialised underground stormwater infrastructure was installed to reduce land lost to overland stormwater flow easements. This stormwater initiative, combined with the 650m of engineered open channel stormwater infrastructure allowed the maximum usage of the site.

Swanbank occupies over 492ha of prime industrial land in Brisbane’s western corridor. Having received high levels of support from Local, State and Federal Governments, this area is rapidly emerging as the region’s future industrial heartland. It is Material Change of Use approved with direct B-Double access via major arterial roads to the Port of Brisbane (with no traffic lights), and offers the versatility to accommodate Heavy, General and Light Industry as well as Mixed Industry Business Area users.

The Swanbank development experienced challenges, including the fragmentation of the original landholding, negotiation of the rezoning and the preparation of key infrastructure plans to facilitate the orderly development of the land. Previous mining leases left the land scarred, dormant and unattractive, however our approach towards detailed preparation of Environmental Management Plans, as well as revised masterplan and negotiated Infrastructure Agreements have now positioned Swanbank as the preferred destination for heavy industrial users in South-East Queensland.

Sienna Gardens is a residential development located in Claremont

Meadows, in Sydney’s western suburbs. Sienna Gardens has

exhibited strong growth, due in part to its excellent road transport

providing convenient commuter access to the Sydney CBD. Penrith,

one of western Sydney’s major metropolitan centres, is a short

distance from the development. Sienna Gardens is in close proximity

to shops, medical services and educational facilities. A range of

Sydney’s leading builders’ home design options are offered in

the development and lots have been purposely oriented to allow

maximum solar access, achieving energy efficiency to new dwellings.

The development’s masterplanning process had to resolve the many

and varied planning challenges including flora and fauna, acoustics,

salinity, bushfire and land contamination. Investa identified these

challenges at the masterplanning stage addressing them and

working through them expeditiously during the detailed planning

Evans Park is an integrated, masterplanned business village. Located 40km from Melbourne’s CBD and 10 minutes from the Monash Freeway and EastLink, Evans Park offers easy access to major arterial roads and is minutes from Cranbourne train station.

Evans Park provides an idyllic interface to existing and future waterways and open space. With approximately 10ha zoned Mixed-Use, opportunity exists for high-quality ‘live and work from home’ 3 and 2 bedroom townhouses plus office space, with wetland views.

Investa Land collaborated with Council and purchasers on the Urban Design Framework for the on-site Neighbourhood Activity Centre (NAC) and retail provision fronting Evans Road to ensure a cohesive street activated outcome. A key achievement was the re-distribution of retail space on the site to support a full line supermarket and local activity centre. Investa Land was also able to successfully increase the Mixed-Use Zoned land from 4ha to 10ha, enabling business opportunities to be located adjacent to neighbouring residential.

Corporate governance.SUSTAINABILITY / ENVIRONMENTAL, SOCIAL AND GOVERNANCE (ESG)

Investa Property Group is one of the world leaders in sustainability and we are proud to have gained international recognition for our sustainable business model. Prior to its delisting as a public company in 2007, Investa Property Group was rated number one on the Dow Jones Sustainability World Index (DJSW) in both the real estate and financial services supersector.

In 2010 Investa Property Group won the Award for Environment in the 10th Australian Sustainability Awards, and in 2011 was the recipient of three NSW Government Green Globe Awards, including the Premier’s Award for Sustainability Excellence. Our commitment to sustainability extends to every area of our business. We have set ourselves ambitious benchmarks for sustainable performance and consistently exceeded them. At Investa Property Group, we understand that a commitment to sustainability is not a matter of the heart, but the head: real environmental performance translates directly into real commercial dividends and enhanced long term property financial performance.

The Sustainability Platform provides a framework for focusing upon and enhancing good business practices which in turn will contribute to asset values and improved social and environmental outcomes. We take labour, environmental, social and ethical considerations into account when dealing with investments and measure our decisions against sustainability principles, as documented in Investa Property Group’s SRI (Sustainable Responsible Investment) Guidelines.

In 2007 Investa Funds Management became the first Australian property fund manager to receive SRI Certification. To achieve this Certification, Investa Property Group had to meet the strict disclosure requirements of the world’s only SRI Certification Programme which was launched in Australia in 2005 by the Responsible Investment Association Australasia (RIAA).

DIVERSITY AND INCLUSION

Investa Property Group is fully committed to creating a workplace in which diversity in all its forms is recognised, embraced and respected. We believe a diverse workforce improves operations and commercial performance and contributes to investor value.

ABOUT US

Investa Property Group is a strong, highly diversified and innovative player in the Australian property market. Today, we have an active portfolio of more than $9 billion across the residential, commercial and industrial property sectors. Investa is one of the world leaders in sustainability. From our inception we have understood that our long-term success can only be secured by taking an environmentally sustainable approach to business. Our long-term perspective has enabled us to endure times of economic volatility and to seize the opportunities present in even the most challenging stages of the economic cycle.

We gain strength from the diversity of our business. Our two business groups, Investa Land and Investa Office, position us well in today’s market, as does our end-to-end management platform. Creative and dynamic, Investa continues to identify compelling business opportunities for our clients.

OUR HISTORY

Established in December 2000 by internalising management of the Westpac Property Trust, Investa was successfully listed on the Australian Securities Exchange (ASX). Between 2001 and 2007 Investa undertook strategic acquisitions of Silverton, Telstra’s office portfolio, the Principal Office Fund and Clarendon Property Group. In September 2007 Investa was purchased by funds managed by Morgan Stanley Real Estate (MSRE) and delisted from the ASX.

In June 2013, business management was strategically split into two distinct arms – Investa Land and Investa Office. The Group’s organisational change provides clear direction for both businesses, and presents the opportunity to leverage the skills of highly skilled teams to

maximise returns from a diverse portfolio.
