Introduction

In this Introduction to Construction Industry Final

Project, we are required to work in a group of 2 and

select an empty land of not bigger than (30 x 30)m or

(30 x 40)m large as our site to propose a small

construction project, that either provides as a

Recreation area, Commercial area, Industrial area,

Agriculture area, Tourism area or a Residential area.

For me and my partner Wei Zheng, we’ve chosen

Commercial area as our purpose for this final project

and our site is located at Jalan PJS 7/13, somewhere

nearby our campus.

Concept

We decided to propose a hawker centre due to the

reason that lacking of restaurants nearby. We picked

there as our site to provide the residences with more

variety of foods. This is the main reason that makes us

to come up with this purpose.

Moreover, our centre is air-conditioned that also

provides mini games such as chess, mini wooden block

game etc for the kids or even adults to play with so

that they won’t feel bored while waiting their food to

be served.

To make a better hawker centre, not to mention WiFi

has also came to our consideration. Our hawker center

(W.T.F) will also provide WiFi for our customers. We

will have a few televisions installed in the center, and a

projector on big screen to let our customers enjoy

during sports events like World Cup or other dramas.

The site has been a large vacant space since years ago

without any construction and renovation.

The site is filled with trees and plants, most of it have to be

demolished before the project proceeds.

Construction will take place as soon as we get permit from

the authorities.

A mini Bus Station is also provided just right in front of

our site, it will be more convenient to have your lunch

here.

Apart from that, free parking spaces are also available

here for our valued customers to park at.

Sunlight

- There is no rooftop on it so the sun is sufficient

throughout the day.

Wind Direction

- It is windy there and the wind direction comes

from the east south.

Site Context

- Kuil, Bandar Sunway High School, Taylor’s

University, Petrol Station and Residential areas

can be found nearby our site.

Circulation

- Our site is located next to roads and residential

areas so the circulation of cars would be moving

on the roads next to our site. There is also a

mine bus station right in front of our site.

Specifications

Main Idea of our Hawker Centre

This is how our centre is going to look like. The tables

and chairs are fixed at the specific place so that it will

look tidier and spacious. Our aim is to bring out low

cost and delicious food for the residences in PJS 7. Thus

I have to save the renovation fees, and the design for

this hawker centre is not going to be very fancy and

modern. My target is to start gaining profit in one year

therefore I have to avoid some other unnecessary costs

such as fancy tiling, chairs and tables etc.

We are going to provide the people with various types

of food from different races or even countries. The

foods are self-serviced. Most importantly, it’s going to

be cheap and comfortable to sit down and spend your

time inside as there will be air-condition provided as

well.

Other than that, we also serve an entertainment area

which consists of a few types of mini games such as

table football, chess, mini wooden block game and etc

for the customers to have fun after or before their

meal.

PROJECT REQUIREMENT

The types of restaurant must compliment with the

residential area.

Houses in PJS7 are low cost so a classy restaurant is

not suitable to be constructed there. Food court or

hawker centre will be much suitable as it fits the

atmosphere of that particular area.

The building structures are to be designed with

reinforced concrete or steel option to suit the

practicality of the site condition and constraints.

The planning and design of the hawker centre is to

keep to the obligation of laws and codes of practice

set by the authorities:

I. Uniform Building By-laws;

II. Town & Country Planning Act;

III. Jabatan Bomba badan Penyelamat Malaysia

(JBPM);

IV. Department of Occupational Safety and

Health (JKKP);

V. Department of Electricity Supply and Gas

(JBEG);

VI. Suruhanjaya Tenaga Malaysia (TNB);

VII. Syarikat Bekalan Air Selangor SdnBhd

(SYABAS);

VIII. Majlis Perbandaraan Subang Jaya (MPSJ)

CONTRACT REQUIREMENT

Form of contract to be Pertubuhan Arkitek

Malaysia (PAM) form

Insurance coverage for Third Party Liability to be

minimum RM150,000

The contractor will be held responsible for any

casualty during the construction

ARCHITECTURAL

REQUIREMENT

The selection and proposal of construction:

2 stories high

Ground floor open area

Ground floor will be a hawker centre

First floor is enclose area

First floor will be a Dim Sum restaurant

The utilities (including eco-friendly features)

Install solar hybrid air conditioning(1st floor)

The first floor will have window plantings

Use fluorescent light bulbs and lamps

Dual flush system for the toilet

Water misting fan

The hawker stall shall not be line against the

houses and/or opposite to the house for health

and cleanliness purposes.

Selection of planting shall complement the

surrounding landscape and act in accordance with

authority guideline.

*IMPORTANT

Construction shall not exceed the site boundary. The

building only has a maximum of 2 stories high due to

safety measurements.

ELECTRICAL REQUIREMENT

All wall and ceiling fans shall be KDK brand

The solar hybrid air conditioner shall be from LG

brand

Water misting fan shall be from Koolfog

Benefits

It is located near education areas like Taylor’s

University, Bandar Sunway High School. Moreover,

it is just right beside the mosque and surrounded

by residential areas.

Often visited by the people that are done with

praying, students that have ended their classes

and also the residents.

Wide variety of foods with low cost

A new place for the neighbors, senior citizens to

gather and chit-chat around.

Another business opportunity for people to sell

their food.

Brings conveniences for the residents nearby as

they don’t have to walk or drive to somewhere

further when they want to eat.

Disadvantages

Located beside the road which means air and

sound pollution caused by the cars would slightly

affect the environment even though it’s air-

conditioned.

Abandoned foods might appear scattered around

the floor outside the hawker centre as the dogs

and cats would dig the rubbish when they smell

food.

Drainage around might be polluted by the

hawker’s unwanted cooking oil or some other

elements.

It might create some other pollution as people

would simply throw their rubbish after eating.

Conclusion

To put it briefly, this (30x40)m site is proposed to

initiate as a commercial area for the people such as

students from Taylor’s University, Residences at PJS 7.

This project to build a hawker centre in PJS 7 serves as

a solution to increase the amount of restaurants

around PJS 7. They are very limited and located too far

as well.

A hawker centre is convenient, comfortable to allow

people having their meal at easily affordable prices. It

can also be a place for u to chill or chit-chat with your

friends.

It’s not easy to get all the items such as the documents

from the authority. It requires our effort to carry out all

the procedures in order to make things done. Lastly, I

would like to thank my tutor Ms.Ann for giving us

advices when we encounter problems in this project.
